RALEIGH, N.C. - The company that lets you compare air fares and translate foreign languages online wants to make it easier to weigh the costs and benefits of installing solar panels on household rooftops.

Predicting if and when Millennials will buy homes is a big money question for the real estate industry.

A group of up-and-coming Millennial leaders from metro Phoenix shared their opinions Wednesday on how they and their peers view housing with more than 1,000 of Arizona’s top real estate executives at Urban Land Institute Arizona’s annual Trends Day conference.

All four of the 20- and 30-something speakers are homeowners. But they agreed Millennials have a different mindset on housing and are delaying buying because of obstacles past generations didn’t face.

They were scared by the crash. “The opportunity to grow wealth through housing as a way to build a nest egg was taken away from our parents,�

Chris Grogan, a partner with developer El Dorado Holdings, told the crowd.

But they are hopeful that things are turning around. “We know today in states like Arizona it costs more to rent than own a home as long as the value in your home stays steady and moves forward," he said. “We are just coming out of an economy where that wasn’t the case. But now it is the case, so we (the Millennials) will start looking at buying.�

Besides bad memories of the housing crash, there’s the record debt many recent college graduates are carrying. “Student debt is a big fear for Millennials who are worried about qualifying to buy so it’s easier for them to rent,� said Elise Goodell, marketing manager of Maracay Homes. “We, the real estate industry, have to make it easier.�

And then there’s the down payment required to buy. “Millennials are worried about the $40,000 they need to go buy the home.

Answer: You are talking about the TRID rules that went into effect Oct. 3, 2015. TRID stands for “TILA-RESPA Integrated Disclosure.� In other words, TRID attempts to integrate in one Closing Disclosure form the disclosure requirements of the Truth-inLending Act (TILA) and the Real Estate Settlement Procedures Act (RESPA). These TRID rules require in the Closing Disclosure form significant disclosures by a mortgage lender to the borrower relating to the costs of the mortgage loan. These TRID rules, however, do not apply to a one-time seller-carryback financing transaction between family members. Therefore, your father does not need to furnish you with the Closing Disclosure form required by the TRID rules.

roof combines the eye-in-the-sky images behind Google Earth with calculations on how much shade trees cast over a rooftop, data on local weather patterns, industry pricing and available subsidies to arrive at its bottom line.

The service expanded in December to analyze properties in the Raleigh area, as well as 15 other metro areas in Arizona, Colorado, Connecticut, Nevada, New Jersey and New York.

Interested potential customers are referred to solar-panel installers for further follow-up, cutting their marketing costs, said Carl Elkin, the senior software engineer behind the service.

“We at Google believe in solar energy. The solar industry needs our help,” he said. Google has invested more than $1 billion in recent years into solar energy, including $300 million earlier this year into a fund that finances residential rooftop projects installed by SolarCity Corp. Google invested $280 million in the publicly traded company in 2011.

Project Sunroof launched this summer in San Francisco and Fresno, California, and Boston, where Elkin works.

The metro areas were picked based on several criteria, including Google’s available satellite imagery and local market conditions including government incentives, Elkin said.

Google’s proposition is a faster, simpler way of sizing up possible pros and cons of solar than calling out someone for a site evaluation or using the more complex calculator offered by the U.S.

Energy Department.

An Associated Press reporter who plugged in his Raleigh home address was informed that installing solar panels would likely be a money-loser based on the amount of usable annual rooftop sunlight, shading from surrounding pine trees, and current household power use. But if the reporter chose to pursue the idea further, buying rather than leasing or a loan would be the better deal. Google’s increased involvement in solar comes as some states begin to reevaluate policies that have helped stimulate the rapid growth in turning sunlight into electricity.

All but a handful of states have laws allowing what’s called “net metering” for homes or businesses — basically selling power from rooftop cells they don’t use themselves, usually to the local electric utility, according to the National Conference of State Legislatures.

In December, Mississippi became the 46th state to adopt broad rules promoting solar power.

Solar accounts for about 1 percent of the country’s total reported electricity generation, according to the U.S. Energy Information Administration. About two-thirds of that is from utility-scale solar arrays that are often spread across rural tracts.

But as many as two dozen states are considering changes that would reduce the incentives for solar customers under the theory that they too should pay for the broader power grid.

Nevada utilities regulators last week adopted a policy to reduce by 75 percent over five years the amount Las Vegasarea electric company NV Energy pays customers for extra power their solar panels produce.

And Jenny Poon, founder of Phoenix’s collaborative co-working space CO+HOOTs, said Millennials “see not having debt as wealth.”

She thinks members of her generation will buy smaller houses and take out much smaller mortgages than their parents did.

All believe metro Phoenix will draw more Millennial residents because the region’s homes and apartments are still affordable for a big city.

Interesting insight from a panel of Millennials who drew the real estate

group’s rapt attention. But questions remain about when Millennials will turn out in droves to buy metro Phoenix homes and give the region’s housing market a big boost.

The group’s moderator Millennial attorney Byron Sarhangian of Snell & Wilmer said there’s wasn’t time to answer that and other key questions about the Millennial class in one panel.

He left the group of influential Valley executives with this parting comment about his generation.

“We have more people in the Millennial class than any other class in the history of the U.S. We are more educated than any class in the history of the U.S.,” he told the group of mostly baby boomers and Generation Xers. “And so we look forward to employing all of you in the future.”

antique collection. Because of this I do not want the maintenance people or my landlord to enter my apartment unless it is an emergency. My landlord says that as long as he gives me a 48-hour notice, he can enter. Is this true?

Answer: Yes. A landlord can enter any time during reasonable hours for any legitimate reason with a 48-hour written notice. The only exceptions are to harass a resident or if the entrance is excessive.

In this particular case, the resident may want to consider renters insurance for the antique collection. Further, should the resident refuse to allow access to the apartment, the landlord has grounds to terminate the lease and evict the resident.

Also, a resident cannot dictate who can enter the apartment or require the landlord to supervise the maintenance staff while in the unit.

Steps to keeping your apartment clean and healthy The new year always inspires me to think about getting the house in order. The long flu season can be another reason to take additional steps to keep your apartment clean and germ free.

Wash pillows, mattress pads. Pillows and mattresses collect dust and germs, and itâ&#x20AC;&#x2122;s important to wash them the same way you wash your bedding. At least twice

a year, vacuum your mattress and throw the mattress pad in a hot-water wash.

Same for your pillows and comforters. If you have a small washer/dryer, your local drycleaner or wash center can help you.

Clean your phone, keyboard. Every germ on your hands or face gets transferred to these surfaces. Take the time to wipe down your computer keyboard, phone and touchscreens daily with the right kind of cleaning solution.

Clean the oven. Clean the oven and oven racks twice a year to avoid the smell of burned food. Oven cleaners available at the store do a great job of cleaning up stubborn food drips. If you have a self-cleaning oven, read the userâ&#x20AC;&#x2122;s manual carefully.

Steam-clean the carpets. In addition to regular vacuuming, you need to deep clean your rugs and carpets at least yearly. Rent a steamer to clean your carpets and maybe your fabric furniture, too. You

can always hire a professional company, and they can spot clean if you need it.

Clean the dishwasher. Open up your dishwasher and smell. Itâ&#x20AC;&#x2122;s an environment that is hot and wet, where fungi and black yeast can grow. Every month, run your empty dishwasher on its hottest setting with a full cup of apple cider vinegar.
