SHELBY WILLIAMS YELLOWSTONE REALTY BROKERS

Biggest mistakes home buyrs and sellers make.

Finding Opportunity in Billings’ Real Estate Market For Shelby Williams, a career in real estate was a long time coming. Although she had considered getting her license as early as 2008, she followed her parents’ advice to attend college first. After graduation, however, her interest in real estate remained. A day spent shadowing a friend who was a Century 21 agent confirmed that the industry was still where she wanted to be. In 2016, Williams took the leap. She quit her job, completed the seven-day real estate course and began working the following Tuesday. Walking away from the security of a traditional job for a commission-based career was intimidating, but nearly a decade later, she remains enthusiastic about the profession. Today, Williams is with Yellowstone Realty Brokers, a smaller brokerage she joined this year. She says the intimate environment was a major part of the appeal. “I just felt very at home there,” Williams says, noting the close-knit team, community involvement and even the office’s dog-friendly atmosphere. That community focus extends beyond real estate. Williams serves on the Alberta Bair Theater board and participates in volunteer community tours, helping prospective residents get to know Billings when they visit for job interviews. A Market That Has Found Its Balance After several unusually intense years in real estate, Williams describes the current Billings market as something closer to normal.

Yellowstone County has roughly three months of inventory, with homes typically spending 40 to 60 days on the market. The average Billings home price is around $420,000, while homes at $350,000 and below— particularly on the West End—remain considerably more competitive. For buyers, Williams recommends starting with

“Let’s maybe prepare, know where we’re at payment-wise, plan accordingly, save enough for our down payment, and then let’s go start looking.” preparation rather than house hunting. One of the biggest mistakes she sees is falling in love with a home before determining what they can realistically afford. “Let’s maybe prepare, know where we’re at paymentwise, plan accordingly, save enough for our down payment, and then let’s go start looking,” she says. Williams maintains relationships with local lenders and encourages buyers to explore available financing programs before beginning their search. For sellers, meanwhile, pricing has become particularly important. The market of 2019 or 2020 is no longer the

benchmark. Williams says sellers need to pay close attention to comparable properties and current buyer behavior, because an overly ambitious initial price can cause a home to sit. Why Billings Continues to Attract Buyers Williams sees Billings’ relative affordability as one of its greatest strengths. Compared with larger Montana markets, the city offers buyers access to employment, healthcare, schools and outdoor recreation without the same housing costs. Through her community tours, she frequently hears the same reasons from prospective residents: affordability, clean water and air, stable employment, recreation and the opportunity to raise a family in a place that combines the amenities of a larger city with a small-town atmosphere. And when transactions inevitably hit unexpected obstacles, Williams believes adaptability is essential. “Sometimes plans don’t go exactly as planned, and you have to pivot,” she says. That philosophy may be the heart of her approach to real estate: stay calm, solve problems and keep clients moving forward—even when the unexpected happens. For Williams, being a full-service agent means wearing a lot of hats, from negotiator and financial guide to occasional painter, cleaner and problem solver. It is all part of helping buyers and sellers navigate one of the biggest decisions of their lives.

TRACY ELLETSON GENERAL MANAGER OF PAUL DAVIS PROPERTY RESTORATION

What to do when disaster strikes your home. Water, fire & mold restoration explained.

The Call You Hope You Never Have to Make A burst pipe at 2 a.m. doesn’t come with instructions. Neither does a kitchen fire, a flooded basement or the discovery of a musty smell that makes a homeowner wonder what might be growing behind the walls. In those moments, the first challenge isn’t necessarily fixing the damage—it’s knowing what to do next. That’s where Tracy Elletson and his team at Paul Davis Restoration of Yellowstone County come in. As general manager, Elletson has seen homeowners encounter everything from relatively minor water losses to major structural damage. His job, he says, often begins with something as simple as helping people slow down and figure out what happens next. “Safety is number one,” Elletson says. For a flooded basement, that may mean resisting the instinct to wade into the water to find a shutoff valve. If electrical outlets or other electrical systems are submerged, the situation can be dangerous. Once the area is safe, shutting off the water and calling a professional can prevent a bad situation from becoming worse. Knowing where the home’s main water shutoff is located is another piece of preparation Elletson recommends every homeowner take seriously.

setting up a few fans. Paul Davis technicians use specialized equipment to locate moisture and follow established restoration protocols. Elletson describes drying and cleaning as a science: Understanding where water travels, determining what materials have been affected and making sure moisture is actually removed are all essential parts of the process. The same principle applies to fire damage. Smoke can travel

other specialists to determine exactly what needs to happen next. A recent example involved a vehicle that crashed into a home, damaging the foundation and reaching into the basement. Rather than attempting to solve a structural problem alone, the team brought in an engineer to assess the situation and determine the appropriate next steps. That willingness to bring in the right expertise is part of the job. A Teacher’s Approach to Restoration

“Safety is number one,” throughout a home, reaching areas far from the original fire. Proper restoration means addressing those hidden effects rather than simply cleaning what is immediately visible.

What You Can’t See Can Cost You

One Company, From Crisis to Completion

Water damage isn’t always as obvious as a puddle on the floor. A slow leak from a refrigerator or dishwasher can send moisture underneath cabinets, through walls and into adjacent rooms. By the time a homeowner notices the visible water, the damage may already extend much farther. That’s why professional restoration involves more than

Another distinction Elletson emphasizes is that Paul Davis provides full-service restoration. The company can begin with emergency mitigation, continue through drying and cleanup, and remain involved through reconstruction. For larger losses, that may mean coordinating with structural engineers, contractors and

Elletson’s path into the industry is somewhat unusual. Before joining Paul Davis in 2024, he spent 24 years teaching middle school in Billings. Yet the transition makes sense when he describes the work. Communication, empathy, leadership and patience were all skills he relied on in the classroom, and they’re equally valuable when standing in a homeowner’s basement after a disaster. His connection to Billings runs even deeper. He grew up in Sidney, played football at Rocky Mountain College and spent decades teaching and coaching in the community. For him, restoration is another form of service. That service also extends to helping homeowners navigate insurance claims. The process can involve unfamiliar terminology, paperwork and estimates, so Paul Davis works to keep communication flowing between the homeowner, restoration company and insurance provider. Ultimately, Elletson says, the goal is straightforward: Get people through a difficult experience and back into their homes. And while no homeowner wants to make that latenight call, having someone answer it—and knowing what to do when they arrive—can turn a frightening situation into a manageable one.

LAURA DRAGER OWNER & BROKER

Rising inventory, shifting buyer behavior, interest rates, pricing strategies, and the biggest mistakes both buyers and sellers are making right now.

More Than a Transaction Real estate decisions rarely happen in a vacuum. A buyer may have a growing family, a seller may be ready for a new chapter, or a couple may walk into a house convinced they’ve finally found “the one”—only to realize it doesn’t actually meet the needs they started with. That is where the real work begins. Drager’s approach to real estate is built around understanding what her clients are actually trying to accomplish. Before she starts showing homes, she asks buyers about their goals, their priorities and what they need from a property. And sometimes, that means reminding them of those goals when the excitement of a particular house takes over. “I wanted you to have four bedrooms, a three-car garage, and main-floor living,” she might tell a buyer. “This has none of those things.” It isn’t about talking someone out of a house. It’s about making sure the decision they’re making is still the decision they intended to make. That philosophy has served her well in a Billings market that Drager describes as relatively stable. Both inventory and buyer activity have been increasing, giving prospective buyers more properties to consider. Billings also remains comparatively affordable within Montana. While the statewide average home price is around $350,000 and includes rural communities, Drager points out that markets such as Bozeman, Flathead and Missoula have pushed substantially higher. Even some smaller communities have become more expensive. For buyers waiting for dramatically lower interest rates, however, Drager offers a different perspective. She remembers purchasing her first home when mortgage

rates were around 10 percent—a figure that sounds extraordinary compared with today’s rates. At the time, though, her priority wasn’t finding the perfect rate. It was owning a home where her children could grow up and where she could make the space her own. The Three Things That Sell a House

“I wanted you to have four bedrooms, a three-car garage, and main-floor living. This has none of those things.” Drager boils the equation down to three fundamentals: price, condition and location. Location can’t be changed, but pricing and presentation can. A home that is priced too high may struggle to attract showings, while small maintenance details can influence a buyer’s perception. Drager points to something as simple as a burned-out light bulb. To a homeowner, it may be insignificant. To a prospective buyer, it can suggest that the property hasn’t been carefully maintained. Her advice is straightforward: A home is ultimately worth what a buyer is willing to pay for it. She recalls one seller who understood that principle

particularly well. After making extensive updates— including new flooring, paint, appliances and mechanical maintenance—the seller still resisted the temptation to overprice the property based on what she had invested. The result? An accepted offer within 48 hours, above asking price, with the transaction closing in less than 30 days. Knowledge That Extends Beyond the Closing Drager’s commitment to her clients doesn’t stop with local market knowledge. She describes herself as a lifelong learner, completing significantly more continuing education than the 12 hours required annually by the state. Her involvement also extends into community and housing issues. She serves on the Billings Parks and Recreation Board and has participated in local task forces and water district activities. That community involvement has even led her into broader housing advocacy. In 2024, Drager became involved in proposed federal environmental requirements affecting electrical transformers. Concerned about potential delays for Montana housing development, she raised the issue with then-Senator Jon Tester. For Drager, it was another example of looking beyond the immediate transaction and asking a simple question: How does this affect the people I’m serving? Whether she’s helping a couple reconcile competing priorities, advising a seller on pricing or advocating for housing availability, her philosophy remains consistent. Real estate isn’t simply about buying or selling. It’s about helping people make informed decisions—and making sure those decisions still lead them where they want to go.

STEVE WELLS

CO-FOUNDER OF LIBERTY TITLE & LAND CO

Protecting buyers against hidden liens and ownership issues to creating a memorable closing-day experience.

Making the Finish Line Feel Like a Celebration Buying or selling a home is rarely a simple process. There are inspections, negotiations, financing, appraisals, paperwork and, inevitably, a few surprises along the way. After all of that, the closing table is supposed to be the finish line. Steve Wells, owner of Liberty Title, considers that finish line deserves more than a stack of papers and a set of keys. “Most people don’t buy and sell houses that often in their lifetime,” Wells said. “It’s a big deal, and we’re going to be there to make sure that they feel that.” That philosophy is at the heart of Liberty Title, a locally owned Billings title company that handles the behind-the-scenes work necessary to make sure a real estate transaction is completed properly. Once a property goes under contract, Liberty researches the public records and prepares a title commitment detailing what is attached to the property, from mortgages and judgments to easements and other recorded interests. The goal is simple: buyers should know what they are purchasing, and sellers should know the transaction is being completed correctly. Title insurance provides another layer of protection, covering certain problems involving ownership or claims against the property that could surface after closing. That becomes particularly important in cash transactions, Wells noted. Without a lender independently scrutinizing the property, a buyer may

be relying heavily on the seller’s word. A title company provides an independent review before the property changes hands. Paperwork is only half the job. His career has given him an unusual perspective

“We operate because Billings supports us, and we support Billings.” on what buyers and sellers experience. Wells grew up around construction, starting by pulling weeds and picking up trash on job sites before eventually managing projects, selling homes and becoming a real estate agent. He saw firsthand the emotional highs and lows that accompany a home purchase— from construction delays and inspection surprises to the excitement of finally getting the keys. Yet the closing itself often felt anticlimactic. “You just spent half a million dollars and I didn’t get anything,” Wells recalled thinking after some closings.

Liberty was created, in part, to change that. Today, buyers and sellers arriving for a closing encounter a very different atmosphere. There is literally a red carpet, the client’s name and home displayed at the signing table, and a team focused on making the occasion feel personal. Wells compares the experience to walking into a favorite local business where customers immediately feel welcomed and valued. At Liberty, he says, the goal is for nervous clients to walk in tense and leave laughing and smiling. That emphasis on people extends beyond the closing room. Liberty operates as a locally owned company with a four-day workweek and regularly takes its staff into the community for volunteer projects. The company has supported local youth activities and recently helped organize a pickleball tournament that raised nearly $10,000 for a travel soccer team. For Wells, that local connection is part of what makes Billings special—and part of what Liberty hopes to reflect. “We operate because Billings supports us, and we support Billings,” he said. Whether it is protecting a buyer from an unexpected title problem or simply recognizing the significance of the moment when the paperwork is finally signed, Liberty Title approaches real estate’s finish line a little differently: not as the end of a transaction, but as something worth celebrating.

KELLY SCHLAUCH KELLY SCHLAUCH REAL ESTATE

Why water rights can be critical when purchasing rural, agricultural, or irrigated property, how senior and junior water rights work, and why buyers should research those rights before closing.

Buying a first home often begins with a list. A certain number of bedrooms. A particular neighborhood. Maybe a garage, a fenced yard or a mountain view. But for Kelley Schlauch, the real work begins when she starts listening to everything that falls between those checkboxes. A Montana native, Schlauch brings a lifelong familiarity with the values of her home state to her real estate career. Before becoming a Realtor, she worked as a dental hygienist, a career she enjoyed for its opportunity to meet people and hear their stories. When the physical demands of the profession began taking a toll, she started looking for a new path that would preserve the social side of her work while offering greater flexibility. Real estate proved to be a natural fit. Inspired in part by watching her brother-in-law build his own career as a Realtor, Schlauch discovered that helping people navigate major decisions could combine her love of people, networking and independence. For first-time buyers, she sees the initial conversation as something closer to an interview than a sales pitch. Where do they want to live? Do they work from home? Is walkability important? Do they have pets? Do they want to be near the mountains or closer to town? The answers aren’t always as straightforward as they seem. Schlauch often sends prospective buyers homes to consider and asks a simple question: What do you like—and what don’t you like? By comparing those

reactions over time, buyers can discover that the home they thought they wanted isn’t necessarily the home that actually fits their lives. That same attention to detail becomes particularly important outside the city, where water rights can become a significant portion of a property’s value and usability.

“She isn’t simply helping people find a house. She’s helping them understand the place they are choosing to call home.” In Montana, water rights are associated with the land rather than simply the individual owner. For properties involving agricultural land, irrigation, livestock or ditches, buyers need to understand what water rights exist and what priority those rights carry. Montana’s system follows a seniority structure, meaning older, or “senior,” rights generally have priority over junior rights during shortages. Schlauch recommends making sure the information is investigated during the buying process. A title company can search for recorded rights, while ditch

companies can provide additional information. She recalls listing a property with some of the oldest water rights in the county and being surprised that not every agent immediately recognized their significance. For first-time buyers, Schlauch also emphasizes preparation before the house hunt begins. Couples should meet with a lender, become pre-approved and agree on their priorities before touring homes. Once under contract, buyers need to pay attention to deadlines associated with contingencies, understand earnest money and stay in close communication with their lender. And perhaps most importantly, she offers one simple warning: don’t make major purchases while waiting to close. A new car can change the financial picture and potentially disrupt the mortgage process. Away from real estate, Schlauch remains deeply connected to the Gallatin Valley. She volunteers with organizations including Gallatin Valley Land Trust, HRDC and Gallatin Women United, supporting trails, conservation, food assistance and programs for children. For Schlauch, those connections are part of what makes working in Bozeman meaningful. She isn’t simply helping people find a house. She’s helping them understand the place they are choosing to call home. To learn more about Kelley Schlauch and her real estate services, visit her website or email kelley@ ksrealestatemt.com.

TYLER BENSON STEEL WORX

Steel Worx was built on a shared passion for precision, craftsmanship and reliability.

For Tyler and the team at Steelworks, a project rarely begins with a finished blueprint. Sometimes it starts with a sketch, a phone call, or even a rough idea on a napkin. The challenge—and the fun—is figuring out how to turn that idea into something real. Founded in 2024 by Tyler and his best friend, Glenn, Steelworks grew out of more than 15 years of Tyler’s experience in manufacturing and steel fabrication. His previous work exposed him to nearly every side of the process, from CNC machining and laser cutting to welding, press-brake bending, powder coating, assembly and electrical work. Eventually, Tyler decided it was time to take that experience and build something of his own. Today, the Lewistown-based company handles an unusually wide range of custom steel projects. For homeowners, that can mean custom railings, kitchen hoods, stainless-steel countertops or decorative accent walls. For agricultural customers, Steelworks builds and repairs everything from equipment components to cattle-feeding flatbeds. The company also works with contractors and manufacturers on commercial projects, including railings, ladders and other specialty fabrication. One of Steelworks’ specialties is custom railing, where Tyler says the advantage is right in the name: custom. Rather than adapting a standard kit from

a home-improvement store, the railing is designed specifically for the home, deck and customer’s preferences. Steelworks can incorporate different designs, colors and features, while also accounting for structural requirements and building codes. The process begins with a conversation and a

“One of the shop’s unique tools is the ‘Steelworks Bible’...” visit to the property. Tyler measures the space, discusses what the customer wants and then develops a design. For railing projects, that might mean a traditional steel system or a cable design that preserves a particularly beautiful view. Once the details and budget are settled, Steelworks builds and installs the finished product. That same philosophy applies to more unusual projects. One customer might need a custom dog box for a pickup, complete with water storage and

drainage. Another might need a specialized service body or a piece of agricultural equipment repaired. Tyler says customers don’t have to arrive with a professional drawing. If they can explain what they want, Steelworks can work from there. The company’s three-person crew brings that same creativity into the shop. Tyler describes the workplace as family-oriented, collaborative and focused on having a good time while producing high-quality work. One of the shop’s unique tools is the “Steelworks Bible,” a growing binder where the crew records fabrication tricks, equipment settings, lessons learned and other useful knowledge. For Tyler, quality is personal. Steelworks carries his name, and he wants every finished project to reflect that pride. His ambitions extend well beyond Montana. Tyler envisions Steelworks eventually becoming a nationwide name in fabrication, while keeping its headquarters in the state where he and his partners were born and raised. “We’re proud of Montana,” he says. “We want to stay here, but we also want to give the rest of the world a little bit of our world.” To learn more or discuss a custom project, visit steelworksmt.com or call 406-366-9615.
