Realtors live a conflicted life. On the one hand, they are salespeople. They only make money when their deal closes. • On the other hand, they are consultants. They advise buyers and sellers throughout the deal process, ideally giving their clients advice that is disinterested from their own financial outcome. • Often, these two objectives are aligned and there is no issue. For example, a listing agent makes more money if he is able to sell a house for a higher amount. However, there are many situations where the right advice for a client is not aligned with the agent’s monetary incentives. For example, a buyer’s agent makes more money when his buyers buy a house for a higher amount. • The majority of successful real estate agents are true professionals who take the long view. Their advice is in their clients’ best interests. Some agents go further by being fully transparent when conflicts arise (which they often do) and make certain any conflicts are fully disclosed to their clients. See REALTOR, Page 3R
Checking out what your home is worth is a popular hobby for many. If the number is up, we all feel a little bit happier, and vice versa when it’s down. A little research and you can find out what your neighbor, boss or ex’s house is worth. Street Scout, the real-estate and neighborhood website launched in March by The Arizona Republic/azcentral.com, has the most accurate home valuations in metro Phoenix, thanks to our data partner the Information Market. But the site offers a lot more ways you can use it. Here are eight: 1. Are you looking for current home prices in the Valley? Go to the homepage on Street Scout and scroll down to the section Get RealTime Real-Estate Data. You can find the Valley’s daily median home price based on all home sales closed the day before. That’s fast, and it’s accurate. The median price for June 1 was $245,000. You can also find the priciest home sale of the week here. 2. Curious about how many renters or investors are buying in a metro Phoenix neighborhood? Hit the Neighborhood tab at the top of the site, and scroll down to the area you are interested in. Then look go to the Market section of that neighborhood and see who's buying there. Paradise Valley and Scottsdale 85255 have some of the highest rates of second-home buyers. Foreclosures are down dramatically in all Phoenix-area neighborhoods, but Phoenix’s Black Canyon area still has one of the highest rates. 3. Do you want to buy a home in the Valley? Hit the Find a Home tab at the top of Street Scout. Search for houses sale by number of bedrooms, bathrooms, price, neighborhood and even specific amenities like granite countertops. Want a new home? Hit that link under Find a Home instead. 4. Looking for an apartment or house to rent? Hit the Find a Home tab at the top of Street Scout, and then opt for the rentals link. 5. Want to know to find a neighborhood’s popular restaurants, best hikes or funnest spots for kids? Go to that neighborhood page and scroll down to the Things to Do section.
