Rents are rising in strange places

Ask just about anyone living in a metro Phoenix apartment, and they will tell you rents are rising.

Almost half of Valley renters saw their monthly payments jump by more than 9 percent in 2015. That’s from a new Rentcafe.com survey that breaks rents down by ZIP Code in the region.

The new data definitely shows some surprises about where Valley rents are climbing the fastest, For example:  The average rent in ZIP code 85034, the neighborhood surrounding Phoenix’s Sky Harbor International Airport, shot up 21 percent last year.

That’s the biggest increase in metro Phoenix. Light rail runs through the central area between Downtown Phoenix and Tempe.  South Scottsdale or the popular SoSco area in ZIP 85251 saw the second biggest jump in rents, about 20 percent. Not surprising because this area is very popular with students and Millennials.  Apartment rents climbed 20 percent in the posh enclave Paradise Valley, ZIP 85253. What’s interesting or even shocking here is the average rent in Paradise Valley is $1,300, lower than Downtown Phoenix’s $1,399.  The South Phoenix neighborhood at the base of South Mountain, ZIP 85041, ranked No. 4 for the biggest rent increase – 17 percent. The area, with great views and a central locale, is drawing more new homebuyers and renters and firmly shaking off its blight of the 1980s.  Rounding out the top five metro Phoenix neighborhoods with the biggest rent increases is ZIP 85208 in Mesa. Known to some as the Skyline neighborhood, this affordable area draws retirees and families.

Rents increases could ease this year since there are so many new under construction. apartments About 20,000 new apartment units are underway across metro Phoenix.

Question: I purchased a condominium in Tempe when I was attending Arizona State University. In going through some of my paperwork recently in preparing to sell this condominium, I noticed that the deed from the seller to me showed only my first and middle names. My last name was omitted. Will I have a problem selling? Will I have to get the sellers to sign a new deed (which may be difficult because all I know is that the sellers moved back to Oklahoma)? If I can’t find the sellers, will I have to go to court?

Answer: In order to correct this clerical error, the title company will probably just re-record the existing deed from your seller with the addition of your last name. Note: Title companies frequently re-record documents in order to correct an obvious clerical error.

Kondo is still communing lovingly with socks and blouses, folding clothes like origami and bowing in gratitude to her home. She also has a fresh perspective as a new mother.

“My daughter is only 6 months old, so my method hasn’t changed … She cannot make a mess yet. What has surprised me most is the amount of stuff a baby needs,” Kondo said, sitting primly at the edge of her seat in an impeccable white top over a pale blue print dress.

“Once she gets older, I’m sure there will be a little bit of adjustment.”

With an understated sense of humor, she notes in her new book that one of the people with whom she has had to share her storage methods is her new husband, himself so minimalist that he moved in with only four cardboard boxes of belongings.

“I am learning that unspoken family rules differ from one household to another, and that storage methods I had assumed were obvious need to be properly shared and explained,” she writes.

Kondo’s earlier book had no illustrations; “Spark Joy” is full of her charming, child-like drawings of everything from organized kitchen cupboards, to folding techniques for clothes ranging from underwear to frilly blouses to hoodies.

“It is very important that you know how to fold clothes in the correct way,” she informed the crowd at the Japan Society, before daintily approaching a

demonstration table where a small pile of unfolded clothing awaited. For one thing, “make sure you put a lot of love through your palms,” she said.

The audience — diehard fans and those new to her KonMari Method — applauded as Kondo quickly folded one item after another into a tiny cube, balanced each on edge to show how tightly Marie Kondo wound it was, then tucked them neatly into what resembled a lidless shoe box.

“Wow, that’s so cool. How did she do that?” a man in the second row whispered to his neighbor.

Kondo suggests setting the boxes of origami-esque parcels in drawers so that each is a joy-provoking bento of delights.

What about those pesky possessions that fail to spark joy yet are undeniably useful? Well, functionality can be beautiful too.

“After discarding a hammer because the handle was worn out, I used my frying pan to pound in any nails,” Kondo writes. But after she threw out a screwdriver, “I tried using a ruler to tighten a loose screw, but it snapped down the middle. This almost reduced me to tears as it was one I really liked.”

She even gives a nod to those who don’t thrill to tidying up. Kondo admitted to her New York audience that she regrets some of her earlier zeal in discarding her family’s belongings.

Or, as she says in the new book, “Only when we accept unconditionally people whose values differ from our own can we really say that we have finished tidying.”

A.R.S. 33-1321 requires that if demand has been made by a resident to return the security deposit, the tenancy has terminated and the resident has vacated the premises (given the keys back to the manager or owner) then the owner must send and itemization of any deductions for damages along with any amount due to the resident out of the security deposit back to the resident within 14 business days. There is nothing in the statute that requires the demand for return of security deposit to be in writing. It does not take much under the statute to create a demand other than the resident saying that they want you to send their deposit back.
