Owning a home is often considered the American dream — and it’s an expensive one. Homeowners in all 50 states and Washington, D.C., pay from 33 percent to 93 percent more for housing each month than do renters living in the same state, according to a new NerdWallet analysis.

Frank Austin moved to the Valley from California a few years ago and found he loved the area’s Midcentury architecture.

Last September, the architecture aficionado bought the historic home of Frederick Weaver, who designed some of Phoenix’s iconic mid-20th-century buildings including Arizona State University’s Hayden Library in Tempe.

Austin paid about half a million dollars for the 1951 home in Phoenix’s Encanto Vista neighborhood and then spent another $100,000 renovating it. The Midcenturycool house with brick interior walls and wood ceilings is part of this year’s Modern Phoenix week tours.

“When I went to the open house, I met Fred Weaver’s daughter there,” Austin told me.

“She told me about the house they moved away from in the 1980s. I was hooked.”

He worked with a contractor and designed much of the renovation himself, incorporating key designs from the era including chevron patterns and 1950s-era fixtures.

Phoenix really began to grow in the 1950s due to the advent of affordable air-conditioning.

The Valley’s architecture from the era didn’t really start to draw a lot of fans until more recently.

Question: You recently wrote that the public registry of convicted sex offenders maintained by the Arizona Department of Public Safety lists names and addresses of Level One, Two and Three convicted sex offenders. I believe Level One offenders are not currently listed. Am I correct?

Answer: Yes. Level One sex offenders are not now on the registry. My understanding, however, is that public urination soon will no longer be a Level One offense, and that Level One offenders will then be added to the public list.

WASHINGTON - More people signed contracts to buy homes last month as warm weather and rising confidence appeared to encourage consumers to look for houses.

The National Association of Realtors said Wednesday that its pending home sales index climbed 5.5 percent in February to 112.3, its highest point since April and its second-highest point since 2006.

Lawrence Yun, the Realtors’ chief economist, suggested that a rising stock market had helped bolster confidence. “Last month being the warmest February in decades also played a role in kick-starting prospective buyers’ house hunt,” Yun said.

The NAR’s index of pending home sales rose 11.4 percent in the Midwest, 4.3 percent in the South, 3.4 percent in the Northeast and 3.1 percent in the West.

The housing market is looking strong despite a sharp rise in mortgage rates since the presidential election. The average on a 30-year fixed rate loan was

4.23 percent last week, up from 3.54 percent the week before the Nov. 8 vote.

Investors bid up rates in part out of expectation that President Donald Trump’s plans to cut taxes and increase spending on defense and infrastructure would raise economic growth and inflation.

The Realtors reported last week that sales of existing homes fell in February after having surged in January to the fastest pace in a decade. Sales were still up solidly from a year earlier.

The supply of homes for sale is tight and is helping to drive prices up and affordability down. The number of listings for sale has tumbled 6.4 percent over the past year to 1.75 million homes last month, up only slightly from a record low in January.

The supply of homes for sale has fallen on an annual basis the past 21 months.

Editor’s note:

before rent was due on the first of the month, my son was arrested on the property for a drug related offense. I paid rent on the first and now a week after I paid rent, management indicates they found out that my son was arrested for drug activity and gave me an immediate termination notice to move. I was told that the Arizona statutes indicate that if management takes money after the breech occurs that management waives its rights to evict for breach.

Answer: That is close to the law, but not exactly what the law states. A.R.S. 33-1371 states that acceptance of rent, or any portion thereof, with knowledge of a default by a tenant, or acceptance of performance by the tenant that varied from the terms of the rental agreement are rules and regulations subsequently adopted by the landlord constitutes a waiver of the right to terminate the rental agreement for that breach. Therefore, if the manager knew about the breach, and then accepted the money, you would be correct. However, if the manager found out about the drug related activity and the arrest at the property only after you paid rent, even though the event happened before you paid the rent; the manager would still have a right to evict.

Simple steps ease return of deposit when you move out With the end of the school year fast approaching, spring is often a busy time in apartment communities with move-ins and move-outs.

Depending on your lease, you likely will need to notify your community manager if you are planning to move out.

Most leases require a 30 or 60-day Notice of Termination in writing.

It’s easy to find sample letters of notice of termination online and they can

be customized for your situation. The letter should include your move-out date (choose an exact date) and your new address and contact information. You should include where the managers can send your security deposit. If you don’t know where you are moving, you can update the management company in writing to let them know where to send your deposit. This should not be done in a voice mail; you want a record of notification.

Submit your notice in person and re-

view the move-out process with the apartment manager. These actions will help to protect you in case of a dispute and will help you manage the timing of your move. This is a good time to review how you should handle action items like utilities and cleaning.

Packing up and leaving at the end of a lease, without notification, will create serious, unintended problems. Failure to notify your community manager or owner can result in a broken lease, especially if you have unpaid expenses related to

the lease. A broken lease will likely affect your credit, as most management companies will report this to the credit bureaus, which can make it harder to secure another lease. Property debt like this should be paid off before you attempt to sign another lease.

Taking a few simple steps will protect you and help facilitate the refund of your money.
