AS SEEN IN REAL PRODUCERS MAGAZINE Success often starts with a spark - a vision that refuses to fade. For Crystin Quick, that spark was real estate. What began as a leap of faith during one of the most difficult chapters of her life has grown into a purposedriven career marked by passion, perseverance, and a genuine love for helping others find their next chapter.

effort and truly care about people, success will follow.” Her clients often describe her as passionate, driven, and easy to connect with - qualities that mirror her approach to life. She brings charisma and confidence to every interaction, but also a sense of calm and reassurance that makes the process enjoyable.

Today, as a solo agent with Douglas Elliman, Crystin is known for her passion, precision, and unwavering commitment to the people she serves. Her story is one of courage, resilience, and transformation - both personal and professional. A Foundation in Style and Strategy Crystin grew up in Ramsey, New Jersey, where she developed a strong sense of drive and creativity early on. After earning her Bachelor of Science in Marketing from Bentley University, she went on to complete a Master of Professional Studies in Global Fashion Management at the Fashion Institute of Technology. Her education gave her a business-focused mindset with a creative edge that would later serve her well in real estate. Before stepping into the world of homes and contracts, Crystin built a successful career in fashion, working in production, product development, and merchandising for major brands like Ralph Lauren and Saks Fifth Avenue. Those years refined her eye for design, sharpened her communication skills, and strengthened her ability to manage complex projects with care and precision. “Fashion taught me to pay attention to every detail and to always look for ways to create value,” she says. “That’s exactly how I approach real estate today.” A Leap of Faith In March 2020, Crystin officially earned her real estate license - just one week before the world shut down. The timing might have discouraged some, but for her, it became the catalyst for transformation. “Becoming a mother was the turning point,” she explains. “I wanted to build a stronger future for my daughter and myself. Taking that leap into real estate was scary, but it was also empowering.” That leap quickly turned into momentum. Navigating an uncertain market during the pandemic, Crystin found her stride through persistence, compassion, and a deep understanding of client needs. She built her business from the ground up, one relationship

Life Beyond the Listings Outside of real estate, Crystin finds joy in family, fitness, and community. She is the proud mother of Gianna, her six-year-old daughter, and the oldest of three sisters. “Family is everything to me,” she says. “My daughter is my biggest motivation, and my family keeps me grounded.”

at a time, learning every part of the process while raising her daughter as a single mom. Crystin is known among her clients and peers for her genuine, handson approach. She works closely with buyers and sellers throughout every stage, ensuring they feel informed, confident, and cared for. Her focus on relationships and details has become the foundation of her success. Crystin holds multiple professional designations, including Certified Buyer Representative (CBR®), Certified Home Marketing Specialist (CHMS), and Seller Representative Specialist (SRS). Her dedication and drive have earned her recognition as one of LIB OR YPN’s Top 20 Rising Stars of 2024 and inclusion in Long Island Real Producers’ 40 Under 40, Class of 2025. Growth Through Grit In 2024, Crystin closed 20 transactions totaling $6 million in sales volume and she is on pace to nearly double that this year, projecting between $11 and $12 million in sales. For her, these numbers represent more than achievement; they represent the resilience and determination that fueled her growth. “My fashion background gave me discipline and creativity, but real estate gave me purpose,” she reflects. “I learned that if you put in consistent

She stays active through F45 training, running 5Ks, and participating in Hyrox fitness competitions. She also loves being part of the local wellness community The Goddess Loft, where she finds strength, connection, and balance. “Fitness is where I recharge,” she says. “It’s about pushing yourself, staying disciplined, and celebrating small wins - just like in business.” When she’s not working out or hosting clients, Crystin enjoys traveling, trying new restaurants, and spending time at the beach. Those moments remind her to slow down, reflect, and enjoy how far she’s come. Looking Ahead In the next five to ten years, Crystin plans to grow her own team, mentor newer agents, and continue building a life that blends career success with personal fulfillment. She is also an active member of LIBOR, serving on the YPN and RPAC Committees, and is part of the Leadership Academy Class of 2025. Her leadership is driven by gratitude and a desire to give back to the community that helped her rise. Her guiding philosophy comes from a quote that has carried her through every major life decision: “Leap and the net will appear.” The words, shared by her father during one of his own career transitions, became the mantra that shaped her courage and conviction. “For me, real estate is about growth, connection, and trust,” she says. “Every challenge has taught me something, and every client has inspired me to keep getting better.”

Understanding Your Rights in Shared Ownership A clear path for resolving shared property disagreements

I

nheriting a home or investment property may feel exciting at first, but challenges often arise when co-owners have different ideas about what to do next. One person may want to sell, while another hopes to keep the home. Sometimes a co-owner can no longer afford their share of expenses, or siblings inherit a family home together and have conflicting plans. No matter how shared ownership begins, co-owning a property can become complicated when expectations don’t align. Before considering legal action, the best first step is for all co-owners to talk openly about possible solutions. Mediation — where a neutral third party helps guide the conversation — can also be helpful in finding common ground. When discussions and mediation fail to produce an agreement, the next option may be a partition action. What Is a Partition Action? A partition action is a legal process that allows any co-owner to ask the court to end shared ownership of a ourts property. Every look at individual with contributions, an ownership improvements, interest must be and agreements included in the when dividing case. The court then decides the interests. most equitable Anthony A. way to divide or Nozzolillo, Esq. transfer those interests. There are three primary ways a property may be divided:

C

Partition by Sale: The court orders the property to be sold. After paying any mortgage, taxes, or liens, the remaining proceeds are divided among the owners according to their ownership shares. Partition by Allotment/Appraisal: The court requires an appraisal to establish the property’s fair market value. One or more co-owners may then buy out the others using that valuation. Partition in Kind: Used mainly when the property consists of undeveloped or vacant land. Here, the court physically divides the property into separate parcels. This approach is generally not used for a single home or condo. How the Court Determines Each Owner’s Share In deciding how interests should be allocated, the court examines several financial and practical considerations.

Ketut Subiyanto Via Pexels

When one co-owner seeks to buy out another through a Partition by Sale structure, the following factors may be relevant: Occupancy: If one co-owner lived in the property while the other did not, this does not typically change each party’s ownership share. The resident coowner benefited from the use of the home, which the court acknowledges, but occupancy alone does not reduce the other owner’s equity. Initial Purchase Contributions: Courts look at the financial contributions made when the property was purchased — including down payments, closing costs, or other upfront expenses. A co-owner who contributed more may be entitled to a credit before proceeds are divided. Renovations and Improvements: If one co-owner invested in upgrades or renovations that increased the property’s value, those contributions may be factored into the final calculation. These improvements can affect both reimbursement and the distribution of proceeds. Special Considerations for Inherited Property Inherited property can involve additional rules. Written agreements — such as wills, trusts, memoranda, or prenuptial agreements — may outline how an inherited home should or should not be sold or transferred. These instructions may delay or limit the partition process. New York also follows the Uniform Partition of Heirs Property Act (UPHPA), designed to preserve family-owned homes and land. The act requires a settlement conference before the court proceeds, giving heirs an opportunity to reach an agreement. It may also allow heirs to purchase the property before it is sold outside the family.

Three Types of Partition • Partition by Sale Court orders the property sold and divides proceeds. • Partition by Allotment/ Appraisal Property is appraised; one co-owner buys out the others. • Partition in Kind Property is physically divided (typically unused land). If a will or trust contains specific terms about the property’s future use or sale, those terms are typically honored throughout the partition process. The Bottom Line Co-owning property can be rewarding, but it also brings unique challenges when owners disagree on major decisions. A partition action offers a legal framework to help resolve disputes and ensure that ownership interests are handled fairly. Understanding how partition actions work — including the factors courts consider and how inherited property is treated — can help co-owners make informed decisions about their rights and options. Conversation starters Walls with personality: Art that elevates home and mood

W

hat you do with your walls tells the story of who you are. Leave your walls blank and you’ll feel like you’re living in a hotel. Bring in the right art, photos and wall décor and you’ll have a home with a wonderful sense of culture and personality. Have you ever walked into an art gallery and begun to melt like one of Dali’s clocks? Contemplate like Rodin’s thinker? Clasp your face and drop your jaw like Munch’s The Scream? Art in the home is a great way to capture your personality and creativity. Express yourself on your wall space with tools like paint color, a special piece of art and art on the wall that goes with your favorite piece of furniture. Hang at eye level Most people have the tendency to hang artwork too high. If you take one piece of information as you read on, let it be this: 57" on center. This means that the center of your art piece (not the hook) should be 57" from the floor. This 57" standard represents the average human eye-height and is regularly used as a standard in many galleries and museums. It also creates balance in the home because all of your art will share a visual midline. There are a few exceptions to this rule: If you have really low ceilings (less than 8-9"), divide the vertical length of your wall into quarters and hang your art in the third quadrant up from the floor. And if you’re hanging art above a sofa, allow for 8-10 inches above the sofa back, even if this breaks the 57" rule. Also be mindful of the space between your art and where the wall meets the ceiling.

Use wall decorating ideas throughout your home to keep yourself visually engaged in your space every day and to take visitors on a compelling journey through your interests and experiences.

Balance the scales If you’re working with a collection of art, it’s important to treat that collection or gallery as one piece to achieve a balanced look. First, make sure your collection is neither too large nor too small in relation to your sofa or sideboard. We want the just right, Goldilocks effect here: The artwork should be two-thirds the size of the sofa or sideboard. If you are hanging multiple pieces in a group, make sure the heavier pieces are at the bottom left

and the lighter pieces are at the upper right with mid-sized pieces placed in between. Or, if you have one large piece and a few smaller pieces, hang the large piece toward the middle as a focal point and go from there. Leave 2-5 inches between each frame for proper spacing. Insider tip: Use low adhesive tape to keep spacing consistent between frames Don’t shy from salon style The salon-style look for wall art could be one of the most adored and admired features of a space — if it weren’t so intimidating! How do you create a look you like without putting a ton of extra holes in your wall? The arrangement should really be to your personal liking, but remember to follow the general guidelines outlined above for multiple pieces. Salon-style also works best when you mix and match multiple types of wall hangings, from paintings to prints to photos to text pieces to wall sculptures! Be off the walls Don’t have the time or patience for a salon-style gallery wall? Design differently and place wall art in unexpected places. Don’t limit yourself to walls! Floating wall shelves are the new gallery wall! Try layering multiple pieces for an interesting and multidimensional approach. And if you have a very large art piece, consider propping it against the wall instead of hanging it for a more relaxed and contemporary look. Floating shelves and picture ledges are easy to hang — try grouping two or three on a wall together. They’re great for displaying a mix of framed photos and art alongside interesting items like small plants, carefully curated antique knickknacks, table clocks and stoneware vases. Find the shape of the wall nother common mistake we see is when art is just way too small for the space. Big art can be an intimidating buy (and an investment), but generally the art you hang should be in the same shape and orientation as the wall it’s trying to fill.

By Sharon Naylor Toris ou may notice a certain lightness settle over your home after a deep clean. The air feels easier, your rooms seem brighter and everything just flows a bit better. That sensation isn’t just the satisfaction of tidying. It reflects principles at the heart of feng shui, the ancient practice that seeks to harmonize energy within the spaces where we live. Pronounced fung shway, feng shui is, according to the International Feng Shui Guild, both an art and a science — thousands of years old and rooted in the interplay of wind, water, and the energetic balance of one’s environment. Although dedicated practitioners study its intricacies for years, even small thoughtful adjustments can bring a sense of clarity and calm to your home. Holistic health coach Kelly Christmas notes that many homeowners begin with crystals and stones — both for their aesthetic beauty and their symbolic properties. “Crystals have been known to promote balance in mind, body and spirit,” she says. “They can help move energy and Feng shui is ultimately encourage prosperity in all areas of our lives.” Each about intuition — listening stone is believed to offer its to how your space feels own qualities, from releasing and responding with tension to boosting creativity gentle adjustments. or inviting inspiration.
