When Christy and Joe Affrunti bought their Long Island, N.Y., house last year, one of their first projects was replacing the traditional front-door lock with one that opens using a pass code. They were tired of the hassle of “jiggling with a key.�

Now, when they need to give someone like a repairman temporary access, they give a temporary code to get in. They share their permanent code with friends; those who arrive at the house before they do, for instance, can “come in and be comfortable instead of sitting in their car,� Christy Affrunti says. “And when we feel too many people have the code, we create a new one and start again. It’s perfect.�

High-tech door locks — typically controlled by keypads, phone apps or even the swipe of a finger — could be pushing house keys into oblivion after centuries of trusty service. “For homeowners, being free from having to carry a key every time they go outside is a lot more liberating than you realize,� says Christopher DeSchamp, of the lock company Schlage.

Many lock companies are ramping up their electronic-lock offerings in response to consumer interest. “People are expecting connectivity and 24/7 accessibility,� says Keith Brandon, Kwikset’s director of residential access solutions. “Smart locks of whatever variety are becoming more what people are expect-

Median home price climbed almost 17 percent, according to The Arizona Republic’s latest Valley Home Values analysis.  ZIP code 85020, the neighborhood just north of 85012 and 85014, has seen home prices soar almost 37 percent during the past year.

Bobby Lieb of HomeSmart Elite has been selling houses in uptown Phoenix for a few decades. He told me the area’s many new restaurants are drawing more buyers, particularly younger ones. “I am seeing a lot of new buyers who refused to move to the Biltmore and Central Phoenix because it was not cool a few years ago,� he said “That feeling no longer exists because we are getting more and more new families here and also a younger demographic.�

Question: A new subdivision is being developed near our Gilbert home, and we looked at several of the model homes. One of the model homes we loved, and we spent all day negotiating price, upgrades and other contract terms. At the end of the day all of the paperwork was signed by us and the sales agent, who told us “Congratulations on your new home!� My wife and I then went out and celebrated that night! The following week we received a telephone call from the sales agent telling us that the purchase price needed to be “adjusted� upward by $15,000 or we would not get the home.

The sales agent directed us to fine-print language in the purchase contract that required a corporate officer of the homebuilder to sign and approve the purchase contract. Is that legal? Do we have to pay the additional $15,000?

Answer: Many new home purchase contracts have that type of language requiring the signature of a corporate officer, and not just the signature of the sales agent, before there is an enforceable purchase contract. Therefore, if you want the home you will probably have to pay the additional $15,000. Note: On the first visit to a new-home subdivision, a buyer should generally be accompanied by a real estate agent. Most homebuilders are happy to pay the cost of a real estate commission in the sale of a new home, and a good real estate agent’s advice can be helpful. A buyer should know that, if the real estate agent does not register with the homebuilder as the buyer’s agent on the buyer’s first visit to the subdivision, the homebuilder normally will not pay any real estate commission. The standard Arizona Association of Realtors residential resale purchase contract is used in at least 95 percent of the sales of existing resale homes. In the sale of new homes, however, each homebuilder has their own form of purchase contract.

Therefore, a detailed review of the purchase contract, with the assistance of a real estate agent or attorney, is strongly recommended.

Michael Tierney, standards coordinator for the Builders Hardware Manufacturers Association, which certifies home products, says keyless locks are also safe. “Keyless locks have been in the marketplace for some time now — stand-alone units for decades, and the connected products for more than 10 years — and have been proven to be safe and reliable,� he says.

But choose wisely. Tierney recommends buying only from manufacturers that follow industry standards for security. Protect any passwords connected to the devices, and change batteries as needed.

Schlage has a “kick� sensor that warns customers when someone is trying to break in, DeSchamp says.

Today’s smart locks basically fit into three categories:  The most basic are opened by pushing a button or keypads. More sophisticated models allow homeowners to change codes or relegate them to particular users. Entry-level locks cost roughly $70 — about twice as much as a traditional deadbolt.  Other keyless locks are operated by phones, either using push-button pads, an app or simply holding a con-

nected phone near the lock. Although it looks like a traditional lock, Kwikset’s Kevo is opened with a swipe of the finger. Âť Then there are locks that operate as part of larger “smart homeâ€? systems, from home-security systems to thermostats.

Offshoots of the smart-lock industry are cropping up as well. KeyMe, a New York-based company, operates kiosks around the country that let customers make copies of digital keys and store them in the cloud.

Which speaks to the fact that going keyless doesn’t totally eliminate the possibility of getting locked out.

DeSchamp says his company offers call-in technical assistance to those who have “lost� their digital keys. Kwikset customers can manage them through the company’s website, Brandon says.

And electronic locks are becoming common enough that many traditional locksmiths now know how to service them.

But when all else fails, there’s still an old standby: Kwikset’s Kevo can be opened with a key.

Among them, a restaurant from Crudo’s owners called Okra, which will mix southern cooking with Italian food “Years ago, I used to box in Mack’s Boys Gym in this very (Crown Imports) building,� said Gosnell, who developed northeast Phoenix’s popular resort, retail and residential project Kierland while with Woodbine Southwest. “I’m a native Phoenician, and have always loved this area. I want to help it thrive.�

5 tips for negotiating a lease renewal on favorable terms Owners and managers want great residents. So when you come to the end of your apartment or rental home lease, there are things you can do to make the renewal easier, and maybe even save money.

Itâ&#x20AC;&#x2122;s important to check your lease about 90 days before your renewal and start putting together a strategy for how you plan to stay in your home. Âť Timing can count: Donâ&#x20AC;&#x2122;t wait until the last minute to begin the conversation with

your owner or manager. Some leases require 60 days notification. Get in front of this issue. If you want to stay in your place, make an appointment to see your manager early to talk about renewing. Neither of you will feel rushed and youâ&#x20AC;&#x2122;ll get a sense of the landlordâ&#x20AC;&#x2122;s interest in continuing with your current rent or not. Âť Do some homework: Check out pricing of comparable communities near you.

Do you pay more or less for something similar? If you are paying a bit more and you want to extend, there might be room

for negotiation. Turning an apartment costs the management company money and most would rather retain a good resident than have to invest in cleaning and marketing your home to another family.

Do the math for them and see if you can save a bit each month. Âť Sign up for auto withdrawal or pay rent early: Owners and managers love residents who pay on time or early. Prove that you are a reliable renter who pays on time.

Paying a couple of days early or via auto pay shows you plan to stay.

Âť Offer to sign a longer lease: If you love your place, lock it down for the upcoming year or for two years. Many homeowners and managers will happily reduce the rent a little to have a reliable resident for the next 12-24 months. Âť Toot your own horn. If you have been a good resident, remind your manager you are the kind of neighbor they want to stay.
