Selling homes in metro Phoenix is a popular career again, thanks to rising home prices and sales.

More new names are popping up on Valley “for sale” signs, and real estate licensing classes are getting fuller.

And then the career path got a little viral boost from Lauren Burnham, the fiancee of ABC’s The Bachelor, Scottsdale real estate agent Arie Luyendyk Jr. Burnham recently moved to Phoenix and tweeted out to her many followers that she’s working on getting her real estate license.

But while the number of real estate agents in Arizona is on the rise, according to the Arizona Department of Real Estate, it’s not near boom — or event bust — levels.

Is “every other person in the Valley in the process or have the Real Estate license? Reminds me of 2006 all over again,” said a recent tweet I received from @Andyaz77.

It was in response to a column I wrote a few weeks ago about the possibility of home values rebounding to 2006 levels this month.

Home prices are close to rebound levels, but the number of real estate agents is still below both the boom and crash.

That’s compares to 86,000 real estate agents and brokers during the peak in 2006, and about 80,000 at the bottom of the crash in late 2011.

The top years for metro Phoenix home sales are 2005 and 2011. The boom drew a record number of speculators pumping up sales and prices. The crash drew many investors snatching up foreclosure homes for bargain prices.

Veteran Phoenix real estate agent Bobby Lieb said people who become agents thinking it’s easy money will be disappointed.

“Getting a real estate license isn’t too difficult,� said Lieb, of HomeSmart Elite. “But just because people take classes and pass a test, doesn’t mean they will make money.�

He said making money selling real estate in the Valley now is “hard work� and often a seven-day a week job.

During the boom, easy money selling homes drew in many new agents who left other jobs.

In 2005, I profiled a 25-year-old real Valley real estate agent who had been a teacher but had just got her license a few months before. She was doing multiple sales a day with investors.

I watched her finalize one home sale on the trunk of her car after getting a rush appraisal.

Lieb said those days are long gone,

and he doesn’t see them coming back.

He advises new agents to find a mentor.

Homes priced below $300,000 in the Valley are selling fast now, often on the first day they are listed if the house is in good shape and in a popular neighborhood.

But agents have to work harder because of the growing competition.

A buyer looking to pay $300,000 or less may get outbid or lose out to other buyers who make offers faster. There are plenty of investors willing to pay cash for houses in that price range so they can flip or turn them into rentals.

David Meek, a Phoenix agent with Keller Williams Realty, said it’s typical now to show a client 30 or 40 homes if they are looking in that price range.

CHARLESTON, S.C. – Housing Secretary Ben Carson says his latest proposal to raise rents would mean a path toward self-sufficiency for millions of low-income households across the United States by pushing more people to find work. For Ebony Morris and her four small children, it could mean homelessness.

Morris lives in Charleston, South Carolina, where most households receiving federal housing assistance would see their rent go up an average 26 percent, according to an analysis done

by Center on Budget and Policy Priorities and provided exclusively to The Associated Press. But her increase would be nearly double that.

Overall, the analysis shows that in the nation’s 100 largest metropolitan areas, low-income tenants — many of whom have jobs — would have to pay roughly 20 percent more each year for rent under the plan. That rent increase is about six times greater than the growth in average hourly earnings, putting the poorest workers at an increased risk of homelessness because wages simply haven’t kept pace with housing expenses. “I saw public housing as an option to get on my feet, to pay 30 percent of my income and get myself out of debt and eventually become a homeowner,� said

Morris, whose monthly rent would jump from $403 to $600. “But this would put us in a homeless state.�

Roughly 4 million low-income households receiving HUD assistance would be affected by the proposal. HUD estimates that about 2 million would be affected immediately, while the other 2 million would see rent increases phased in after six years.

The proposal, which needs congressional approval, is the latest attempt by the Trump administration to scale back the social safety net, under the belief that charging more for rent will prompt those receiving federal assistance to enter the workforce and earn more income. “It’s our attempt to give poor people a way out of poverty,� Carson said in a recent interview with Fox News.

At an event in Detroit on Thursday, Carson said the proposal is the result of budget constraints. He said the plan could change based on funding for the agency, adding that HUD has already begun working with Congress. “The reason that we had to even consider rent increases is because we’re working with a specific budget,� Carson said. “And in order not to have to raise rents on the elderly and the disabled or to displace people who are already in programs, that was the only option.� “The original rent increases were to make sure we didn’t have to raise rents on elderly and disabled people,� Carson said. “Now we have some increased

funding, we’re not going to� have to, he said.

The analysis shows that families would be disproportionately impacted. Of the 8.3 million people affected by the proposal, more than 3 million are children.

That stands in stark contrast to Carson’s focus on children and education, which is woven into his memoirs and embedded in the very foundation of his namesake reading rooms tucked into elementary schools across the country. It also runs contrary to research, housing experts say. “There’s no evidence that raising rents causes people to work more,� said Will Fischer, a senior policy analyst at the policy center, which advocates for the poor.

One rainy spring morning Morris tried to wrangle her rowdy children into a minivan as they chased each other in a circle in the yard, a small patch of grass in front of the red brick house she rents in a housing complex.

She’d taken a rare day off work so she could attend a school orientation.

Morris moved to Charleston three years ago from Summerville, South Carolina, to go to school. She’s since earned her associate’s degree in health science. She’s a full-time pediatric assistant, sometimes working 50 hours a week just to get by. Her children, ages 3, 4, 7 and 10, would be hit hardest by the rent increase, she said.

US long-term mortgage rates fall ASSOCIATED PRESS

WASHINGTON – Long-term U.S. mortgage rates fell this week for the second straight week, providing a helpful jolt for potential home buyers.

Last week’s decline followed weeks of increases that pushed long-term loan rates to their highest levels in seven years. Mortgage buyer Freddie Mac said Thursday the average rate on 30year, fixed-rate mortgages was 4.54 percent, down from 4.56 percent last week.

The average benchmark rate has been running at its highest levels since 2011. By contrast, the 30-year rate averaged 3.89 percent a year ago.

Contrasting textures include rough or bumpy versus smooth; looped or knotted versus satiny; and velvety versus grainy. “Think about placing two contrasting textures near each other,” Williams said, adding that for finishes, having different cabinets and countertops between a freestanding kitchen island and wall-mounted cabinets can make a huge impact.

Parking lots can be very dangerous.

According to the National Safety Council, more than 50,000 crashes occur annually in parking lots and parking garages. With school out for the summer, kids are out and about. It’s extremely important to pay attention in community parking structures.

Electronics can be very distracting.

According to a poll conducted by the National Safety Council, 66 percent of people nationwide say they would make phone calls in parking lots. Additionally, 52 percent of people polled said they would use social media, 52 percent

would send texts and 63 percent would program their GPS in parking lots. If you decide to use your phone or program your GPS, be sure to do it in your car while parked.

Once you are ready to navigate

through your community’s parking lot or garage, stay alert.

Keep an eye out for strollers, small children and other pedestrians. Check the area thoroughly before pulling in or backing out of a parking spot. Stay alert

while driving through the parking lot or garage.

Although you are in a familiar setting, it is still important to be cautious. Remember to use your turn signal when indicating which direction you plan to go, and anticipate the actions of the other drivers.

Whether returning to our apartment home, or in a rush to leave the complex, sometimes we speed through the residential parking area. This is very dangerous. Kids can suddenly appear . This summer, be sure to leave a little earlier, go slow and pay attention to what is going on around you.
