VA loans up 100 percent as veterans settle in, buy homes

he many men and women who fight for our country must move often and be far away from loved ones for long stretches. To thank them for their service, veterans and those in active military duty get a little help buying a place to call home. The record number of those men and women tapping Veterans Administration-guaranteed mortgages to buy homes with no down payment and low interest rates is a great housing trend for many reasons. The homeownership rate for VA borrowers is much higher than for regular borrowers, and the default rate on their mortgages is lower. “Every veteran deserves a home, and to know about the many VA loan benefits they are eligible for,” G-II Varrato II, president of the Arizona Veterans Association of Real Estate Professionals, told me.

Getting the keys Tech Sgt. Jesus Garcia and his wife, Ruth, were able to use a VA loan to close on a Peoria home, close to his job at Luke Air Force Base and his daughter’s school, on Wednesday. The couple was also able to install $6,000 in new windows with a littleknown energy-efficient mortgage program from the VA. “I tell everyone I know about VA loan programs,” Jesus Garcia told me. “They offer a lot more than people realize.” Still many active military and veterans don’t know about the benefits of VA loans. A recent federal survey found only one in three people who were eligible for VA loans knew about them.

Better numbers on VA loans Last year, almost 17,500 borrowers used VA loans to buy metro Phoenix

homes. That’s up 100 percent from 2012, according to the VA and Veterans United Home Loans. » The overall U.S. homeownership rate is about 65 percent, according to the Census. The homeownership rate for veterans and active military is about 82 percent, reports the VA. » The average interest rate for conventional loans is about 4.06 percentnow, compared to a 3.89 percent average rate for VA loans. » The delinquency rate on VA mortgages dropped to 3.9 percentat the end of 2016. That compares to a delinquency rate of 4.04 percent on conventional loans, according to the Mortgage Bankers Association.

Since then, more than 20 million people who have served this country have been able to buy a house through it. But many more are eligible for the program. Question: I have received a letter from my landlord giving a 60-day notice that he will be assessing a one-time 2% increase to my base rent. It will be in addition to the normal rent increase that I’m to see on my anniversary date. It is to cover the increase minimum wage for their employees. Can they legally do this? Answer: Unless your lease contains a provision allowing the landlord to increase your rent with a 60-day notice, any rent increase can only occur upon expiration of the rental term, not during the term of the lease because the amount the parties agreed as rent is a specific and material term of the contract. Even though the stated reason is to “cover the increased minimum wage for their employees”, which may be a valid concern of the landlord, an increase in the minimum wage doesn’t alter the law or the Arizona Residential Landlord Tenant Act or Arizona’s contract law. Many changes in the law create unintended consequences in other areas. The Landlord would need to take this problem to the Arizona Legislative, not a unilateral rent increase in the middle of the contract..

Stay alert around community pools to keep kids safe The start of summer is just around the corner and families are already jumping into community pools in apartments around the Valley. As the Arizona summer heats up, more kids and adults will enjoy cooling down and getting some exercise at the pool. Safety around the pool must be the top priority for parents and those watching kids around water. Every summer, Arizona loses children to preventable drownings.

» Keep the pool gate closed and locked. Apartment community pools must have locked gates as barriers. These gates should have a lock on them. You may be tempted to keep the gate propped open to allow people in and out quickly. Most cities and towns also require that single family homes have a gate that latches. » Designate a ‘Water Watcher.’ There’s no more important job than the “Water Watcher” around a pool. One adult must be watching kids around the

pool. When there are lots of adults around water, it is easy to assume that everyone is keeping tabs on the kids. » Keep a phone near the pool and know where the safety gear is. Community pools should have safety gear around the pool. When you arrive for your fun afternoon by the water, get familiar with where the throw rope and buoy are near the pool. It’s always a good idea to have a cellphone nearby. » Enforce the ‘No Diving’ and ‘No Running’ rules. Most community pools

have posted rules for safe behavior around and in the pool. Talk to your children about these rules and enforce them, especially because most pools do not have a lifeguard on staff. » Check out city and nonprofit swimming lessons. One of the best ways to keep kids safe around water is to get them into swimming lessons or water safety classes. Adults can take CPR classes to keep their skills sharp.
