Clearly, sales take place through For Sale By Owner (FSBO’s), Real Estate Agents who are not Realtors and therefore don’t have MLS access, etc. However, I don’t believe that amount is significant.

The Outer Banks market covered by OBAR is a bit unique. It’s a mixed market but it’s primarily a vacation/rental home market. Coverage stretches from lower Currituck County and the Dare County mainland, all along the beaches from Carova through Ocracoke.

February unit sales up 15% compared to February 2019! Residential unit sales are up 19% over last year! Lots/Land sales are down 14% over this time last year! Under Contract listings are up substantially – 32%! February 2020 is the first time in any month that under contract listings exceeded 500 sine the MLS began tracking! March sales should also be very strong! Residential inventory is down 15% over last year and overall inventory is down by 10%. Absorption is a direct reflection of inventory for both homes and land. Homes were at 10 months in February while Land was at 21 months. Supply still clearly exceeds demand. We remain a strong and stable Buyer’s market with absorption moving in the right direction for Sellers.

Vacation rental activity remains low but should begin to pick up! With home inventory declining, if you are considering a purchase, it is a really good time to consider buying land and building new. The number of under contract listings should make March a great month for sales as well. Seller’s – Prices for homes have risen in many towns as were the number of sales! See the “sales by town” pages. Inventory remains low. The right time to sell always depends on your circumstances and goals. The current state of our market should not deter you at all. Nice homes that are priced correctly are moving quickly. DOM remains low. It appears we may be heading toward a Seller’s market with inventory now at 10 months. We will watch carefully! Buyer’s – It is still a Buyer’s market. Interest rates are at an 8 year low and there is still solid inventory (homes to choose from). Homes that are well maintained and priced correctly move quickly with some selling at or above asking price! So, get pre-approved and be ready to make a move!
