A year ago, plunking down $3 million for a metro Phoenix mansion landed a buyer at the top of the priciest home sales for the week.

But there are a lot more big-money homebuyers in the Valley now.

Just look at the record $17.5 million a Canadian buyer paid for a 20,000-square-foot mansion in north Scottsdale’s posh Silverleaf neighborhood last week.

The number of homes selling for $3 million or more in the Phoenix area has doubled this year, compared to the same time frame in 2017, said Tina Tamboer, senior housing analyst with the Cromford Report.

So far this year, 28 homes in that high price range have sold.

Who is spending the big bucks on Valley homes now? A lot of

company executives, doctors, lawyers and professional athletes are behind many of the area’s priciest sales.

But sometimes, we don’t know who buyers are because they mask their names under Delaware LLCs that don’t require any of the members’ names to be recorded.

The buyer of the $17.5 million mansion is Nummus Properties, a Saskatchewan corporation, according to public real estate records.

Some research into where the tax bill for the home will go, always included in Arizona records, shows it’s the address for Brandt Tractor Ltd. That company is one of the biggest Jon Deere dealers in the world.

In December, Microchip Technology founder Steve Sanghi set the previous record for the priciest Arizona home sale when he paid $15.65 million for a mansion on Paradise Valley’s Mummy Mountain. He used an LLC to buy, but his name was listed with the tax mailing address.

County from the Verrado community in Buckeye to the Desert Mountain community in North Scottsdale have already amended their CC&Rs to prohibit RSOs. Can HOAs prohibit RSOs from living in their community?

Sales dip gives renovators boost

Tamboer said the million-dollar home market gets a boost when both corporate proÿts and the stock market are up.

Those two indicators have been working in tandem to help people make more money — or at least feel wealthier — during most of the past six months.

Also, the exchange rate between the dollar and Canada’s loonie is better for our neighbors to the north than it has been for a few years. That is likely enticing more home buyers like Nummus to get more house for their loonie buck.

And metro Phoenix’s mansions are bargains compared to similar houses on the West and East coasts and parts of Canada.

The Valley’s luxury home market has been much slower to recover than the rest of the market. Until recently, listings were rapidly climbing. Too many million-dollar homes for sale was putting pressure on prices.

But Tamboer’s latest count shows the number of metro Phoenix homes for sale priced at $2 million or more are down 2 percent.

Luxury real estate agent Mike Domer of RE/MAX Excalibur, who had the listing on the $17.5 million home, couldn’t talk to me about the buyer.

But he did say he’s “very busy” right now with other high-end home sales.

Many million-dollar home buyers who don’t want their names disclosed not only use LLCs, but also ask real estate agents to sign agreements not to disclose their names.

Why do we care who plonks down millions of dollars for Valley mansions, some readers ask me.

These mega sales are good for the area’s economy, and of course the housing market.

And when a superstar like Alicia Keys or sports icon like Michael Phelps buy homes in metro Phoenix, it gives the area more of a cool factor.

Both of those famous Valley homebuyers used LLCs, and it took me days to go through hundreds of property records to conÿrm they did buy.

I understand why wealthy buyers may not want their names disclosed for security reasons. That’s why we never disclose addresses of the homes.

But it’s great news for the Valley when people, famous and not so famous, want to spend millions to live here.

NEW YORK – A slowdown in home sales is creating opportunities for small businesses like home renovators and appliance dealers.

Business is up at Brad Beldon’s home exterior renovation company, which does rooÿng, windows, siding and other work in 15 markets across the country. Many of Beldon’s customers are homeowners who aren’t selling because they can’t ÿnd other houses they like and can a‘ ord.

“People are more willing to do a signiÿcant investment in their current

homes, knowing they plan to be there for a while,” says Beldon, whose eponymous company is based in San Antonio.

Beldon’s revenue was up about 7 percent in 2017, and he expects a similar gain this year.

Beldon’s company handles projects that can range from $5,000 gutter replacements to $80,000 window installations. Some owners are also putting additions on their homes. Business is so good that some projects, particularly windows, can be delayed several months while manufacturers catch up with orders, and Beldon, who has about 500 employees, hopes to hire 100 more this year.

Home sales have slowed in recent months as the number of available houses dwindled. Sales of occupied homes fell 3.2 percent in January and 3.6 percent in December, and the number of sales contracts signed in January dropped nearly 5 percent, according to the National Association of Realtors.

Among the reasons: Prices are high and mortgage rates are rising, which means many owners who’d like to sell and get another home can’t a‘ ord to. And so they don’t put their houses on the market.

Beneÿciaries of the slowdown include companies like Beldon’s and contractors who handle interior work.

Builders’ optimism continues slide ASSOCIATED PRESS

NEW YORK – A new survey reveals fading optimism among homebuilders, and a downward revision in sentiment from February suggests a more sustained perception of deterioration.

The National Association of Home Builders/Wells Fargo builder sentiment index for March was 70, the group said Thursday, and a downward revision for February, from 72 to 71, means that sentiment among builders has declined for three consecutive months.

While any reading above 50 indicates more builders see sales conditions as good rather than poor, it’s

been more than two years since the index recorded three straight months of declines.

The index has remained above 60 since September 2016.

Builders’ view of current sales conditions held steady, though the outlook for sales over the next six months fell two points, to 78. A measure of buyer tra’c fell three points to 51.

Mortgage rates fell slightly this week after hitting their highest average in more than four years a week ago.

Those rising rates will put even more people out of the market as the traditional spring home buying season begins.

Mortgage buyer Freddie Mac said

that the average rate on 30-year ÿxedrate mortgages fell to 4.44 percent this week after climbing to 4.46 a week ago.

The consequences of rising home prices and mortgage rates have begun to play out in national sales numbers.

Sales of occupied homes fell 3.2 percent in January and 3.6 percent in December, and the number of sales contracts signed in January dropped 4 .7 percent, according to the National Association of Realtors.

That has pushed those who can afford new homes in that direction. The U.S. reported last week that groundbreakings on new homes jumped 9.7 percent in January to the highest level since October 2016.

WASHINGTON – Long-term mortgage rates fell this week for the ÿrst time this year as the spring home buying season begins. The decline comes after nine straight weeks of increases that pushed borrowing costs higher.

Mortgage buyer Freddie Mac said Thursday the average rate on 30-year ÿxed-rate mortgages slipped to 4 .4 4 percent from 4 .4 6 percent last week. The new average rate remains at a high level, however, raising concern

that home sales could be dampened.

The benchmark rate averaged 4.30 percent a year ago.

The average rate on 15-year, ÿxedrate loans declined to 3.90 percent from 3.94 percent last week.

Mortgage rates rose steadily in January, February and early March, as interest rates generally increased in response to higher levels of government debt and expectations of rising in“ation.

In addition to higher mortgage rates, home a‘ ordability also has been a‘ ect-

ed by increases in average home prices that have eclipsed wage growth. And the number of homes for sale has been shrinking.

To calculate average mortgage rates, Freddie Mac surveys lenders across the country between Monday and Wednesday each week.

The average doesn’t include extra fees, known as points, which most borrowers must pay to get the lowest rates.

The fees on 30-year and 15-year ÿxedrate loans were 0.5 percent, unchanged from last week.

tenants must conduct themselves and others on the premises with their consent in a manner that will not disturb neighbors’ peaceful enjoyment of the premises. In another section of Arizona law, tenants are responsible for the actions of their guests, if the tenant could reasonably be expected to be aware that such actions might occur and the tenant did not attempt to prevent those actions to the best of the tenant’s ability. There is also United States Supreme Court case HUD vs. Rucker (one strike and you are out rule) that presents arguments that if a tenant gives access to a guest, then access means that the tenant has control of that guest. If the guest is involved in such actions, then the tenant is responsible for those actions whether or not the tenant knew or should have known about the actions. There is not a specific case that has been tried in Arizona on this issue, but in my legal opinion, based on law and arguments mentioned above, it is more likely than not that eviction would be the likely result.

If you experience a ÿre and suspect that you need help putting it out, call 911 immediately for help. Fire moves very fast and can be unpredictable.

A quick audit of your kitchen and home can prevent the common causes of ÿre.

Use care in the kitchen The kitchen is frequently the scene of apartment ÿres. A little bit of clean up as you cook can prevent accidents. You

should never leave towels or potholders on the stove or on top of a pan that could catch ÿre. You must also remember to turn o“ the stove or oven when you are done and keep ‘amma ble items away from the area as it cools. And never leave cooking foods unattended.

Stove and oven ÿres We’ve all seen a small oven or stovetop ÿre in a dinner disaster, but it’s important to know what to do to put out that ÿre. For a small pan ÿre, take a lid or a larger pan and put it over the ÿre to extinguish it and leave the pan there to cool for at least 30 minutes. Don’t throw water on it. (This creates little explosions of steam.) Turn o“ the burner immediately.

If you have an oven ÿre, do not throw water or anything else in the oven. In fact, don’t open the oven door. Turn it o“ , and let it cool down. If there are ‘ames

coming out of the top or the sides of the oven, you may need to use your kitchen ÿre extinguisher, but do not open the door. It adds oxygen which feeds the ÿre.

Take care smoking in and out the home Cigarettes that aren’t fully extinguished are still one of the leading cause of ÿres in homes. Dropped cigarettes may light carpet, linens or furniture and create a fast-moving ÿre. Dropping butts outside in grass or o“ the balcony may cause an unintended ÿre if the cigarette still has some embers. The same is true of cigarettes that are thrown into the trash before they are totally out.

Use battery-operated candles instead of ÿre Today’s battery-operated candles look like the real thing! Just place a battery light in your favorite candle and it

will ‘ick er like a real ÿre, without the danger of the ‘ame. Good battery lights don’t burn hot so there’s almost no danger of a ÿre.

If you are using a candle, keep them away from curtains, linens or other ‘ammable materials. Be sure to blow out any candles when you leave the room.

These tragic apartment ÿres we see on the news are often preventable. It’s also a reminder to check smoke alarms in your home and be sure they are in good working order. They can save your life and the lives of your neighbors in an emergency.
