Some people prefer to live alone, particularly in metro Phoenix.

The Valley is a hub for solo homeowners, with three cities – Chandler, Scottsdale and Mesa — ranking in a top 10 U.S. list for the highest homeownership rates among single buyers.

More than half the single people in those metro Phoenix suburbs own homes, according to the financial research site SmartAsset.

While these buyers likely have mixed feelings about the single (or divorced or widowed) life, it’s great that so many people can afford to buy solo in metro Phoenix.

Metro Phoenix home prices are relatively affordable for a big city, making it easier for people to buy homes on their own with one income.

Also, the area is a mecca for retirees, who might be single after losing a spouse. Then there are people single after a divorce.

The survey analyzed 2016 Census data on the number of one-person households who own their home in an area and compared to the overall number

of one-person households.

Chandler ranks no. 4 on the list, with about 54 percent of its single population owning homes. The city draws retirees, but census data shows many Generation X and Millennials single homeowners also live in Chandler.

Scottsdale is sixth nationally, with 52 percent of its singles buying homes. The survey called the city “a bit of an outlier” because it’s home prices are higher. Also, single homeowners in Scottsdale span all ages.

At no. 8 is Mesa, which topped the group’s list for most most popular spot for retirees last year.

“Seniors own 52 percent of all the owner-occupied one-person households. That’s by far the highest rate in our top 10,” according to SmartAsset.

Nationally, Chesapeake, Virginia had the highest rate of singles who own homes.

Hopefully, the Valley’s single homeowners are happier with the dating scene than the area’s renters.

A different survey from rental firm Zumper recently gave metro Phoenix a “D” for it’s ranking of places to rent and be single. It tracked the number of restaurants, bars, access to dating apps, education of renters and rent prices for it’s ranking.

Maybe the Valley’s rising rents are a turnoff for single renters, while single homeowners are loving life because of rising house values.

Key mortgage rate dips slightly ASSOCIATED PRESS

WASHINGTON – The key long-term mortgage rate declined slightly this week, after a steady rise for most of April that pushed the rate to its highest level in more than four years.

With the spring buying season underway, mortgage buyer Freddie Mac said Thursday the average rate on 30year, fixed-rate mortgages slipped to 4.55 percent from 4.58 percent last week. By contrast, the benchmark rate averaged 4.02 percent a year ago.

The average rate on 15-year, fixedrate loans ticked up to 4.03 percent from 4.02 percent last week.

Despite higher borrowing costs and home prices, demand for home purchases has grown in the spring buying season as the economic outlook has continued to improve and bolstered consumer confidence.

First-time homebuyers accounted for 46 percent of mortgage loans taken out from January through April, up from 43 percent in the first four months of last year, according to Freddie Mac’s da-

The average doesn’t include extra fees, known as points, which most borrowers must pay to get the lowest rates.

The fees on 30-year and 15-year fixedrate mortgages were unchanged from last week at 0.5 point and 0.4 point, respectively.

WASHINGTON – Construction spending dropped 1.7 percent in March, the biggest setback in 11 months, with weakness in a number of sectors including the biggest plunge in home building in nine years.

The March decline was the first monthly drop since July and the biggest contraction since a 1.8 percent fall in April 2017, the Commerce Department reported Tuesday. Spending on residential construction was down 3.5 percent, the worst showing since a 4.2 percent decline in April 2009.

Economists are forecasting that construction spending will contribute to overall growth this year even though interest rates are rising. Home mortgage rates are now at their highest levels in four years and the Federal Reserve, which is meeting this week, is expected to keep gradually raising rates this year to guard against inflation pressures getting out of hand.

The Fed, which raised rates in March,

will likely leave its benchmark rate unchanged this week but raise rates again in June.

Spending on nonresidential projects fell 0.4 percent, with office buildings and commercial projects such as shopping centers both down. Spending on government projects was unchanged from the previous month. A 2.2 percent rise in spending by the federal government offset a 0.3 percent dip in state and local projects.

In the construction report, the 3.5 percent drop in residential spending reflected a 2.7 percent fall in spending on apartment construction and a smaller 0.4 percent decline in single-family home construction. The decline in nonresidential construction reflected weakness in spending on construction of offices, shopping centers, hotels, health care facilities and factories.

Total construction spending had been steadily rising since August. Even with the March drop, spending at an annual rate of $1.28 trillion is close to record highs and 3.6 percent above where it was a year ago.

Home mortgage rates are now at their highest levels in four years, and the Federal Reserve, which is meeting this week, is expected to keep gradually raising rates this year to guard against inflation pressures getting out of hand.

Question: My daughter moved into their apartment complex August of last year and signed a lease. Now she has signed a new lease for 6 months and they have changed the terms section. You have to give a 60 day notice if you plan to move out. I’ve never heard of having to give that long of notice. I can see it if you just moved in. But to change a rental agreement on someone who has lived in the complex for almost 4 years? Can management change the terms like this?

Answer: Yes, a landlord can change any terms they want to in a new rental agreement that an existing or prospective tenant signs. A.R.S. 33-1375 states that the landlord or tenant must give at least thirty (30) days written notice to terminate a month to month tenancy, or an existing lease agreement on its expiration. It is not unusual to see these sixty (60) day notices.

Many property management companies are now requiring it. A landlord cannot change the notice requirement in the middle of an existing lease, only renewals or new leases.

Moving can be an expensive undertaking. Expenses for packing, moving, rentals, boxes and more add up and there seems to be a number of unanticipated costs when packing and transporting your belongings in to a new place. It can be easier to calculate the costs of living in a new place with a little research.

When planning a move to a new home, many people look at buying or renting a home and work out what costs are included and what additional fees they need to plan for beyond the mortgage or the rent. Insurance is an exam-

ple of a cost that one would have with a purchase or a rental. Making a list of all of the amenities and services you use, and those that are included in a rental might help make a more educated decision.

Apartment communities vary on what services and amenities are included in the cost of rent. Some communities include one or two parking spaces, and then you may be able to pay for additional spaces as needed. Use of the fitness center and pool/spa areas are usually included but there may be costs for specialized classes like yoga or fees for renting cabanas or barbecues. Storage spaces on site may be open to renters and there may be more space available for an additional monthly or annual fee.

An apartment community covers

regular outdoor maintenance and pest control for your home, and they will take care of repairs in the home. Some communities offer basic cable, satellite or internet with your monthly rent, and others include utilities like water and gas. These can offer big savings and you may be able to avoid set up fees for new accounts. You can calculate the savings of not paying for trash pickup, water, sewer and power by looking online for average costs. Most utilities and cities have these costs easily accessible on their websites.

Choosing a place to live is a major decision and the more research you do about all of the costs associated with renting or ownership, the better prepared you can be.
