Clearly, sales take place through For Sale By Owner (FSBO’s), Real Estate Agents who are not Realtors and therefore don’t have MLS access, etc. However, I don’t believe that amount is significant.

The Outer Banks market covered by OBAR is a bit unique. It’s a mixed market but it’s primarily a vacation/rental home market. Coverage stretches from lower Currituck County and the Dare County mainland, all along the beaches from Carova through Ocracoke.

The number of listings under contract has held steady for the last 3 month but are down 3% from 2018 Residential inventory is up 7% over 2018 and has continued to climb over the last year! Are we beginning to see this in prices? See individual town pages. Residential sales are down 3% over 2018 levels. However, they jumped 11% in May from April (as predicted) and due to the number of under contract listings, we are expecting a spike in June as well. The biggest story is Lot/Land sales which have continued to decline (down 23% over last year) while inventory continues to climb (up 22% over last year). Hatteras Island, Southern Shores and unincorporated Dare County lead our market in new construction permit value There are only 66 active construction permits compared to 104 at this time in 2018 with Kill Devil Hills and unincorporated Dare leading the way at 10 ea. Absorption reflects the increased inventory for both homes and land. With 12 months supply for homes and 25 months for land, supply still clearly exceeds demand. We remain a strong and stable Buyer’s market.

Vacation rental activity appeared to be very strong in May! Homes in a rental program can only be seen on turnover day (usually Saturday or Sunday) unless vacant. So, weekday showings are becoming more difficult. With land/lot sales declining, if you are considering a purchase, it might be a good time to buy land and build new. Seller’s – Prices for homes continue to rise in some towns but we are seeing a slight decline in others. Although inventory is up over 2018 levels, it remains low. The right time to sell always depends on your circumstances and goals. The current state of our market should not deter you. Nice homes that are priced correctly are still moving quickly. DOM continues to trend downward. Will there be another Seller’s market? Who knows and if so, when? Buyer’s – It is still a Buyer’s market. Interest rates remain low and inventory is rising (more homes to choose from). Homes that are well maintained and priced correctly move quickly with some selling at or above asking price!
