You’ve been watching the flipping shows on TV, and you’re feeling the itch to try your hand. Well, in a way, the shows are right. Anyone can flip a home. Anyone can do anything once they’re properly educated and experienced. Home flipping is no different.

Here are the four things you need to get started.

As a real estate agent, Brittany Brown spends her days helping others find houses. But she really wanted a home of her own. She and her three sons rented a house in the West Valley.

Then a mortgage broker told her about a new program aimed at helping certain renters buy houses.

The program provides as much as $20,000 in down-payment and closingcost assistance for buyers in certain Arizona cities.

Brown wanted to buy in Goodyear to keep her boys in the same school district, and luckily the West Valley city is one of 17 on the list for the Arizona Department of Housing’s new Pathway to Purchase program.

Eligible borrowers include first-time buyers and those who lost houses to foreclosure during the crash. Homebuyers can get a 30-year, fixed-rate mortgage with a second-mortgage equal to 10 percent of the purchase price for the down payment. No payments are required on the second mortgage that goes away after five years.

The state agency created the program with federal money from the Hardest Hit Housing fund to help renters buy in areas hardest hit by foreclosures. Besides Goodyear, the program is available for buyers in the Valley suburbs of Avondale, Buckeye, Casa Grande, El Mirage and Laveen and the city of Maricopa. “With the escalating increase in rents, many creditworthy renters are finding it more and more difficult to save for a down payment,� said Reginald Givens of the Arizona Department of Housing.

He said the program was created to eliminate the down payment obstacle for qualified homebuyers.

Saving enough cash for a down payment is the biggest obstacle for many first-time buyers.

Also, if the buyer doesn’t use the entire $20,000 maximum assistance from the Arizona program on a down payment, the rest of the funds can go towards closing costs.

Outside of metro Phoenix, homebuyers in these Arizona cities are eligible: Arizona City, Coolidge, Douglas, Fort Mohave, Huachuca City, Red Rock, Sierra Vista, Snowflake, Tucson and Yuma.

M o n e y What you really need is access to money. There are millions of individuals and institutions out there looking to fund real estate deals. More and more money is flooding the industry as home flipping once again gains favor.

Here are a few sources:  Friends and family: This is where most people start. Do you have a wealthy family member or friend? Start talking to them about your plans.  Private lenders or hard money lenders: There are a lot of wealthy people who are looking to make better returns on their liquid assets. Many of these lenders advertise themselves on social networking sites and on real estate investment websites. Beware — their rates are pretty steep, usually ranging from 12 to 16 percent interest and two to six points.

The price is well worth the speed and flexibility that they provide. Âť Conventional banks: Banks are the cheapest option. I recommend talking to local banks and seeking a commercial loan but you can finance a flip with a conventional mortgage. Âť Mix and match: To make a deal work you can and should get creative. As an example, you can borrow $30,000 from Aunt Nelly and use it for the down payment on a conventional or hard money loan.

Be reputable! There are plenty of people cheating people out of their money. If you want to do this more than once you

F u n d a m e n t a l k n o w le d g e You don’t need to know everything about everything but as soon as you commit to a flip project you just made yourself the chief executive of your own business.

You have to have a good, realistic and basic knowledge of your real estate market, construction practices and prices.

You can pretty much trust a good real estate agent to guide you through the administrative requirements of a purchase and sale, but you can’t fully trust them to tell you what a property will be worth after it’s fixed up.

The real estate agent makes a commission only if you buy or sell a home. So, you have to take their assessments with a certain grain of salt. It’s tempting for a real estate agent to be optimistic with the numbers because they’re not on the hook for the property after you purchase the home.

You have to have a basic knowledge of construction and design. You need to know what sells in your market and how much it will cost to get that done in your home. On your first few deals you’re probably going to want to have a good contractor give you estimates before you make an offer. The problem is: not all contractors are created equal.

Construction is something you’re going to learn on the job, but it’s one of the most critical components to any flip.

One person cannot be an expert on every aspect of a real estate deal. You’ll need to build a team of experts to call on when a question arises: Real estate agent: Agents can pull comparable sales for you and be your local real estate market expert.

Real estate attorney: You need to have someone who can handle your tricky closings and peruse and write contracts for you if necessary.

Accountant/bookkeeper: You have to know your budget, how much you’ve spent to date and how much it will cost to finish the project at any instant and how much money you have available.

Contractors and trades people: You need to know multiple good general contractors, HVAC techs, plumbers, electricians, flooring installers, painters, carpenters, landscapers, etc.

Finance people: Know your sources of money, know what they like and know what they cost.

Engineers: If you do this long enough, you’re going to run into projects that require an architect or engineer.

Marketing expert: You or someone on your team needs to set up a marketing system to find sellers who want to sell their home without the time or hassles required with a conventional sell.

C o u ra g e You need to have the courage to finally pull the trigger on a deal. No one can tell you with absolute certainty what a home will sell for after renovation or what that renovation will cost you. Sometimes you can only hope yours sells at the top of that range when it hits the market.

discriminate against children by treating them any different than any other person except when the childâ&#x20AC;&#x2122;s health or safety is involved. In this case, playing in the parking lot would be dangerous for anyone of any age.

Therefore the sign should read, â&#x20AC;&#x153;No on may play in the parking lot.â&#x20AC;? There are instances where only the child is in danger, however. For example, children may injure themselves using barbells, which would be safe for older persons.

In that case, the prohibition should be against use by persons younger than the age recommended by the manufacturer, or some other reasonable standard based on objective health or safety recommendations. Such prohibitions should not be designed to subvert the intent of the law.
