NEW YORK - In the American imagination, suburbs are places to buy a house and put down roots. But a growing percentage of suburbanites rent, according to a new study.

About 29 percent of metropolitan-area suburbanites were renters in 2014, up from 23 percent in 2006, according to a report being released this week by New York University’s Furman Center real estate think tank and the bank Capital One. The finances of home ownership since the mortgage meltdown might be a lead reason for the change, but the cost of renting also is rising in most of the biggest metropolitan areas, the study found.

Adding to data showing a national rise in renters in the past decade, the report hones in on the metropolitan areas encompassing the nation’s 11 most populous cities: Atlanta, Boston, Chicago, Dallas, Houston, Los Angeles, Miami, New York, Philadelphia, San Francisco and Washington. For a national benchmark, the researchers also looked at all metropolitan areas encompassing a city of at least 50,000 people.

“It’s the extensiveness of the affordability problem that is notable,” said Laura Bailey, Capital One’s managing vice president of community development.

The best home valuation tool has the most accurate data. Last week, the Arizona Republic/azcentral launched Street Scout, a real estate and neighborhood website that includes a valuation tool called The Scouting Report.

We have partnered with The Information Market to scout out the best real estate data and information to provide homeowners the most accurate valuations.

TIM tracks and corrects metro Phoenix home sales information daily.

If a $0 in a price or a number in an address is left off a property record, the firm researches and fixes it.

Unfortunately, there’s some real estate data that we can’t correct. But homeowners can. And the corrections make their valuations more accurate and potentially help schools.

We have received hundreds of emails from Valley homeowners about the site. Thank you for those and please keep them coming.

Most of the emails so far are from homeowners asking us to correct the square footage listed for their houses.

About 25 people asked to add their swimming pool to their home’s Scouting Report. Another 20 told us they have bigger garages or a guest house that’s not included in their home’s property details.

We anticipated these emails. And so did the Maricopa County Assessor, which is the source for property records on more than 1.2 million houses. It tries to keep up with every addition, new pool or other property expansion, but there are a lot to track.

We can’t change government property records to update a home’s square footage or other key physical details.

But homeowners can, and the assessor wants to make it easier for them.

“Street Scout is a great tool for people to check their property values,” Maricopa County Assessor Paul Petersen told me. “We want to work with it to help people correct errors on their property assessments.”

Question: In a recent column you said that, if the owner of a lot verbally agrees with a home builder to have a home built on the lot, this verbal agreement is enforceable. I am a licensed real estate agent. In real estate school we were taught that all contracts for the sale of a home or any other real property had to be in writing. Was I taught wrong?

Answer: No. If a home or any other real property is being sold, the contract generally must be signed and in writing.

In my column, however, the owner of the lot and the homebuilder agreed to a contract for the sale of bricks and mortar by the homebuilder to the lot owner, and for the sale of personal services of the homebuilder to build a home with the bricks and mortar. This verbal agreement to build a home, however, must be proven and must have the essential terms of any contract.

Note: Although a verbal agreement may be enforceable, a written agreement should always be drafted and signed by the parties.

DONE DEALS TOP DOLLAR Executives with the American Institute of Interior Design and Midstate Mechanical and a real estate attorney are among the top five buyers and sellers of luxury homes this week in metro Phoenix.

$3,675,000 Nevada company MKGD Real Estate LLC paid cash for a 2,059-squarefoot house at Mummy Mountain Park in Paradise Valley. The sixbedroom house is on 1.9 acres and is elevated above the desert floor with glass views in all directions. The main house includes three bedrooms, an office and a pet grooming facility. A 3,600-square-foot additional house on the property has three bedrooms, a full kitchen and game rooms. The house was sold by Marilyn G. Hollis through

her trust.

$2,900,000 David J. Jones and his wife, Denett, paid cash for a 1986 Paradise Valley house over the Camelback Resort. David Jones is chief executive officer of Phoenix company Midstate Mechanical, a contracting firm specializing in industrial projects. The couple bought the house through LD 6635 LLC, a Nevada company. The 6,867square-foot house sits on more than 10 acres and also includes a finished basement, granite countertops and pool. Rosemary Eichenfield, as trustee of the Samuel L. and Rosemary Eichenfield Revocable Living Trust, sold the house.

Renting is still more common in big cities than their suburbs. In Miami and New York, about two-thirds of residents rent. But the gap is narrowing. In the Atlanta area, the increase in the suburban rental population from 2006 to 2014 was twice the size of the entire tenant population in the city itself.

Eighty percent of the growth in Dallas-area renters happened outside the city limits.

Nearly half of residents outside the city of Los Angeles are tenants.

I think my property assessment is wrong. A room was added to my house in the 1970s, before I bought it. I am not sure that square footage is included in the total for my house that the Assessor has listed.

My property taxes could go up, but paying more toward schools and other

important community services that those taxes fund is good for my neighborhood and home’s value.

If for some reason the recheck shows I have less space than is on my assessment, my taxes could go down.

Petersen said in that scenario a homeowner can get up to three years refunded on the higher taxes they paid.

I hope the three Valley homeowners, who asked us to take a swimming pool off their property information on Street Scout because they don’t have one, ask for a recheck. They are due a refund.

and need extra assistance that my spouse cannot give me. We would like to have a caregiver move in for six months to help out, but the occupancy limit at my apartment community is two per bedroom and we currently live in a one bedroom. Does my landlord have to allow the caregiver to move in?

Answer: Yes, provided that you are really in need of live-in care and that is the true purpose of the caregiver. Fair housing laws say it is unlawful discrimination to refuse to waive a rule when reasonable and necessary to accommodate the needs of a handicapped resident. Suffering the consequences of a major stroke is a handicap. It is common for persons recovering from strokes to need livein care. Thus, your landlord needs to make an exception to your occupancy limit and allow the caregiver to temporarily move in. If the landlord has a reasonable doubt as to the existence of the handicap or the need for a caregiver, he can normally request a doctor’s letter. But if the conditions are obvious, making such a request itself would violate fair housing laws.

Spring-training season has arrived, and many of us have a short spring break to enjoy. For those who aren’t getting away, an apartment community can be like a staycation if you plan it right. Many communities have resort-style pools, movie theaters and more.

Parents who allow their teens and

tweens to be home alone during this break need to make sure their children understand and are complying with the community’s rules. Hanging out by the pool under a ramada with some music playing may be the perfect way to enjoy spring break. But it’s a good time to review and follow the rules. Most pools have guidelines for behavior around the pool, such as no running and no diving, and these rules are for the health and safety of residents and other guests.

Most pools have gates that lock, and

it’s critical that your children and their guests close and properly lock them. It can be tempting to prop open a gate to allow friends in and out, but this is a major safety risk.
