Business owner excited about new building

Wednesday, August 4, 2021

By Ron Giofu

A local business is moving to a new building and hopes to bring in more businesses and apartment dwellers. Bruno Orsi, owner of 2-Way Automotive, will be leaving his long-time home at the corner of Murray St. and Ramsay St. in the coming weeks and moving to his new building known as the River Towne Plaza at 15 Renaud Dr. He will be occupying a larger space – over 6,000 square feet – in the new building with seven other commercial units along the building’s main floor. Upstairs, there will be nine apartments including two accessible units. Orsi said construction has moved slower than hoped due to the ongoing COVID-19 pandemic but said things are progressing forward. He said the new store will be designed specifically to be a parts store, noting the location he is leaving had to be retrofitted for that purpose. The new building has been several years in the making. He already owned the property on Renaud St. He had people interested in the Murray St. location over the years and while he didn’t have any interest in moving originally, he received an offer that made sense for him and then he went to an architect to see what could be done at the Renaud St. site. “I know they want to do a lot in the downtown area,” he said.

Orsi estimated the cost of the new building to be between $3-4 million. Planning of the new building took a little over two years, Orsi added, and construction has been going on for about one year. He said he is using the best materials on the project and wants it to be a high quality building. “I didn’t skimp out,” said Orsi. The remaining commercial units will range in size from 1,000 square feet to 1,300 square feet and can be set up based on the needs of the tenants. The apartments will range from 1,000 square feet to 1,400 square feet with rents to start in the area of $2,000 per month

plus utilities. He said it will still be another couple of months before the apartments are ready. “They’re all brand new,” he said. “They are the latest and greatest. The utilities in this place are going to be very little.” Most apartments will have Juliet balconies, in which people can open their patio doors to let in light and fresh air. Orsi said everything is being built to 2021 standards including a fire warning system that identifies to the specific room where the trouble is. “There’s no way in the world if there is a fire in the building that they are going to miss it,” he said.
