Ask many metro Phoenix renters, and you’ll hear the same complaint: The cost of leasing the roof over their heads is getting tougher to afford.

And they’re not imagining it.

Higher rents recently landed the Valley on a top 10 list of U.S. cities where renters have the toughest time stretching their wages to pay rent.

The average Valley renter must use more than a week-and-a-half of their monthly pay to afford the typical one-bedroom apartment, according to SmartAsset.

That puts the area at no. 9 on the personal ÿnance research ÿrm’s list of cities where renters have to work the most hours to afford an apartment.

It’s a ranking that puts metro Phoenix in the company of San Jose, San Francisco, Los Angeles, New York and San Diego - and we don’t even get the ocean views to go along with the high prices.

Phoenix-area rents still look affordable compared those cities, but it’s also about incomes.

The average Phoenix worker takes home $14 .59 an hour after taxes and other deductions, according to SmartAsset.

To cover an average $960 rent in metro Phoenix, the typical Valley resident must work almost 66 hours.

In San Jose, Calif., the worst city for renters on the list, the average worker earns $4 7,030 - almost double metro Phoenix’s average worker pay, according to the Arizona Office for Economic Opportunity. A San Jose worker must put in almost 90 hours a month to afford the typical rent of $1,919.

San Jose’s average rent is almost double metro Phoenix’s too. But wages in the California city are rising faster than in Phoenix, and its rents are climbing more slowly.

Valley apartment rents have climbed about 20 percent since 2014, while wages in the Phoenix area are up by less than half that much.

Longtime Arizona economist and real estate analyst Elliott Pollack recently told a group of builders what the Valley needs to continue to grow is more “worker apartments” that people can a“ ord.

It’s not that there a lack of apartments in the Phoenix area, particularly new ones. Almost 17,000 were recently built, are underway or planned.

But most of the new ones are upscale apartments with rents above what the typical Valley worker can afford, even with more than two weeks of their earnings.

Also, some a“ ordable apartments were torn down to make way for new pricey ones.

This is the ÿrst year SmartAsset did this ranking. But its report on rent problems for workers in Phoenix isn’t the ÿrst on the issue and won’t be the last unless wages start to catch up to rents.

But there is some hope for struggling renters.

If too many new Valley apartments go up and don’t ÿll up, rents could fall.

New upscale apartments have rents above what the typical Valley worker can afford.

You can draw up your own estate plan, but is it wise?

Estate planning mistakes can be expensive to ÿx – that is, when they can be ÿxed at all.

That’s the thought that haunts New York attorney Mari Galvin, whether she’s creating an estate plan for a client or confronting the aftermath when people didn’t properly plan.

“People think, ‘Oh, I have a simple life,’ but you have to understand (that if) you make a mistake and you have unintended results, you can’t bring the person back to sign a new will,” said Galvin, a partner at Cassin & Cassin law ÿrm.

Galvin is currently sorting out the $12 million estate of a man who thought his situation was straightforward enough to plan with do-it-yourself software. His mistakes left his executors without enough cash to pay the estate’s taxes, which has led to con’icts among the heirs, delays and considerable lawyer fees.

“It’s an absolute mess,” she said.

For many, though, do-it-yourself options may be better than not having any plan. A 2016 Gallup Poll survey found that only 4 4 percent of Americans have a will, which means most don’t have a plan to guide their families or determine who will take care of minor children. People who don’t have estate plans are stuck in denial, sure, but many are also intimidated by the perceived complexity and cost.

“There’s so many people out there

who are just too afraid of the process, don’t understand it, don’t know where to start, don’t know where to go, that they’re doing nothing,” said Chas Rampenthal, general counsel for the selfhelp site LegalZoom. “That right there is a real tragedy, in my view.”

Fortunately, there’s middle ground between doing it all yourself and paying thousands of dollars for a lawyer.

LegalZoom, for example, o“ ers users the option to consult with an independent attorney while using its software. A basic will without legal advice costs $69, while a bundle that includes advice is $149. At Rocket Lawyer, another selfhelp service that runs on a subscription model, users pay $40 a month for planning software and unlimited access to attorneys.

Prepaid legal plans, often o“ ered by employers, may be another alternative.

(Quicken Willmaker, among the bestknown software products, doesn’t o“ er advice as part of its $70 cost, but its publisher, Nolo, o“ ers a directory of lawyers that users can hire to review their wills.)

Going straight to an attorney will be costlier, but prices vary. A basic will might be $300 to $1,000. The cost for a living trust, which is an alternative to wills designed to avoid probate, starts at about $1,500 and goes up from there, depending on an estate’s complexity.

Jennifer Sawday, an estate planning attorney with TLD Law in Long Beach, California, said people can save money by asking CPAs or other tax professionals for referrals and looking for attorneys who advertise, since they may still be building their practices.

“Understand that most estate plans

are actually drafted by software programs, so what you are paying for is the advice on the documents you need, having the documents prepared correctly and having the deeds for your real estate recorded for you,” Sawday said.

One of the most valuable services an estate planning attorney can provide, Galvin said, is the opportunity to discuss your situation with an expert who has seen many estate plans in action and knows what can go wrong.

“With an online form, you have choices, but what you lack is this consultation of being able to say to someone, ‘Walk me through this. Let me get this comfort level of how this would play out for me really for my family,’ ” Galvin said.

Even those advocating self-help options warn that some situations aren’t appropriate for DIY. These cases can include people with multimillion-dollar estates, disabled children who require special-needs trusts, blended families (especially where there may be animosity between the kids and the new spouse), property in foreign countries and complex family businesses, Rampenthal said.

Other people can use software to at least get started on the process, with the idea that they can hand it o“ to an attorney, if necessary. What’s most important is to get it done.

“One of the most loving things you can do,” Rampenthal said, “is not make people guess at what you wanted.”

The Arizona rental market continues to grow and today there are more styles of homes to meet the needs of today’s renters. The metro markets continue to attract new businesses and professionals and the demand for housing has stayed strong over the past few years.

Multifamily communities in suburban areas are more common now and there are new styles of homes to consider as you start looking.

High-rise and mid-rise apartment communities still attract a large number

of renters. Many of these newer homes are located nearby to shopping and dining, making these destinations even more attractive. Some of these communities even offer home delivery of food and goods from local purveyors as part of their service amenities. Newer communities are including “smart-home” technologies to help renters save time and money, and some offer additional security options.
