Not only are they considered the prime real estate of the kitchen, but homeowners also expect them to look stunning at all times, even though they face daily threats of knife blades, scalding pans and exploding school science experiments.

Although the overall shape and function of countertops have not changed much over time, the materials used to create these kitchen workhorses have. The popularity of laminates gave way years ago to the luxe look of granite, which maintains a rock-steady hold on the market, but several stylish newcomers are also attracting attention, according to those in the industry.

That said, it’s quartz that seems to be the top trendsetter these days. “There’s a strong preference for quartz, because it’s so hard and durable and easy to care for, and people are starting to tire of the granite selections,� said Mary Fisher-Knott, owner and founder of Mary Fisher Designs in Scottsdale, who is seeing more requests these days for quartz than stone. “When granite, marble and quartz are sealed and fabricated correctly, you’ll have as little maintenance as possible.�

Sales of houses priced around $1 million are steady now; multimillion-dollar mansion sales are soaring.

Last month, 11 houses sold for $3 million or more, almost double the pace from the year before, according to Walt Danley Realty’s monthly reported research with housing analyst Mike Orr. One reason the Valley is drawing more high-dollar homebuyers is because the area has bigger and more opulent houses than it once did.

In the 1990s, hotel diva Leona Helmsley’s Paradise Valley estate was the priciest home for sale in Arizona history with an asking price of $25 million. The house, located on 10 acres, was posh with 10,000 square feet of space and a 350pound, 24-karat-gold crystal chandelier.

But the former of home of the “Queen of Mean� ended up selling for only $8 million in 2005. It was torn down a few years later to make way for a bigger, more modern mansion. The chandelier was on sale at a resale shop a year ago.

The priciest house for sale in Arizona can be found in Scottsdale’s Silverleaf neighborhood, which backs up to the McDowell Mountains. For $32 million, a buyer can get a 30,000-square-foot estate on 17 acres. The Tuscan- Mediterraneanstyle mansion comes with 14 fireplaces and 17 waterfalls and other aqua features. Seth Koppes, co-founder of St. Louis-based Bancorp Services, currently owns the house.

The second most expensive house for sale in Arizona, at $25 million, is owned

by Baseball Hall of Famer Randy Johnson. The 25,000-square-foot, Tuscan-style home near Paradise Valley's Mummy Mountain has seven bedrooms and 12 baths. Johnson is selling because he bought a slightly smaller home in Silverleaf.

Danley expects it will be a strong summer for home sales with prices up to $2 million but said “activity for properties above $2 million is fairly quiet once the temperature hits the triple digits in metro Phoenix.�

Question: My parents live in a community consisting of 12 homes on approximately 30 acres in the Flagstaff area. The only access from this community to the highway is a gravel road over private land. This gravel road has been used for more than 50 years. A developer has recently purchased this private land and has told the community that the road will be closed. If the road is closed, do they have any rights?

Answer: If the gravel road was built and maintained by the community, and the use of this gravel road by the community has been open, notorious, continuous and "hostile" (without permission) for more than 10 years, the 12 homeowners in the community should have acquired a prescriptive easement to continue to use the gravel road. If the developer closes this gravel road, the homeowners should be entitled to go to court to quiet title to the use of this gravel road.

Even if the 12 homeowners could not prove a prescriptive easement because they are “landlocked,� they would have a private right of condemnation under Arizona law (Arizona Revised Statutes Section 12-1202) to acquire an easement for the use of this gravel road to the highway, but would have to pay reasonable compensation to the developer.

mix of materials such as granite countertops on the perimeter of the kitchen and a quartz-topped island.

Some quartz can even be honed to give a soft, lustrous finish that mimics concrete.

Milton Lemberg, treasurer and secretary for Rembrandt Construction Inc. in Phoenix, agreed with FisherKnott that it’s important to realize that every countertop material — including quartz — has its pros and cons. Quartz isn’t necessarily as non-porous as it’s advertised, and cutting a hole in a slab — to accommodate a cooktop or sink, for example — can void the warranty.

In addition, it’s prone to fading from sunlight and there are often inconsistencies from slab to slab, which homeowners don’t generally like. And then there’s the high-end price; even the entry point for quartz is about 11⠄2 times the price of a low-end granite product. “I see an increase in the sales of quartz because it’s being shown more on the TV shows, but I still see a dominance of granite because of its intrinsic character and uniqueness that quartz doesn’t offer, and it’s at a lower price point,� Lemberg said.

Fisher-Knott said granite is still overwhelmingly popular, and there’s a type that’s affordable for most every budget. She suggested finding the right price and then the right color to enhance your kitchen, and one of her tips for keeping the stone in top shape is to

seal it yourself and not let hot cookware come into contact with it. “You can put hot things on granite,

but don’t let them sit on it,� she advised. “Heat applied to any material is going to change the structure. I hear people

say, ‘I want granite because I don’t want a bunch of trivets laying around.’ Well, you should use trivets, anyway!�

As for some of the unusual, new products on the scene — what he likes to call “the exotics or green� — most consumers haven’t heard about them, Lemberg said. One that his company has worked with a few times is PaperStone, a paperlike material that’s infused with resins to make it hard and non-porous. IceStone is a recycled product glass-and-Portland-cement that appeals to the green, eco-friendly set.

Yet another option is ForzaStone, a product that backs a natural stone veneer onto reinforced-composite and metal-alloy laminates. “You get the look and feel of stone, but it is lighter and thinner, and it’s a great product,� he said.

Of course, the exotics can come with an equally striking price tag. “You’re going to spend a lot more,� he said.

Now, although they aren’t exactly exotic or trendy, laminate countertops have come a long way over the past several decades, Fisher-Knott and Lemberg said. Not only are they great for the homeowner on a budget, but today’s laminate patterns can fool the eye into thinking the material’s stone. She pulled that off in her own home years ago with a nicely detailed Formica that everyone figured was granite. You can even cut laminate into strips and create designs akin to inlay work. “You need to let your imagination go and look at some of the things that have been done with laminate,� she said.

Question: I moved into my apartment

The neighbors smoke marijuana and leave trash everywhere. My upstairs neighbor runs something that vibrates my whole apartment.

Repairs have been made to my apartment, but the problems (like mold around the windows) have returned. Management no longer returns my calls. What are my legal options?

Answer: You can give written notice delivered in person or sent certified mail to the landlord giving them a specific list of items that need to be corrected. They have ten (10) days to correct (five days if itâ&#x20AC;&#x2122;s health and safety related). You will have to agree to testify in court regarding the marijuana use, failure to pick up trash, noise issues and repairs. If the landlord fails to take steps reasonably related to correcting the issue you can terminate your lease and move out.
