Developers built thousands of metro Phoenix condominiums over the past few years, and buyers snapped them up.

New-condo sales soared 57 percent last year, according to The Arizona Republic/azcentral.com Street Scout Home Values report.

Buyers opted not only for new condos but older ones in the Valley, with condo sales overall climbing 12 percent in 2017 from an already heady level in 2016.

It could be more people wanting to live closer in and own lower-maintenance homes. It could be that condos were the most affordable option for some homebuyers.

It’s likely both.

Baby Boomers who have become empty-nesters and Millennials who want to buy instead of rent are driving the trend.

Both groups are typically buying condos to be closer to restaurants, shops, bars and jobs. Some want to walk to those spots instead of drive.

Last year, Lisa and Gregg Larson bought a new luxury condo in central Scottsdale’s Enclave at Borgata. They moved from north Scottsdale to be closer to places they like to hang out.

“We can walk to shopping and restaurants, and we are only a $5 Uber ride from Old Town,” Gregg Larson said.

Sales soar Last year, 18,370 condos sold across metro Phoenix, according to data from the Information Market. That’s up from 16,397 in 2016.

About 1,500 of last year’s sales were for new condos.

New Valley condo sales likely set a record in 2017. It’s tougher to track that market historically because it has traditionally been such a small part of metro Phoenix’s housing market.

In comparison, there were more than 90,000 single-family home sales in the Valley last year.

New versus old The big new Valley condo projects that opened last year drove up prices.

David Newcombe, a condo expert and co-founder of Scottsdale-based Launch Real Estate, said buyers are typically paying 25 percent more for new condos in central locations than for older ones in the same area.

He said 300 of the new-condo sales in 2017 were in three projects: the Borgata, Portland on the Park in downtown Phoenix and Optima Kierland in Scottsdale.

The overall median condo price in Paradise Valley’s 85253 ZIP code, the address for the Borgata condos, climbed 48 percent to almost $406,000 in 2017.

The median price for a new condo was $1.33 million in that area last year.

In downtown Phoenix’s 85003 ZIP code, where Portland on the Park condos started selling in late 2016, the median price for a condo jumped 62 percent to $410,000 in 2017. The median price for a new condo was $456,000.

The median price in Scottsdale’s 85254 ZIP code, where the Optima Kierland tower is located, is still being tallied, but we know it’s much higher than the resale-condo price of $322,000 for the area. “Some of the most expensive new condos are drawing the most buyers,� said Tina Tamboer, senior housing analyst with the Cromford Report.

More to come Developers recently announced a few new condo projects, including a 25-

story tower at downtown Phoenix’s Collier Center.

Prices are expected to climb for the next wave of Valley high-rise condo projects because of the rising cost of land and construction.

Condo-market watchers are anxiously waiting to see how much buyers are willing to pay.

Newcombe said condos in new multistory towers have been selling for about $400 a square foot. Condos in the next wave of residential high-rises could cost $550 a square foot.

If buyers aren’t willing to pay more, the towers might not go up.

They’re landing better jobs and higher salaries. They’re getting married and having kids.

Now, more millennials are itching to buy a house: They see photos of homes on Instagram and Facebook that their friends bought, and think: “What about me�?

This “FOMO� – fear of missing out – has become one of the forces spurring many millennials to finally buy a home, according to a Bank of America survey of 2,000 adults early this year. “I think it’s motivating them to think about home ownership,� says D. Steve Boland, head of consumer lending for Bank of America. “Their interest level is high, and it’s driven by what they see.�

While social media has some influence on first-time home buyers generally, it has a particular hold on millennials, or those born between the early 1980s

and early 2000s. Millennials make up 65 percent of all first-time buyers, according to a survey by the National Association of Realtors.

Asked how they feel when they see pictures of homes purchased by other people on social media: � A third of millennials (and 27 percent of all first-time buyers) think, “If they can buy, why can’t I�? � A quarter (and 21 percent of all firsttime buyers) fear they’re missing out. � Nearly a quarter (and 18 percent of first-time buyers) mutter to themselves, “It’s time to grow up and buy.� � And 23 percent (and 16 percent of first-time buyers) are jealous of the homes bought by their friends and acquaintances.

Jordan Mangalindan, 21, of Las Vegas, recently bought a three-bedroom house for $286,000. Mangalindan, a senior in college, says she was partly moved by pictures of houses posted by other young adults on Twitter, as well as a desire to live on her own and make a profitable investment. “If they can do it, I can do it,� says Mangalindan, who plans to launch an e-

commerce business when she graduates. “I’m ambitious.� She says the photos did make her feel she was missing out, “but it was more inspirational� than jealousy.

Ethan Kross, a professor of social psychology at the University of Michigan, says social media postings often can stir up strong emotions that affect behavior. “If other people are doing better than we are, that can get us to feel bad,� he says. “It reminds us of what things could be like.� He adds that many people tend to present unrealistically optimal images of themselves online.

Millennials have been joining the home-buying bandwagon anyway.

Thirty-six percent of adults under 35 owned a home at the end of 2017, up from 34.1 percent in early 2016, according to research firm Veritas Urbis and the Census Bureau. More than a third of all home purchases were made by millennials in the 12 months ending last July, making the group the most active generation of buyers, according to an NAR survey.

How do you exercise an option to purchase a home?

Question: I am renting a three-bedroom home in Northwest Phoenix. The lease has a one-paragraph option to purchase. The lease will expire shortly, and I have notified the owner of the home that I intend to exercise the option to purchase. What do I need to do to exercise our option to purchase?

Answer: A lease with an option to purchase should state the specific terms of purchase, e.g., an executed purchase contract, or at least a rough draft of a purchase contract, should be an exhibit to the lease.

Therefore, when the option to pur-

chase is exercised, there should not be any extensive negotiations between the tenant and the owner. In your situation, if you do not have definite purchase terms in the one-paragraph option to purchase, you and the owner will have to negotiate those terms now. If you and the owner cannot agree on those terms now, you will need to consult with a real estate attorney to determine your rights under the one-paragraph option to purchase.

Note: A lease and a purchase contract (with an extended date) can be executed at the same time. In that event, there should be cross-default provisions in both the lease and the purchase contract so that a default under the lease is a default under the purchase contract, and vice versa.
