The Babylon American Legion Post #94, in cooperation with the Village of Babylon will hold its annual Memorial Day Parade on May 27. The parade will start at 11 a.m at Foster Boulevard and Deer Park Avenue and proceed south on Deer Park Avenue to Montauk Highway, then west to the Argyle Park Bandshell, where ceremonies will be held.

Upon conclusion of ceremonies, refreshments will be served at Babylon Post #94, at 22 Grove Place. The public is invited and encouraged to attend.

The day of remembrance will begin at 10 a.m. with congruent ceremonies by the VFW at Breslau Cemetery and the Lindenhurst Fire Department (LFD) at Fireman’s Memorial Park. Then the VFW will march west on Newark Street, turn south on Delaware Avenue, and turn west on Charles Street to meet up with the LFD and other parade participants at Fireman’s Memorial Park. From there, at 11 a.m., the parade will head west on Hartford Street, turn south on North Wellwood Avenue, make a brief stop on South Wellwood Avenue to lay a wreath at the WWI Memorial, and continue to Village Hall, 430 South Wellwood Avenue, where a Memorial Day Observance will take place at approximately 12 p.m.

Marching with Veterans organizations and the Lindenhurst Fire Department, will be elected officials, the Lindenhurst High School and Middle School marching bands and Junior ROTC, and many local civic organizations and community groups.

The public is invited and encouraged to attend the event as Lindenhurst honors and remembers the brave men and women who died in the performance of their military duties while serving in the United States Armed Forces.

Note, in the event of rain, the parade will be cancelled and ceremonies will be held at the Lindenhurst Fire Department Main House, 225 South Wellwood Avenue, at 10 a.m.

WEST ISLIP

The Town of Islip and the American Legion Post #1738 are hosting the annual Memorial Day Parade, Mon., May 27. Line up starts on Higbie Lane, one block south of Sunrise Highway, and proceeds south to the intersection of Udall Road where a prayer service will be held. The parade then moves to the Paul J. Bellew Dchool, 25 Higbie Lane where ceremonies, including the presentation of wreaths, will be held. American Legion and public officials will speak and then everyone is invited to the Legion at 340 Union Blvd., West Islip for hot dogs and refreshments. Matthew Carbone completes Eagle Scout Project

Matthew Carbone, a scout in Troop 2014 in West Babylon, just completed his Eagle Scout project, which resulted in collecting more than 1,500 pounds of food for the Our Lady of Grace R. C. Church food pantry. Completion of the project resulted in his earning Eagle Scout designation.

He held the food drive at two locations. on March 9 and in addition to the food raised $278.

Mayor E. Donald Conroy Scholarship Fund seeking donations for awards

Starting in 2004, the goal of the Mayor E. Donald Conroy Scholarship is to identify one high school senior who is a Babylon Village resident or attends Babylon High School, who has shown by his or her actions, service to the community in the spirit exemplified by E. Donald Conroy.

To date, the scholarship committee has awarded over $300,000 to qualified students due to the generosity of the community.

Summer at the Gilbert C. Hanse Pool

Babylon Presents Antique Car Show

Let Babylon Village take you on a little nostalgic trip when it presents its annual Antique Car Show. The event is Sun., June 9 from 10 a.m. to 3 p.m., at the Gilbert C. Hanse pool, 700 Fire Island Avenue.

Those wishing to enter their vehicle for the Mayor’s Car Choice Trophy should be at the pool by 9 a.m., to claim a spot. No registration is required and there is a $20 fee for each car entered. A portion of the proceeds will benefit the Strong Island Animal Rescue.

In addition to the antique cars, there will be food and music, all set against the backdrop of the Great South Bay. For more information call the Village at 631-669-1500.

Babylon Chamber hosts Spring Fling Festival

The Babylon Chamber of Commerce proudly presents their upcoming Spring Fling, taking place on Saturday, June 3 from 11a.m. to 6p.m. in Babylon Village. The event will feature an Arts and Music Festival, Sidewalk Chalk Event and outdoor dining. The

public is invited to attend. In case of inclement weather, a rain date is scheduled for June 10. Note that Deer Park Avenue will be closed from Main Street to Park Avenue. This event is free.

West Babylon HS Class of 2004 sets 20-year reunion for August 9

The 20-year reunion of the West Babylon Class of 2004 has been set for Fri., Aug 9 from 8 p.m. to 12 a.m. at The Piermont in Babylon.

There will be an open bar, cocktail hour, dinner, dessert, DJ and dancing.

Richner Communications acquires CJ Publishers

Amityville Record, Babylon Beacon and Massapequa Post join Herald Community Media

Richner Communications, Inc. — Long Island’s largest publisher of local media — has acquired the Amityville Record, Babylon Beacon, Massapequa Post and Beacon Smart Shopper, from CJ Publishers Inc.

These brands join family-owned Richner Communications, which now owns and publishes 27 community-focused hyperlocal newspapers through its Herald Community Media division, which serves large parts of Nassau County, as well as parts of New York City through the Pulitzer Prize-winning Riverdale Press in the Bronx, and The Jewish Star, which serves the Orthodox Jewish communities throughout the region.

The Amityville Record, Babylon Beacon and Massapequa Post date back to 1904, 1966 and 1951, respectively. Today, they serve the communities of the Village of Amityville, North Amityville, Village of Babylon, North Babylon, West Babylon, Copiague, Deer Park, West Islip, Lindenhurst, South Farmingdale, Massapequa, Massapequa Park, Plainedge and

Seaford.

Carolyn James, owner of CJ Publishers with her husband, Al, expressed a mix of emotions in announcing the sale. James says she trusts the sale will be seamless with careful stewardship, allowing the newspapers to remain “steadfast pillars within their communities under new guardianship.”

“In the pages of the June 19, 1991, editions of the Amityville Record, Babylon Beacon and Massapequa Post, we embarked on a journey, pledging to carry forth the legacy of those who came before us,” wrote James in a note to readers last week. “Now, nearly 32 years later, we stand on the precipice of change as Herald Community Newspapers — a stalwart in Nassau County’s weekly news landscape — assumes ownership of our beloved papers.”

The Richner and James families have a longstanding relationship. Richner Printing has printed the CJ newspapers for years and also prints other daily and weekly newspapers, specialty publications and newsletters throughout the tri-state region, as well as gen-

eral, high-volume commercial printing and mailing. Like CJ Publications, Richner Communications is a proud family-owned business. Founded by Robert and Edith Richner in 1964, the company is today led by their son, Stuart Richner.

"We are excited to continue the great work of Carolyn, Al and their team, to ensure that the Amityville, Babylon and Massapequa communities have the critical news necessary to remain vibrant places to live and work," Richner said. Lindenhurst Kiwanis Club awards scholarships

The Kiwanis Club of Lindenhurst held an event recognizing seven students with scholarships and presenting a special scholarship to a student in the Career and Technical Education Program in memory of George. M. Bryant, a longtime member of the organization and the owner of Akron Auto Service in Lindenhurst. Bryant served in nearly every executive board positionin the club during his 50-year membership.

The following incidents have been reported by the Suffolk County Police and other local police and fire departments.

CHARGED FOR SELLING FLAVORED VAPE TO MINOR

Deer Park: Suffolk Police arrested Dharmesh Patel, an employee of Island Mini Mart, 544 Commack Rd., and charged him with Unlawfully Dealing With a Child and Sale of Flavored Vape Products, a public health law violation. Police said they responded to the store as part of an investigation of six locations selling vape products. An undercover agent was sold a strawberry watermelon vape product by Patel and a large quantity of flavored vape products were seized.

Patel. 31 of Hicksville received an appearance ticket and is scheduled to appear in court at a later date.

The charges against those listed are allegations and the cases are still pending in the courts. Individuals charged and whose names appear in this column may submit documentation to us at a later date that the charges have been dismissed or that they have been found innocent and we will include that information in this space in a timely manner.

Hats off to all those who have earned their degrees and diplomas

This week, countless colleges celebrated their graduation ceremonies, where proud students, their families, and their teachers gathered to honor the culmination of years of hard work and dedication. This moment marks not just an end, but a profound new beginning for these graduates. It is a time to reflect on the knowledge gained and to gaze ahead at the boundless possibilities the future holds.

For some, this milestone signifies the start of further academic pursuits, while others will embark on their professional journeys, armed with newfound skills and confidence. Those who continue their education do so with the assurance that they have the capability

to thrive both in the classroom and beyond.

Achieving this success has not come without significant effort and financial sacrifice. In our rapidly evolving world, education demands a dynamic and innovative mindset. Across all fields—whether in education, law, psychology, medicine, engineering, or countless others—success awaits those who are ready to embrace the future's opportunities and challenges.

To the students who have earned their college degrees, and to those about to receive their high school and technical diplomas, we extend our heartfelt congratulations. You did it!

PUBLIC COMMENTARY

The glorious month of May—soak it in before it's gone

This wonderful month will be over soon, but there is much to note about May.

Mother’s Day, a day that has come and gone, is important to celebrate our moms. I remember my mother, who was so dear; I cherish those beautiful years. We take pictures, and they may eventually fade, but the memories and love we have for our mothers never disappear.

During May, we celebrate graduations as students of all ages move forward to the next level, always a joyous time. Most of America’s graduates want to celebrate their achievements, but sadly, some are missing that opportunity because a few people believe they have the right to disrupt these events.

May is a beautiful month as we also celebrate Memorial Day, recognizing and remembering the many who gave their all so that we can enjoy the freedoms in this great country. As we approach Memorial Day, let’s hope and

pray that our country can always seek peace and avoid the slaughter of our young men and women. Be kind and supportive of those you know in active service as they face many daily challenges.

May is a beautiful month because of all the green leaves on the trees and beautiful flowers. Take time to enjoy the landscape of May.

Finally, May is a great month because the May primary is over. I’m sick and tired of political ads. Oh, I realize it’s not over. There is plenty more to come, but at least we have a short reprieve from the constant texts filled with political messages. I don’t know how they got my phone number, but I hear from everybody—from those who are running for President of the United States to local politicians to dog catchers.

So, for the rest of this beautiful month, embrace each day and the good people you know. June will soon come, and we will have long days and star-filled nights. But for

now, take hold of May and enjoy each day. Find time to soak it all in, as it will soon fade away.

Wyandanch scholars celebrate World Kindness Day

World Kindness Day was celebrated by students in the Wyandanch School District late last year. An annual international event that was first introduced in 1998 by the World Kindness Movement, World Kindness Day is observed in many countries including Australia, Canada, Nigeria and the United Arab Emirates.

The theme for last year’s World Kindness Day was “Be Kind Wherever Possible” and highlighted was

the significance of consideration as a widespread rule that must be practiced by all worldwide.

Scholars in the morning SCOPE Enrichment Programs at Lafrancis Hardiman Elementary School and Martin Luther King, Jr. Elementary School celebrated World Kindness Day by writing kindness cards and letters and delivering treats to staff members.

•Joseph Vaillancourt of West Babylon has earned an academic award at SUNY Canton.

•Aaren Woodworth of Lindenhurst has been honored during the 39th Annual Student Leadership Banquet at SUNY Cortland.

•Elizabeth Wanderman of Babylon has graduated from the University of Georgia.

Lindy HS student receives full college scholarship

Lindenhurst High School student Khrystyna Blyshchak has been named a QuestBridge Scholar and is receiving a full, four-year scholarship to Tufts University in Massachusetts.

Khrystyna was one of more than 20,800 high school seniors nationwide who applied to QuestBridge during the 2022-2023 school year, and she is one of only 2,242 finalists who were ultimately recognized as Match Scholarship recipients this year. Students who received the scholarship had an average unweighted GPA of 3.92, and 86 percent are in the top ten percent Khrystyna plans to study computer science at Tufts.

“Khrystyna’s story is one that comprises hard work, overcoming adversity and becoming one of the highest academic achievers in her class,” said Lindenhurst High School Guidance Counselor Matthew Ward, noting that she did not speak English when her family emigrated from the Ukraine to America. “She is truly very bright, incredibly resourceful and well-rounded young person. This scholarship is well deserved.”

Suffolk Legislator Tom Donnelly Honors Rosaria Luppy of Deer Park as 2024 Woman of Distinction

Rosaria Luppy, a resident of Deer Park who generously volunteers her time in the community, has been selected by Suffolk County Legislator Tom Donnelly (D-Deer Park) as District 17’s Woman of Distinction for 2024.

He honored Luppy during the annual Suffolk County Women of Distinction luncheon, held this year at the H. Lee Dennison Building in Hauppauge on May 7, where he detailed her compassion and selflessness and presented her with a County Proclamation. They were joined by her twin daughters, Giovanna and Arianna, students at Deer Park High School.

A community leader known for her extensive volunteer work, philanthropic initiatives and advocacy, Ms. Luppy is active with the Deer Park Columbiettes, the women’s organization affiliated with the Knights of Columbus, Our Lady of the Rosary Council and her parish, Ss. Cyril & Methodius Roman Catholic Church. As a result of her initiative and under her direction, the Columbiettes created 435 handmade “Sock Cupcakes” during the holiday season that were hand delivered to local nursing homes and spread joy and warmth to residents.

Seven years ago, Ms. Luppy founded the Deer Park Juniors, a volunteer group that engages local youth to help and give back to the community through activities that include cleanups, assisting the elderly and supporting healthcare

workers during the pandemic. She initiated numerous other impactful projects, including dedicating a Tiny Library in memory of fallen police officers, providing essential items to the homeless, donating gloves and hats to the Veteran’s Administration hospital and sending care packages and cards to military personnel stationed abroad.

“Ms. Luppy is a vibrant important member of the Deer Park community who is passionate about helping others. Her desire and dedication to doing good through giving back is both astonishing and inspiring,” said Donnelly. “It was a privilege to select and honor her as my Woman of Distinction for 2024 and, on behalf of the entire community, thank her for all that she does.”

The Suffolk County Woman of Distinction Recognition Program was established in 2002 to give each County Legislator the opportunity to honor an outstanding woman who resides in his or her legislative district and has demonstrated leadership, involvement and commitment to community. Ms. Luppy and the names of the other 2024 honorees were read into the record at the May 7 Legislative General Meeting. Donnelly’s previous winners include Bonnie Rosen of Melville (2023), Valerie St. Bernard of Deer Park (2022), Lisa Karrer and Deborah Porretto of South Huntington (2021) and June Hunt Margolin of Huntington Station (2020).

The dog gene that makes it “ruf” for some breeds to lose weight

Pets, Pets, Pets...

Do certain breeds have specific reasons that cause them to put on extra weight? New research at the University of Cambridge in the United Kingdom finds around a quarter of all Labrador Retrievers face a double whammy of feeling hungry all the time and burning fewer calories due to a genetic mutation. This obesitydriving combo means that dog owners must be particularly strict with feeding and exercising their Labradors to keep them slim. The mutation is in a gene called POMC, which plays a critical role with the hormones that control hunger and energy use. Around 25% of Labradors and 66% of Flat-coated Retrievers have the POMC mutation, which researchers previously showed causes increased interest in food and risk of obesity.

(As an aside, Flat-coated Retrievers are more prone to certain types of cancer than other breeds, and soft tissue sarcoma is a major cause of death in the breed. There is a much larger gene pool for Labrador Retrievers because up until two years ago, when surpassed by French Bulldogs, Labradors were the most popular breed in the United States for 19 years in a row. It is interesting that such a numerous Retriever breed and a rare Retriever breed both have the POMC genetic mutation. Flat-coats resemble black Labs but with a slightly, longer coat.)

the POMC mutation tried significantly harder to get the sausage from the box than dogs without it, indicating greater hunger.

The dogs were then allowed to sleep in a special chamber that measured the gases they breathed out. This revealed that dogs with the POMC mutation burn around 25% fewer calories than dogs without it.

The POMC gene and the brain pathway it affects are similar in dogs and humans. The new findings are consistent with reports of extreme hunger in humans with POMC  mutations, who tend to become obese at an early age and develop a host of clinical problems as a result. Drugs currently in development for human obesity target this brain pathway.

According to a new study, twenty-five percent of all Labrador Retrievers have a genetic trait that promotes obesity.

The University of Cambridge study reveals how the mutation profoundly changes the way Labradors and Flat-coats behave around food. Although they do not need to eat more to feel full, they are hungrier in between meals. In addition, dogs with the POMC mutation were found to use around 25% less energy at rest than dogs without it, meaning they do not need to consume as many calories to maintain a healthy body weight.

“We found that a mutation in the POMC gene seems to make dogs hungrier. Affected dogs tend to overeat because they get hungry between meals more quickly than dogs without the mutation,” said Dr. Eleanor Raffan, a researcher in the University of Cambridge’s Department of Physiology, Development and Neuroscience who led the study.

She added: “All owners of Labradors and Flat-coats need to watch what they are feeding these highly food-motivated dogs, to keep them a healthy weight. But dogs with this genetic mutation not only want to eat more, but also need fewer calories because they are not burning them off as fast.”

As part of the study published in the March 6 journal, Science Advances, the POMC mutation was found to alter a pathway in the dogs’ brains associated with body weight regulation. The mutation triggers a starvation signal that tells the dog’s body to increase food intake and conserve energy, despite this being unnecessary.

The researchers say owners can keep their Retrievers distracted from this constant hunger by spreading out each daily food ration, for example by using puzzle feeders or scattering the food around so it takes longer to eat.

In the study, 87 adult pet Labradors—all a healthy weight or moderately overweight—took part in several tests including the “sausage in a box” test. First, the dogs were given a can of dog food every 20 minutes until they chose not to eat any more. All ate lots of food, but the dogs with the POMC mutation did not eat more than those without it. This showed that they all feel full with a similar amount of food.

Next, on a different day, the dogs were fed a standard amount of breakfast. Exactly three hours later they were offered a sausage in a box and their behavior was recorded. The box was made of clear plastic with a perforated lid, so the dogs could see and smell the sausage, but couldn’t eat it. The researchers found that dogs with

Interesting, but I wonder if there is something genetic about a Beagle’s bottomless pit of a stomach.

Now the science behind the mutation: A mutation in the POMC gene in dogs prevents production of two chemical messengers in the dog brain, beta-melanocyte stimulating hormone and beta-endorphin, but does not affect production of a third, alpha-melanocyte stimulating hormone.

Further laboratory studies by the team suggest the first two hormones are important in determining hunger and moderating energy use, and their role is independent of the presence of the alpha hormone. This challenges the previous belief, based on research in rats, that early onset human obesity due to POMC mutations is caused only by a lack of the alpha hormone because rats do not produce all three hormones.

What about Beagles? I would like to see a scientific study about Beagles because they seem to be the ultimate “chow hounds.” Beagles tend to overeat and often gain lots of weight.

Theodore Roosevelt’s Rough Riders Return to Oyster bay

Oyster Bay Town, in partnership with the Friends of Sagamore Hill, announces a major historical re-enactment will take place on Sat., June 1 from 11 a.m. to 3 p.m. as Theodore Roosevelt and the Rough Riders return to Oyster Bay. This free family-fun event will take place at Theodore Roosevelt Memorial Park.

“What better way to celebrate the American spirit in advance of Independence Day than seeing history come alive as the Rough Riders and Theodore Roosevelt visit the place he called home, the hamlet of Oyster Bay,” said Supervisor Joe Saladino. “This is a great opportunity for residents of all ages to step back in time and learn more about the Rough Riders, their skills and how they helped advance America’s profile around the globe.”

Performed by Boots and Saddles Productions and the Island Long Riders, this historical commemoration features: Photo Opportunities with Generals Theodore Roosevelt and Joseph Wheeler reenactors; Rough Riders on horses; shooting demonstrations by the Island Long Riders; saber performances by U.S. Cavalry Soldiers; historical encampment with canvas period tents and interpretive performances and live music.

resident, President Theodore Roosevelt, along with the Rough Riders,” said Town Clerk LaMarca. “Join us for this free family-fun day in Oyster Bay.”

The Rough Riders was a nickname given to the 1st United States Volunteer Cavalry, one of three such regiments for the Spanish–American War and the only one to see combat. The U.S. had gone to war in opposition to Spanish colonial policies in Cuba, which was then torn by a rebellion. 1st United States Volunteer Cavalry Colonel Theodore Roosevelt, a strong advocate for the Cuban War of Independence, helped attract skilled horsemen eager to see combat to the regiment. Known as “Roosevelt’s Rough Riders,” they are best remembered for their conduct during the Battle of San Juan Hill. Several days after the Battle, the Spanish fleet sailed from Cuba, and in only a few weeks an armistice ending the fighting was signed. Despite the brevity of their service, the Rough Riders became legendary, thanks to Roosevelt’s writing his own history of the regiment and the silent film reenactments made years later. Colonel Roosevelt later became the 26th President of the United States of America. During his time in office, Roosevelt’s residence at Sagamore Hill in Oyster Bay became known as the “Summer White House” and the focus of international attention.

Officials join Island Harvest Food Bank In

Support of Stamp Out Hunger

Assemblyman Michael Durso recently joined Island Harvest Food Bank, the National Association of Letter Carriers (NALC), and the United States Postal Service in support of the annual Stamp Out Hunger food drive, the nation’s largest single day food collection campaign.

Long Island residents were encouraged to leave nonperishable food donations by their mailbox for their letter carrier to collect.  All food collected in Nassau and Suffolk counties benefited Island Harvest by providing supplemental food support to more than 300,000 Long Islanders who face hunger and food insecurity, including nearly one-third of those who are children.

“Throughout these challenging times, Long Islanders have united to make sure those in need have enough food to eat.  It is a responsibility we share as a community,” said Durso.  I would like to thank the USPS and our letter carriers for participating in this important campaign. And a special thanks to all the residents who donated food to help Stamp Out Hunger.” All food collected will benefit Island Harvest Food Bank to help Long Islanders struggling to put food on their tables.

(4)The Harbormaster shall be responsible for maintaining navigable channels to ensure the safe and orderly flow of boating traffic in Town waters. The Harbormaster shall also be responsible for the enforcement of Chapter 86 of the Town Code of the Town of Babylon. In addition, the Harbormaster shall perform any other duties assigned by the Commissioner.

(b)Bay constables.

(1)Bay constables shall be appointed in the manner specified by applicable civil service laws and in accordance with criteria previously applied. The number of bay constables to be appointed shall be fixed by the Town Board by appropriate resolution and shall be subject to increase or decrease as the public interests require. All bay constables appointed as of the date of this subsection shall retain their respective positions.

(2)Bay constables shall possess the powers of peace officers, in accordance with § 2.10, Subdivision 18, of the Criminal Procedure Law, and such other powers as may be authorized by law.

MORTGAGE-IN-DEFAULT REGISTRY

§ 213-552.

Purpose and intent.

It is the purpose and intent of the Town Board to establish a process to limit and reduce the amount of deteriorating properties located within the Town, which property is subject to a mortgage which is in default. It is the Town Board’s further intent to specifically establish a defaulted mortgage registration program, consistent with New York Real Property Actions and Proceedings Law (RPA) § 1393, as a mechanism to protect neighborhoods from becoming blighted through the lack of adequate maintenance and security of abandoned properties subject to a mortgage or properties subject to mortgages which are in default.

§ 213-553. Definitions. The following words, terms and phrases, when used in this article, shall have the meanings ascribed to them in this section, except where the content clearly indicates a different meaning:

NOTICE OF PENDENCY: Notice of pendency shall have the same meaning as set forth in New York Civil Practice Law and Rules § 6501.

§ 213-554. Applicability. This article shall be considered cumulative and not superseding or subject to any other law or provision for same, but shall rather be an additional remedy available to the Town above and beyond any other state, county and/or local provisions for same. This article relates to property subject to a mortgage which has been determined by the mortgagee to be in default.

§ 213-555. Violations and penalties.

Any person, corporation, or entity who shall violate any of the provisions of this chapter article or who shall fail to comply therewith or with any of the requirements

thereof shall be guilty of a violation an offense and, upon conviction thereof, a fine of not less than $250 nor more than $1,000 must be imposed or a term of imprisonment for a period not to exceed 15 days may be imposed, or both, for conviction of a first offense; for conviction of a second offense, both of which were committed within a period of five years, shall be guilty of a violation, and upon conviction a fine not less than $1,000 nor more than $2,500 must be imposed, or a term of imprisonment for a period not to exceed 15 days may be imposed, or both; and, upon conviction for a third or subsequent offense, all of which were committed within a period of five years, shall be guilty of a violation, and a fine not less than $2,500 nor more than $5,000 must be imposed, or a term of imprisonment for a period not to exceed 15 days may be imposed, or both. Any person found by the Bureau of Administrative Adjudication to have violated this article shall likewise be subject to a monetary penalty in an amount within the range of fines authorized herein for a first offense and subsequent offenses.

§ 213-556. Registration of real property with mortgagein-default.

A.If the property is occupied but remains in default, it shall be inspected by the mortgagee, or said mortgagee's designee, monthly until the mortgagor or other party remedies the default.

B.Within 10 days of date that the mortgagee declares its mortgage on a particular parcel of real property to be in default, the mortgagee shall inspect and register the real property with the Town's mortgage-in-default registry. The mortgagee shall include in the registration if the property is vacant or occupied.

C.As required by RPA § 1393, prior to registering any property with the Town’s mortgage-in-default registry, the mortgagee must file a notice of pendency in the office of the Suffolk County Clerk.

D.C. Mortgage-in-default registration. Registration pursuant to this section shall contain the name of the mortgagee and mortgage servicer; the direct mailing address of the mortgagee and servicer, e-mail address and telephone number; the name and address, e-mail, and telephone number of a local property manager who shall be responsible for the inspection, security and maintenance of the property.

The local property manager named in the registration shall be located and available within Suffolk and Nassau Counties Monday through Friday between 9:00 a.m. and 5:00 p.m., holidays and lunch hours excepted, to be contacted by the Town.

E. D. A semiannual Pursuant to New York Real Property Actions & Proceedings Law § 1393, an annual nonrefundable registration fee in the amount of $200 $75 per property shall accompany the mortgage-in-default registration form(s). Subsequent semiannual annual registrations of defaulted properties and fees in the amount of $200 $75 are due within 10 days of the expiration of the previous registration.

F. E. This section shall also apply to properties that have been the subject of foreclosure sale where the title was transferred to the beneficiary of a mortgage involved in the foreclosure and any properties transferred under a deed in lieu of foreclosure/ sale.

G.F. Properties subject to this section shall remain under the semiannual annual mortgage-in-default registration requirement, inspection, security, and maintenance standards of this section as long as they remain in default.

H. NOTICE OF SALE

SECOND: I give, devise and bequeath to my friend, DONALD M. OLIVEIRA, if he survives me, all of the rest, residue and remainder of my property and estate of every kind, name and nature whatsoever, real, personal and mixed, and wheresoever situate which, at the time of my death, shall belong to me or shall be subject to disposal by Will. In the event that my friend, DONALD M. OLIVEIRA, does not survive me, then I give, devise and bequeath all of the rest, residue and remainder of my property which I may own at the time of my death, to my brother, ANTHONY BOCCA.

THIRD: I leave nothing to my son, RICHARD BOCCA, or to his issue, or to the issue of my deceased children, JOHN BOCCA and LORI BOCCA, not for any lack of love or affection but for reasons best known by me.

FOURTH: I appoint my

friend, DONALD M. OLIVEIRA, as Executor of this my Last Will. In the event that he does not survive me, fails to qualify or ceases to act, I then appoint my brother, ANTHONY BOCCA, as Alternate Executor. I direct that no bond or other security shall be required of any Executor in this or any other jurisdiction.

FIFTH: I hereby empower my Executor in his absolute and unrestricted judgment and discretion, and in addition to all powers given to him by law:

A. To improve, sell, lease or exchange the whole or any part of my property whether real or personal, at such price and upon such terms as to cash or credit as he may deem proper; to mortgage, pledge, or otherwise hypothecate the whole or any part of my property and to borrow money for the payment of taxes or other expenses of my estate.

B. To hold and retain as the principal all or any portion of my property in the same form of investment in which the same may be at the time of my death, any law to the contrary notwithstanding.

C. To invest the funds coming into his possession in such securities as he may deem wise and suitable regardless of any law to the contrary or whether the same constitutes legal investments for fiduciaries.

D. To make distribution of the assets in cash or in kind by assigning or transferring to the respective beneficiaries undivided interests or to make distribution partly in cash and partly in kind by such assignments or transfer, including non pro rata distribution.

E. To exercise all rights and make all elections granted to fiduciaries by the United States Internal Revenue Code or the tax law of any state, in such manner as my Executor in his sole discretion shall determine.

F. It is my intent that my Executor shall have full authority to access my Digital Assets in accordance with New York Estates Powers and Trust Law Article 13A, including the authority to access, control, continue, or terminate my accounts on any website, including any social networking site or any email service website. All such websites may release my log-on credentials, including usernames and passwords, to my Executor, and the websites shall be indemnified and held harmless by my estate for any damages, causes of action or claims that may result from this disclosure.

This authority is intended to constitute "lawful consent" to a service provider to divulge the contents of any communication under The Stored Communications Act, to the extent such lawful consent is required, and my Executor acting hereunder shall be an authorized user for purposes of applicable computer-fraud and unauthorized computeraccess laws.

G. If my Executor, in my Executor's sole and absolute discretion, determines that any beneficiary, under this Will is a "person with a severe and chronic or persistent disability" as that term is defined in EPTL §7-1.2, my Executor is authorized to retain that beneficiary's share and to hold such share, as Trustee, IN TRUST, as a separate Supplemental Needs Trust (SNT), created in conformity with the provisions of EPTL §7-1.2, such share to be administered for such beneficiary's benefit. Upon the death of the SNT beneficiary, any principal and accumulated income remaining shall be distributed to the SNT beneficiary's issue then surviving, per stirpes, but if there are none, then according to my residuary estate, as if I had died then owning such property.

H. To execute, acknowledge and deliver any and all instruments necessary or proper to perform and carry out any of the powers conferred on him by the provisions of this Will or otherwise.

Marian Hester named Woman of Distinction in S.C. 15th Legislative District

Suffolk County Legislature Minority Leader Jason Richberg recognized longtime resident Marian Hester as the 15th Legislative District’s 2024 “Woman of of Distinction” at the county’s annual Women of Distinction Luncheon on Tuesday, May 7.

In celebration of Women’s History Month each March, the legislature’s Woman of Distinction award recognizes women who demonstrate leadership, involvement and commitment to their community. Honorees from each of Suffolk’s 18 legislative districts were celebrated at a Luncheon at the H. Lee Dennison Building in Hauppauge.

“I was thrilled to be able to recognize someone I’ve known for many years, Marian Hester, as the 15th legislative district’s 2024 Woman of Distinction,” said Richberg. “Marian is truly deserving of this honor. As a longtime resident of my district, Marian has been going out of her way to give back

to her community for decades. The 15th district is a better place to live thanks to Marian Hester.”

Marian Hester has spent her 40-year career in Human Services advocating for and supporting the less fortunate, as she led the Long Island DDSO Senior Companion Program. She has served on a number of boards including the NYS Senior Companion Program Advisory Council, Malvern’s Advisory Council, and the LIDDSO Direct Care Council Committee. Marian volunteers and serves on a number of community groups including the Belmont Lake Civic Association, CSEA Local 920 Human Rights Committee, AARP Babylon Chapter, and the Witness Project of Long Island. Marian is devoted to her church and is a member at the Upper Room Christian World Center in Dix Hills.

North Babylon teacher Kim Lowenborg-Coyne honored at LIMEHOF

Kim Löwenborg-Coyne, a former director of the North Babylon School District music and art programs for over two decades, was recently honored at LIMEHOF as part of its Educator of Note awards ceremony.

Currently an Adjunct Professor of Music Education at Five Towns College and Ithaca College, and member of LIAA’s Scholar Artist committee, Löwenborg-Coyne is a 16 -ime winner of NAMM “Best Community in Music Education Award” and was a former president of the Suffolk NYSCAME and Co-Chair of Eastern Suffolk BOCES Arts in Education Advisory Council.

Löwenborg-Coyne is one of five music teachers from across Long Island who were honored by LIMEHOF in a special ceremony.

“When you get all these people together in one room and you hear about the number of students they’ve influenced over the years and the impact they’ve had on music education on Long Island, it’s truly incredible,” said SEducational Programs Director at LIMEHOF Tom Needham. “We’re so excited to have this opportunity to have them all here in the room and to celebrate the good things that they’ve accomplished.”

Tom Donnelly of Deer Park joined the Deer Park Fire Department Chief Robert Macaluso and fellow fire department members in recognizing 12 new volunteers who were recently inducted into the Deer Park High School Chapter of the National Honor Society. Raymong Scarfi, Adib Shaikh, Tonika Sikder and Utku Uysal.

Donnelly is a four-decade decorated member of the Deer Park Fire Department and a retired FDNY Lieutenant. “ As a proud member of the Deer Park Fire Department, I could not have been more honored to recognize 12 for their Honor Society achievement,” said Donnelly.
