use a beneÿciary deed to transfer my mobile home to my daughter when I die? Answer: A mobile home itself is personal property. If your mobile home is a“x ed to your land, however, the mobile home becomes real property, after an a“da vit of a“xtur e is recorded. ARS
§ 42-15202. Any “real property” can be transferred by a beneÿciary deed. ARS § 33-405. Therefore, if your mobile home is a“x ed and has become real property, you can record a beneÿciary deed to your daughter. Upon your death, your daughter would be the owner of the mobile home.

“All the development west of the White Tanks hinges on Interstate 11,” real-estate agent and Buckeye Chamber of Commerce board member Kevin Johnson said. Now that freeway, planned to run from Reno to Mexico and right through Belmont, is stalled without federal funding. Johnson is also a native of Buckeye, where two of the big West Valley developments — Douglas Ranch and Tartesso — are located. Those projects including Belmont have been on the drawing board for a few decades. All have changed hands a few times and started and stalled with metro Phoenix’s past two housing booms and busts.

As with any big new development in Arizona, the question about water comes up. Does the project have it or how will it get it? I couldn’t get an answer for Belmont, which is in unincorporated Maricopa County and Tonapah. But both Tartesso and Douglas Ranch have water, Buckeye’s communications manager Annie DeChance said. She said those communities have an assured-water supply certiÿcate with the Arizona Department of Water Resources and are on record as reaching “safe yield” by 2025. That means in eight years, the developments won’t use more groundwater than what is being replenished annually.
West Valley boom “The West Valley is the fastinggrowing region in metro Phoenix,” Arizona housing analyst Jim Belÿore said. He said 37 percent of all Valley newhome sales are now in the West Valley. And homes are already selling west of the White Tanks. Builder D.R. Horton is selling new homes in Tartesso, the closest in of the far West Valley developments. Last year, a California ÿrm paid $80 million for the community and relaunched it. Developers of the 53-square-mile
Douglas Ranch, northwest of Tartesso, are moving forward with plans for that community. And last week, Microsoft founder Gates invested in Belmont, north of I-10, west of Tartesso and south of Douglas Ranch. “Most people in Buckeye won’t get too excited about the growth, until they see the shovels,” said Johnson. “And we need to see jobs as well as homes out here.” The next time you drive to LA, be on the lookout for shovels west of the White Tanks.
WASHINGTON – Construction of new homes climbed 13.7 percent in October, the biggest jump in a year, as builders broke ground on more apartments and single-family houses. The Commerce Department said Friday that the monthly gain put U.S. housing starts at a seasonally adjusted annual rate of 1.29 million units. That is the best pace for home construction in 12 months. Housing starts have risen just 2.4 percent year-to-date, largely because fewer apartment complexes are being built. Single-family house construction has driven much of the growth this year in a sign of greater demand from buyers amid a healthy job market. But recent building trends reversed themselves somewhat in October, with most of the momentum coming from apartment construction. The building of multifamily properties jumped 37.4 percent in October. Construction of single-family houses increased 5.3 percent. Still, the building of new homes has done little to alleviate the growing shortage of existing homes for sale. This shortage has started to sti“e the broader real estate market. Purchases of existing homes have fallen over the past 12 months, according to the National Association of Realtors. The decline largely re“ects that there are 121,600 fewer homes on the market during the same period, a 6.4 percent decrease that new construction has been unable to o‘ set.

The recent news that Walmart and Amazon are researching ways to drop mail shipments inside our homes in response to the challenges of lost and stolen packages signals the reliance that modern America has to online ordering. Security companies offer us cameras outside our homes so we can see who is at the door or walking in front of our homes. These services can provide many protections for us when we are home and the ability to see what’s happening when we are away. If you are the
victim of someone stealing goods from your home, the video can help ÿnd that intruder. There are other ways you can prevent crime. Many apartment companies offer the convenience of a single point for shipment drop off and pick up. Newer communities are adding amenities like Amazon lockers and mail rooms in their communities. These can offer more security for our package delivery. For communities and homes that rely on the traditional delivery of packages on a front porch, the holiday season can bring out thieves who wait for trucks to leave to take your ordered goods. With the start of the holiday season, it’s a good time to think about how you can further protect yourself and your pack-
ages. Use Amazon, FedEx, or USPS notiÿcations if they are offered. Many services provide immediate tracking and notiÿcation of delivery so you can be ready to collect your packages. For larger or multiple orders, you may want to notify your community manager or front desk that you have numerous packages arriving. If you can collect them in a timely fashion, that helps with storage space as it’s likely limited and others are receiving goods too. Add speciÿc places for delivery to your shipping instructions. If there’s a good hiding place out of plain view where packages can be left, some companies will deliver to those instructions. No one should leave goods out for
longer than a few hours. This protects not only your goods, but also your neighbors’. Someone who would steal your packages may try to hit other houses as well. Some employers will also allow you to have your orders delivered to the ofÿce. This is a great way to track the delivery of your package and get it home safely. Be courteous and take home your orders in timely fashion so the o‘ce supply area doesn’t become your holiday gift-storage area.
