For the past six years, Amara Martin, 35 and her husband, Kezley Martin, both have lifted their community in Elmont through their philanthropic endeavors, completing their charitable work without placing an official name on it. But, starting this year, all of that will change. Since they are well known in the area for their philanthropy, and Kezley, also known as DJ Arson, has established a significant community presence with his work as a DJ, they have decided to formally name their nonprofit, The Arson Cares Foundation. “We decided we wanted to keep everything familiar,” Amara said. “Because a lot of people know the name, they know him, especially in Elmont, so it kind of just ties everything together.”

Last month, the couple volunteered at a holiday giveaway held at Elmont Memorial Library, where toys were distributed to local children. Elmont Cultural Center and Meera Empowerment hosted the event, which also featured cupcakes, hot cocoa and crafts. The couple donated so many toys at the event that they couldn’t give them all away, so the following day, they ran a mini toy drive out of their car at the Valley Stream Walmart. Their nonprofit will focus on helping those in family shelters, but as it expands, they are hoping to reach every community member in need. The couple, life-long Elmont residents and Elmont Memorial High School graduates, began their charity work in 2020 by combining car shows and toy drives. A 420-unit affordable housing complex in the Village of Hempstead will remain rent-protected for more than two decades under new ownership, following a $145 million preservation project that includes millions in renovations. Hudson Valley Property Group, national affordable housing firm, recently acquired the 100 Terrace Apartments. Built in 1972, the mid-rise apartment complex is one of the largest sources of affordable housing in the village and marks the company’s first property in Nassau County. The firm plans to invest $23 million in capital improvements — averaging $55,000 per unit — to modernize the sixstory building, upgrade infrastructure and improve quality of life for hundreds of families. “100 Terrace represents a critical component of the area’s affordable housing infrastructure,” said Jason Bordainick, managing partner of Hudson Valley Property Group. “We’re committed to ensuring these 420 homes remain safe, accessible, and affordable for working families for generations to come.” To lock in affordability, Hudson Valley renewed the property’s Section 8 Housing Assistance Payment contract with the U.S. Department of Housing and Urban Development. Created by the Housing and Community Development Act of 1978, the Housing Choice Voucher program, also known as Section 8, provides assistance to eligible low- and moderate-income families to rent housing in the private market. Eligibility for this program is based on a family’s gross annual income and family size. The renewal guarantees that tenants — 99 percent of whom are covered under Section 8 — will continue paying no more than 30 percent of their income toward rent. These protections will remain in place for at least 22 years, officials said. The company also reached a Payment in Lieu of Taxes agreement with the Town of Hempstead Industrial Development Agency to help ensure long-term financial stability for the property. “We welcome this investment by Hudson Valley Property Group,” said Frederick Parola, the agency’s executive direc-

tor. “Tenants, the village and the town will benefit from the revitalization of this property and the creation of a safe, attractive, and well-maintained affordable housing community.” Planned renovations will include new cabinetry, countertops, energy-efficient appliances and updated flooring in each unit. Building-wide improvements include new boilers, roof replacement, elevator upgrades and repairs to the parking garage. Residents can also expect improved amenities. A new business center and expanded laundry facilities are planned, along with free high-speed Wi-Fi for all households. The complex will also see enhanced safety measures through Hudson Valley’s Community Enhancement Program. Security upgrades will include new surveillance cameras, updated intercom systems and modernized access control throughout the property. In addition to physical upgrades, Hudson Valley has pledged to support the long-running P.E.A.C.E. Afterschool Program, which operates on site. The nonprofit program provides academic enrichment, tutoring and youth development activities for local students. “The PEACE After School Program has proudly served this community for over 14 years,” said Dr. Fayth Vaughn-Shavuo, the program’s executive director. “We’re excited to partner with new ownership … to strengthen the support and resources available to our students and families.” The preservation project is being financed through equity from Hudson Valley’s dedicated preservation fund and a Fannie Mae loan originated by KeyBank. Company officials say the investment is part of a broader mission to preserve affordability and improve housing conditions across Long Island and beyond.

The insurer says that Mount Sinai is demanding a 50 percent increase over three years, which would add more than $1 billion to regional health care costs. Anthem provided examples of what it claimed the increases could mean for patients, including $10,500 more for childbirth, $52,000 more for open-heart surgery and $8,500 more for knee replacements. Mount Sinai disputes those figures. “Your definite out-of-pocket cost is going to be greater,” James Donnelly, of the nonprofit Pulse Center for Patient Safety, said. “Continuity of care can help, but those protections are limited.” Continuity-of-care provisions can allow patients undergoing treatment for serious conditions — such as cancer, pregnancy, terminal illness or scheduled surgeries — to temporarily continue seeing their Mount Sinai doctors at in-net-

Anthem says it is contacting eligible members directly and helping them through the transition. Under New York law, hospitals must remain in-network for 60 days after a contract expires, offering short-term protection for patients. However, that clock is already running. Medicaid and Essential Plan members may have more options. Medicaid enrollees can change plans within the first 90 days, while Essential Plan members can switch insurers at any time during the year to maintain access to Mount Sinai providers. Mount Sinai is urging employer-sponsored plan members to contact their human resources departments and Anthem directly to advocate for a resolution. Anthem encourages members to review their benefits and use its online tools to locate in-network providers. Despite months of negotiations, there is no immediate sign of a deal. “We are committed to reaching an agreement,” Anthem said in a statement, adding that it cannot agree to “extreme price increases” that would raise premiums and out-of-pocket costs. Mount Sinai, a nonprofit system, said it reinvests revenue into patient care, education and research and “cannot subsidize a for-profit insurer’s margins at the expense of patient access.” As the March 1 deadline approaches, thousands of Long Islanders are left waiting, hoping negotiations resume before their options narrow even further.

Minimum wage increase to hit paychecks this month

New York state’s minimum wage increased on Jan. 1, marking the third straight year of increases. In New York City, Westchester and Long Island, the wage increased to $17 per hour, and in the rest of the state to $16 per hour. This adjustment of $.50 per hour is part of a planned series of increases, which will be indexed to inflation starting in 2027. “From the tip of Montauk to Niagara Falls, this increase reflects our promise to put money back in New Yorkers pockets and uplift our hard workers,” Governor Kathy Hochul said. “By continuing these investments and indexing wages to inflation, we’re making sure New Yorkers can keep up with rising costs by taking home more money.” “As costs rise, wages must keep pace,” State Sen. Minimum wage was also boosted by $0.50 per hour in 2024 and 2025. Starting in 2027, the minimum wage will increase annually at a rate determined by the Consumer Price Index for Urban Wage Earners and Clerical Workers for the Northeast Region — the most accurate regional measure of inflation. The state’s Department of Labor is working to educate employers and employees about wage changes. It offers free education seminars to help employers better understand labor laws and ensure compliance. Workers can visit the Department of Labor’s minimum wage webpage for more information, including an interactive minimum wage lookup tool to verify their correct pay rate. If you earn minimum wage and do not see an increase reflected in your paycheck, wage complaints can be filed at DOL.NY.gov or by calling (833) 910-4378. “With costs rising, this increase is crucial for workers looking to make ends meet,” New York State Department of Labor Commissioner Roberta Reardon said.
