Soundfronts.com OBX Market Report – February 2019 • Hi. Rick Kinne here with Village Realty in Nags Head, North Carolina. This Outer Banks real estate market report is a monthly feature for my soundfronts OBX page and soundfronts.com website, intended to keep you informed of the local real estate market. • Before we get started, I need to preface the report with some stipulations and provide some context. So: OBAR’s disclosure is printed on all of OBAR’s statistical reports and reads as follows: “This representation is based in whole or in part on data supplied by, and to the Subscribers of the Outer Banks Association of REALTORS® Multiple Listing Service. Information contained herein is deemed reliable but not guaranteed. Data maintained by the OBAR MLS is for its own use and may not reflect all real estate activity in the market.”

•

Clearly, sales take place through For Sale By Owner (FSBO’s), Real Estate Agents who are not Realtors and therefore don’t have MLS access, etc. However, I don’t believe that amount is significant.

The Outer Banks market covered by OBAR is a bit unique. It’s a mixed market but it’s primarily a vacation/rental home market. Coverage stretches from lower Currituck County and the Dare County mainland, all along the beaches from Carova through Ocracoke.

Wrap-up… •

Between January and February 2019, Sold listings increased by 15%, Under Contract listings increased by 14%, and we experienced the highest number of February sales since 2005. Snow storms impacted sales in February 2018 but numbers are still impressive! Overall, January sales are up by 46% and listings under contract increased by 6%. Residential sales are up by 38% and median prices are up by 2%. Land sales had been declining but are now up 68% YOY. The median price is down 8%. Residential inventory is up by 8% and Land inventory is up 16%. A trend to watch. With 11 months supply for homes and 21 months for land, supply still clearly exceeds demand. We remain a strong and stable Buyer’s market. Our market remains a strong Buyer’s market.

Southern Shores now leads our market in new construction permit value There are 17 active construction permits compared to 23 at this time in 2018 with Kitty Hawk leading the charge at 5. As Winter is winding down, we are starting to see the market pick up already. Seller’s – overall, prices are rising and although inventory is up over 2018 levels, it remains low. The right time to sell always depends on your circumstances and goals. The state of our market should not deter you. Nice homes that are priced correctly are still moving quickly. DOM continues to trend downward. Will there be another Seller’s market? Who knows and if so, when? Buyer’s – It is still a Buyer’s market. Interest rates have come down again and inventory remains low. Homes that are priced correctly move quickly and some are selling at asking price or slightly above! So, be ready to make a move! Please feel free to call, e mail or text me at any time with questions or assistance...
