Soundfronts.com OBX Market Report – January 2019 • Hi. Rick Kinne here with Village Realty in Nags Head, North Carolina. This Outer Banks real estate market report is a monthly feature for my soundfronts OBX page and soundfronts.com website, intended to keep you informed of the local real estate market. • Before we get started, I need to preface the report with some stipulations and provide some context. So: OBAR’s disclosure is printed on all of OBAR’s statistical reports and reads as follows: “This representation is based in whole or in part on data supplied by, and to the Subscribers of the Outer Banks Association of REALTORS® Multiple Listing Service. Information contained herein is deemed reliable but not guaranteed. Data maintained by the OBAR MLS is for its own use and may not reflect all real estate activity in the market.”

Clearly, sales take place through For Sale By Owner (FSBO’s), Real Estate Agents who are not Realtors and therefore don’t have MLS access, etc. However, I don’t believe that amount is significant.

The Outer Banks market covered by OBAR is a bit unique. It’s a mixed market but it’s primarily a vacation/rental home market. Coverage stretches from lower Currituck County and the Dare County mainland, all along the beaches from Carova through Ocracoke.

Many of these charts reveal the cyclical nature of real estate sales on the Outer Banks due to the resort aspects of our market. It is easy to see when our season heats up and when it winds down. Overall, January sales were down by 12%. However, listings under contract increased significantly – 6%. Residential sales are down slightly at 3%. However, median prices are up by 20%. Land sales are down 43% YOY and the median price is down 19%. A trend we should continue to monitor. Residential inventory is up by 9% and Land inventory is up 8%. This is also a trend to watch. We remain a strong and stable Buyer’s market. With 11 months supply for homes and 21 months for land, supply still clearly exceeds demand.

Kill Devil Hills leads our market in new construction permit value at $20M+! Overall, there were 294 permits for new construction in 2018 compared to 297 in 2017. Winter is when our market historically slows down. There are less people in town looking for homes and seller’s know this. However, the winter months are a good time to buy and/or sell. Call me to find out why! Seller’s – overall, prices are rising and although inventory is up over 2018 levels, it remains low. The right time to sell always depends on your circumstances and goals. The state of our market should not deter you. Nice homes that are priced correctly are still moving quickly. DOM continues to trend downward (by 62% over last January). Will there be another Seller’s market? Who knows and if so, when? Buyer’s – It is still a Buyer’s market. Interest rates have come down again and inventory remains low. Homes that are priced correctly move quickly and some are selling at asking price or slightly above! So, be ready to make a move! Please feel free to call, e mail or text me at any time with questions or assistance...
