Don’t thank the Super Bowl for metro Phoenix’s soaring home sales, real estate experts say.

Super Bowl XLIX, played in Glendale on Feb. 2, is credited with doubledigit increases in city tax revenues and filling 95 percent of the Valley’s hotel rooms the night before the game.

But the Valley’s 39-percent increase in home sales and 51-percent increase in condo sales during March didn’t happen because the nation’s biggest sports event was played here the month before.

Since home sales sagged 14 percent last year, most real estate agents and homeowners looking to sell had hoped the Super Bowl would give the housing market a boost. But the weather didn’t cooperate. “Mother Nature really did a number on us during Super Bowl week,�

Diane Brennan, a real-estate agent with Phoenix's Berkshire Hathaway Home Services and host of KTAR radio's That Real Estate Show, told me. “If the weather was better, it would have helped the Valley's housing market. Sunshine sells Arizona, and we didn't have a lot of it during Super Bowl Week. “Seattle fans just got the same weather they're used to. It's hard to want to move somewhere when it's rainy,� she said.

Mike Orr of Arizona State University’s W.P. Carey School of Business tracked the big increase in Valley home sales in his report released last week. He has been watching pending sales rise since late February and has been saying since then the Super Bowl isn’t behind the surge. “The Super Bowl helps the housing market over the long term if people visit Arizona for the first time and enjoy it,� he said.

Attending a Super Bowl is a highpriced trip, so it would make sense for Arizona’s high-end housing market to garner the most attention from visitors.

Question: Our father was in his 90s when he died in a nursing home last spring. My brother and I are his only heirs. At his death the only asset of our father was a 10-acre parcel of land in south Chandler. When we reviewed the paperwork, he apparently bought this land for $30,000 more than 20 years ago. My brother and I were able to quickly sell this parcel for $280,000. The lawyer that handled the paperwork for us said that we do not have to pay any taxes. Is the lawyer correct?

Answer: Probably. First, there were no estate taxes owed by your father’s estate because the only asset owned by your father was worth $280,000. An individual’s estate is exempt from estate taxes upon death in the year 2015 if the total assets are less than $5,430,000. Second, there are no income taxes owed on the gain of approximately $250,000 ($280,000 sale price less $30,000 acquisition price) as there is a “step-up in basis� of the 10-acre parcel from the $30,000 acquisition price to the $280,000 value at the time of your father’s death. If you held on to the 10-acre parcel after your father’s death for a few years (instead of “quickly� selling it), there would be income tax owed by you and your brother on the appreciation in the value of the parcel from the time of your father’s death until the time of the sale of the parcel. For example, if you and your brother sold the parcel a few years after your father’s death for $400,000, you and your brother would owe income tax on the $120,000 profit (difference between the $280,000 value at death and the $400,000 sale price).

Today’s buyers want fresh looks, which, tastefully implemented, can be retrospective and nostalgic, too.

“As an industry, we’ve run the gamut of European-influenced, historically inspired architecture, and the market seems to be tiring of these styles,” Lagoni said.

“The freshness of this new collection of homes Shea Trilogy delivers at Vistancia points to where home-building is headed and how builders can incorporate a completely different design palette in communities.”
