Homes inspired by Frank Lloyd Wright go up in Cave Creek Frank Lloyd Wright’s impact on Arizona architecture goes on. A community going up on one of the last big developable parcels of land in Cave Creek has his influence all over it.

The 1,000-acre Cahava Springs will have 230 homes on its rolling desert hills topped with saguaros, so almost 80 percent of the community will be preserved open space.

The homes in Cahava Springs are designed by Scottsdale's Frank Lloyd Wright Foundation Taliesin School of Architecture.

Renderings show the houses with straight lines and flat roofs designed to be part of the desert instead of placed on top of it, a classic Wright mantra.

Many natural materials are being used to build the homes, another one of the architect’s design necessities.

And one of Cahava Spring’s develop-

ers, Mark Stapp, has deep ties to Taliesin and Wright. The Arizona growth and development expert served as chairman of the board of Taliesin Architects for 10 years.

“Cahava Springs is designed to preserve a substantial amount of the environmentally-sensitive property,” the director of the Master of Real Estate Development program at Arizona State University told me. “The homes use the principles of organic architecture to

Remorseful buyer cannot demand earnest money Question: On the day of the closing of the sale of our Peoria home, the buyer refused without any reason to sign the closing documents, even after we gave the buyer the required three-day cure period notice. We need to close the sale of our Peoria home in order to close escrow in two weeks on the purchase of a new home in Mesa.

When we told the seller of the Mesa home about our problem, the seller was

very nice and agreed to give us a 60-day extension to close. Our real-estate agent said that we should be able to sell our Peoria home during this 60-day extension.

The buyer of our Peoria home, however, is demanding the return of his $5,000 earnest money. He says if we don’t agree to refund his $5,000 earnest money, he will delay any sale of our Peoria home to a new buyer by filing a lis pendens. What is a lis pendens? Although we know we are being blackmailed, should we agree to refund the $5,000 earnest money?

Answer: No. If the only reason that the buyer is not buying your Peoria home is “buyer’s remorse,” you should be able to cancel the purchase contract after the buyer failed to close on the scheduled closing date. The title company then should pay the $5,000 earnest money to you.

A lis pendens means that there is a pending lawsuit regarding who is entitled to the ownership of the home. The buyer of your Peoria home could file a lawsuit, and record a lis pendens, only if the buyer

had a claim for specific performance of the purchase contract to buy the home.

The buyer does not, however, because the buyer no longer wants the home.

Therefore, the recording of a lis pendens would be wrongful. Under A.R.S § 33420(A), the buyer could then be liable to you for a $5,000 penalty, plus your attorney’s fees, for wrongfully recording this lis pendens.

It would be interesting to hear what he would say about Cahava Springs, but then again he wasn’t known for being a particularly nice man.

What homebuyers are willing to pay to live there might be a better testament to Cahava Springs' design.

Cities, preservations societies, restoration enthusiasts, and even businesses that specialize in historic renovation offer workshops and classes. Window repair, plastering, basic fireplace fixes and tiling are among the most popular subjects.

Understanding your home’s construction and appreciating historic renovation methods are the first step, says Benjamin Curran, department head for historic preservation at Savannah Technical College in Georgia. Through its

Historic Homeowners Academy, the school teaches classes geared to the doit-yourselfer.

When homeowners try to apply modern solutions to old homes “a remodel can easily turn into a re-muddle,” Curran says. For example, using the wrong mortar can damage old bricks.

He recommends taking a class and consulting with a professional or historical preservationist.

“From there, it’s a question of what is achievable. What is the breadth of your skill set? Where might you stretch yourself and learn more?” Curran says.

Securing your bicycle in your apartment community It’s exciting to see how many commuters strap on helmets and ride to work to get in a workout, enjoy the weather, and help to alleviate traffic and pollution.

Whether you ride a serious road bike or just hop on a beach cruiser on the weekends, it’s important to protect yourself and your bike.

Unfortunately bike theft is all too common. Phoenix police have a registration program but prevention is the best

course. University campuses offer bike cages and many bike racks in public areas to help prevent theft as well.

Steps you can take in your apartment community — or in any home — to help keep your bike safe: 1. Take a photo of your bike’s serial number on your mobile phone.

2. Register your bike with your city’s bike registration program if they have one. There also are national bike registrations to help you recover a lost bike.

police department. You may also visit the website NextDoor.

3. Secure your bike with a strong lock and lock both the wheel and the frame to something heavy.

4. Add special decals or contact info to your bike so it can be identified as yours.

Take photos of your bike and these markers.

5. Bring your bicycle inside to keep it safe. If you have space, the safest place is inside your home.

6. Lock the bike in your garage. Many

apartment homes have locked garages.

7. Invest in a GPS tracker or something like a “Tile” to track your bike if it’s stolen.

Review the rules of the road, too. If you’re planning to ride at night or during busy commute times, the local police stations offer important advice to protect yourself and those who are sharing the road.
