The documents we signed for the original loan required a 10 percent prepayment penalty. The original loan was $180,000, so we paid the $18,000 penalty.

Did we have to pay this $18,000 prepayment penalty under the Dodd-Frank Act? Our accountant said that does not prohibit pre-payment penalties, but that we are entitled to an income-tax deduction for this penalty. Is that right?

An s w er : Yes. The amount of any prepayment penalty is established in the loan documents between a borrower and a lender. Pre-payment penalties are not prohibited by the Dodd-Frank Act. Most lenders enforce the penalty if a borrower refinances with a different lender.

The $18,000 penalty, however, should be tax-deductible under the mortgage interest deduction on your income tax return.

With little expense and just an afternoon’s effort, you can give your home’s front entrance a major facelift. “And if you get sick of a bold or dark color, so what?� says Flynn. “It’s only a quart of paint to recover a super-small surface.�

For houses with dark brick or siding, he suggests a deep, rich color like forest green.

Canada agrees: “My house is almost black,� she says, and the front door is painted a bright teal with white trim.

Fresh paint is also practical. “Front doors really should be painted every one to two years anyway,� says Howard. “I also love painting doors in a high-gloss finish, or painting the panels one color and the rail and stile another.�

He also recommends painting the front porch ceiling; Haint blue is commonly used in the South.

And don’t forget your home’s other entrances: “I like painting secondary exterior doors bold colors,� Flynn says. “In my previous house, I painted the side entrance door bright violet, and it became an excellent conversation starter when guests would come over.�

Canada points out that it’s fine to paint on a chilly day “as long as you’re above 40 degrees and it’s not wet weather.�

“A lot of people think fall and winter when it comes to wreaths,� Canada says, but you can hang them year-round. And if you’re bored with traditional wreaths, create your own.

On her door, Canada has a DIY wooden sign (just “a slice of wood,� she says, that’s “still got bark on the edges�) painted with chalkboard paint so it can hold any message or picture. “Mine says ‘Come on in!’,� she says. It’s the perfect place to let kids draw spring flowers or write their own welcome messages.

Howard also likes to get the whole family involved in front-door decorating. “Occasionally, if my kids make a wreath or something at school, I will put it up on the front door for a week or so,� he says. “They can proudly show their friends when they come in.�

H o t h o u s e n u m b e r s “Gone are the days when people would just buy those reflective sticker numbers and put them on their mailbox and call it done,â€? Canada says. We’re now seeing “beautiful house numbers ‌ and going oversize.â€?

Flynn sees big, raised house numbers as an investment in the front of a house. “I’m all about splurging on house numbers that honor the architecture of the house, and also going way oversize with them so they’re easily visible from the street,� he says. “I usually opt for laser-cut metallic numbers installed on 2-inch standoffs so they leave a little shadow effect.�

Brushed stainless-steel numbers look great on dark-colored houses, Canada says, and classic wrought iron can be gorgeous on a traditional house.

Follow these tips for ridesharing and delivery services Calling Uber or Lyft has made our lives easier and safer. Delivery services bring groceries and drycleaning right to your door.

When you live in an apartment or a gated community, there are additional steps to take to ensure your driver can easily find you. Apps on your phone or

laptop make it easy to track your driver’s arrival, but help them locate you so they can get you to your destination on time.

If you have a gate or security code, let the driver know. If there’s a guest gate code or a security point, review your lease to verify you are permitted to send the the info via text, or call security so they know to let the car into the community.

Stay near your phone. Your driver may only have the physical address of your community. They may need to call you for specific directions to your home.

Be ready for your driver or delivery person. They make their living based on time. If you are delayed, let them know.

Leave the lights on outside. Lights may help your driver find your home.

Choose an easy rendezvous point in your community. Maybe it’s easier to meet near the front reception area.

The proliferation of the sharing economy allows more people to provide necessary services. We can do our part to help these providers make our lives easier.

unauthorized occupant living with him. The unauthorized occupant came to the office and filled out an application to become an authorized occupant and was approved to do so. The lease was for one year. The resident gave me a 30-day notice to vacate but asked if it was okay if his occupant remained in the apartment and continued making lease payments for three months. The original occupant left without giving keys and I allowed the occupant to continue making rent payments for three months. Once the original resident vacated, the occupant, unbeknown to me, got a dog that destroyed the inside of the unit. Who is liable to pay damages?

Answer: Although a 30-day notice was given and the original resident vacated, the lease was never terminated because the keys were never delivered. The fact that the occupant continued to pay the rent payment on the lease does not necessarily make the occupant liable. Clearly, the original lessee is liable. If you can also show that the dog belonged to the occupant, arguably, the occupant is also liable for damages.
