Realtors live a conflicted life. On the one hand, they are salespeople. They only make money when their deal closes. • On the other hand, they are consultants. They advise buyers and sellers throughout the deal process, ideally giving their clients advice that is disinterested from their own financial outcome. • Often, these two objectives are aligned and there is no issue. For example, a listing agent makes more money if he is able to sell a house for a higher amount. However, there are many situations where the right advice for a client is not aligned with the agent’s monetary incentives. For example, a buyer’s agent makes more money when his buyers buy a house for a higher amount. • The majority of successful real estate agents are true professionals who take the long view. Their advice is in their clients’ best interests. Some agents go further by being fully transparent when conflicts arise (which they often do) and make certain any conflicts are fully disclosed to their clients.

Checking out what your home is worth is a popular hobby for many. If the number is up, we all feel a little bit happier, and vice versa when it’s down.

Street Scout, the real-estate and neighborhood website launched in March by The Arizona Republic/azcentral.com, has the most accurate home valuations in metro Phoenix, thanks to our data partner the Information Market.

But the site offers a lot more ways you can use it. Here are eight: 1. Are you looking for current home prices in the Valley?

Go to the homepage on Street Scout and scroll down to the section Get RealTime Real-Estate Data. You can find the Valley’s daily median home price based on all home sales closed the day before.

That’s fast, and it’s accurate. The median price for June 1 was $245,000. You can also find the priciest home sale of the week here.

2. Curious about how many renters or investors are buying in a metro Phoenix neighborhood?

Hit the Neighborhood tab at the top of the site, and scroll down to the area you are interested in. Then look go to the Market section of that neighborhood and see who's buying there. Paradise Valley and Scottsdale 85255 have some of the highest rates of second-home buyers. Foreclosures are down dramatically in all Phoenix-area neighborhoods, but Phoenix’s Black Canyon area still has one of the highest rates.

3. Do you want to buy a home in the Valley?

Hit the Find a Home tab at the top of Street Scout. Search for houses sale by number of bedrooms, bathrooms, price, neighborhood and even specific amenities like granite countertops. Want a new home? Hit that link under Find a Home instead.

$5,700,000 Daniel R. Reed III and Tania Reed bought a 8,014-square-foot house in Scottsdale’s DC Ranch. Daniel Reed is a radiation oncologist practicing in the Valley. The 2015 house in the Upper Canyon in Silverleaf features five bedrooms and backs to the preserve.

$3,400,000 James Douglas and Cindy L. Sanders paid cash through their trust for a home built in 2010 at McDowell Ranchos in Scottsdale. Doug Sanders is the former president and chief executive officer of Sprouts Farmers Market and now serves as the executive chairman of the board.

Ruscella Casamento, as trustee of the Ruscella Claire Beresford-Wood Revocable Living Trust, paid cash for a house in Scottsdale’s Mirabel Village.

The 5,726-square-foot home has three bedrooms and a two-room, separate guest house with a wet bar, bedroom and bath. Arizona company Maikai Aina Holdings LLC sold the house.

$1,876,283 Robert W. Goldwater III and and Shannon Goldwater bought a 2007 house in Saguaro Estates in Scottsdale.

Robert Goldwater is the founder, president and managing partner of Goldwater Law Firm in Scottsdale and the great-nephew of former Arizona Sen. Barry Goldwater. Shannon Goldwater is the 2006 founder of Feeding Matters, a nonprofit that seeks to educate and serve pediatric feeding struggles. Question: In a recent column you said that the income tax law was changed to limit the tax benefits when the owner of a rental home moves into that rental home — which then becomes the owner’s “principal residence.�

Here is our situation. We have owned a rental home in Paradise Valley for eight years. The appreciation on that home is approximately $500,000. We are planning on retiring to Utah, but don’t want to pay tax on this $500,000 in appreciation. We want to move into this rental home as our principal residence for two years, and then sell the home. In light of this change in the tax law, would we have any tax benefit?

Answer: Prior to 2008 an owner of a rental home could move into that rental home as a principal residence for two years, and, upon the sale of the home after two years, the entire capital gain on the sale for up to $500,000 for a married couple ($250,000 for a single person) would be exempt from income tax. This tax windfall was very common in the “boom� mid-2000’s when home values were skyrocketing, and investors owned several rental homes.

In 2008, however, this tax law was changed to require proration of the tax benefits based on the number of years owned as a rental home and the number of years owned as a principal residence.

Therefore, if your Paradise Valley home has been rented for eight years and then becomes your principal residence for two years, only the time that the Paradise Valley home was your principal residence would be eligible for the capital gain exemption. In other words, if you owned the Paradise Valley home for 10 years — eight years as a rental home and two years as a principal residence—only two-tenths of the $500,000 capital gain would be exempt from income tax.

Note: You should not make any decision about your retirement and the tax treatment of the $500,000 appreciation on the sale of your home without talking to a CPA or other tax professional.

Your home is not an investment A very common question our buyer clients ask us is whether a particular house is a good investment. We subscribe to the Robert Kiyosaki (author of “Rich Dad, Poor Dad�) way of thinking and tell our buyers not to consider their home an investment. An investment should generate cash flow. A home does the opposite — it sucks up cash.

When buying, think long term If the time horizon is long enough, almost all real estate will appreciate in value.

The problem is, the real estate market is cyclical and no one knows when the peaks and valleys will occur. If your time horizon is too short, the likelihood of your getting caught in a down period increases. The longer you can anticipate living and being happy in the home you are purchasing, the safer it will be.

There is a huge financial incentive for a listing agent to sell a home without another agent’s involvement. If the listing agent can pull it off, she stands to make the full commission (instead of sharing it with the buyer agent/broker). There are techniques that agents have developed that heighten the chance that they sell it themselves.

Why? Perhaps the most important question an agent can ask a buyer or seller is why? Truly understanding the motivations behind a decision will help make sure that a move is the right course of action. In other words, is something driving the buyers out of their current living situation (for instance, lease expiring, growing out of current house).

Question: My lease agreement

When April 30th came, I cleaned the apartment, returned the keys in the night drop and I moved. In a couple of weeks I got a letter indicating that I owed rent for May. How can that be when I did everything right?

Answer: The lease language will control how the lease actually terminates. Many leases containa clause that indicates that prior ot the natural termiation of the lease that either party must deliver the other party a written 30-day notice, otherwise the lease reverts to a month-to-month tenancy. From my experience, that is probably what took place in this particular situation. It is imperative that any tenant thoroughly review the lease for how to properly terminate a tenancy, various leases have different languages.

Raising a Reader program expands training in Arizona School’s out for the summer and kids finally have time to just hang out with friends and watch TV, right? That may sound perfect to kids, but studies show children can lose as much as two months of grade equivalency over summer break. For young students in particular, it’s important parents and caregivers keep children engaged in learning.

Reading time can be one of the most important rituals parents can employ to ensure young children become lifelong readers. As their first teachers, parents are critical to a child’s literacy.

Many parents don’t feel comfortable reading to their children. The good news is there are simple techniques, easily learned, that can enhance the experience for both parent and child. The national Raising a Reader curriculum teaches parents how to “book cuddle”

with their young children, and to essentially teach them the basics of reading. apartment communities Many throughout Arizona have adopted this program, and property site staff members have been trained in Raising a Reader (RAR).

Communities hold reading sessions with residents and their children using tools and books from the RAR program to connect with their kids and begin reading.

If you don’t have Raising a Reader in your apartment community, head to your local city or county library. These community destinations have incredible kids’ reading programs for summer where parents can help track reading efforts and kids can win great prizes.

These free programs will keep your children engaged, motivated and ready to start school in August.
