Hospitality Overview Hospitality is defined as welcoming generosity to guests and visitors, providing friendly and kind service to strangers. RIM is very adept at designing and managing the design documents for highprofile hospitality projects throughout the world. Our hospitality portfolio includes everything from exotic resorts on remote islands, to well-known hotels with amazing site amenities, to charming hideaways in rural areas. We are recognized for designing beautiful projects in challenging locations and widely diverse climates.

Welcoming Experiences We fully realize the importance of providing a comfortable and welcoming experience to all travelers. Design is an adaptation of functional use and responsiveness to site conditions. We view these constraints as challenges to explore creative solutions that meet programmatic needs in a truly distinct way.

RIM served as Architect of Record for the newly opened Mauna Lani Hotel, located on the Kona Coast of the Island of Hawaii. As the first Auberge Resorts property in the Aloha State, this popular, luxury hotel was thoughtfully redesigned to celebrate the history, archaeology, nature, and culture that make its site unique. The resort includes 333 guest rooms, suites and private bungalows, three new pools including one with an infinity-edge for adults only, and a state-ofthe-art fitness center and spa.

For each project, we envision site specific solutions that make the most of climate, terrain, unique surroundings, and budget. Our hospitality project locations range from tropical to arctic to desert.

Creating Vivid Memories One’s destination is never a place, but rather the experience. — Anonymous Regardless of the market sector, product type, or destination, whether modest or luxurious, the design process is always about the guest and creating vivid memories. Our team is committed to providing creative solutions and memorable places.

Amenities A great mix of on-site amenities for guests to indulge makes each stay more pleasant and relaxing. Spas, dining options, shopping, swimming pools, and recreational spaces provide added value and enrich the overall guest experience. The personality of each resort is reflected in the type and style of amenities offered.

RiverPlace Hotel, Portland, Oregon

RIM served as Executive Architect for the renovation of an existing restaurant, bar, and private dining room, and the addition of a small fitness room on the ground floor of the RiverPlace Hotel in Portland, Oregon.

Programming and Planning The first step is to gather information and establish a framework for successful project delivery. Second, evaluating the project site is critical in determining the opportunities and constraints the site offers. Next, the building fitment and operational demands is checked against the circulation patterns, view potential, formal compatibility, and appearance. Each of these components bears a direct influence on the site’s design.

Hyatt Place Hotel Lake Powell, Arizona

Sited above Lake Powell in Page, Arizona is a new ground-up construction Hyatt Place hotel. This semiprototypical hotel was adapted from its urban origins to sit in the heart of “Canyon Country” and reflect

the rustic wilderness of the region. The hotel features 102 guest rooms, a full-service restaurant, bar, an outdoor pool and lounging terrace with enticing views of the nearby canyons.

Construction Documentation & Administration During construction documentation and administration, we review the drawings and documents with the client, the general contractor, and the subconsultants to ensure project goals are being met and are in alignment with the client’s vision.

Interior Design Good design is more than just a pretty picture. It is holistic, contextual, emotional, and rational. Each project allows us to explore fresh concepts and solutions in concert with the project location, the building architecture, and the brand identity of the client. Our thoughtful selection of materials, lighting, furnishings, and art stress artfully balanced spaces while maximizing functionality, intelligence, and the budget.

LeoPalace Resort Guam

Nestled in the serene foothills of Yoña, Guam, is the LeoPalace Resort. This resort readily accommodates the needs of any traveler, whether on business, family vacation, or a short sporting trip. RIM’s design work included remodeling of the guestrooms, an executive lounge, a new lobby, and spa; upgrades to the bus waiting area and the golf clubhouse; and full re-branding of the resort.

Sustainable Design Sustainability is a key consideration for each of our projects. RIM adopted its first Sustainability Policy in 2007. Firm-wide, RIM has designed 32 LEED certified projects. Our vision of enriching communities and shaping the future is the impetus for our focus in designing and developing projects in the built environment through reduced environmental impacts, enhanced occupant wellness, and resiliency. RIM currently has 19 LEED® and WELL Accredited Professionals, including several with BD+C and ID+C levels of certification. RIM’s Sustainability Best Practice Group meets monthly to further our sustainability goals and provide environmentally sound practices for our projects, our people, and our programs.

The Tsaina Lodge Restoration and Expansion in Alaska is designed with sustainable features such as low flow water/wastewater fixtures, low energy drawing equipment, eco-friendly landscapeing, and an efficient power distribution system that can be manually catered to draw only the necessary demand per the annual ebb and flow of peak season and off season occupancies.

Tsaina Lodge Restoration & Expansion

Branding & Graphic Design In addition to providing architectural services, RIM creates branding and graphic design for clients seeking to refresh their firm’s image. For this service, RIM seeks to capture, distill, and solidify a client’s unique personality and communicate that back to the marketplace. Architecture presents an opportunity to reinforce the client’s identity and bring the emotional, psychological, and visceral connections of branding to the built environment.

An example of RIM’s branding and graphic design for a hospitality project is the LeoPalace Resort, for which RIM provided re-branding, as illustrated on the next few pages.
