Homeowners know that the process of buying a home can be both exciting and nervewracking. The anxiety associated with buying a home has hit new heights during the outbreak of the novel coronavirus COVID-19. Historically low interest rates and limited inventory has made 2020 an especially unique time to buy a home. It’s also a competitive and potentially expensive time to buy a home. While the economic consequences of COVID-19 have been severe, the Federal National Mortgage Association, also known as Fannie Mae, forecasted a significant increase in median home prices in March 2020. City dwellers have scrambled to buy homes outside of cities, where social distancing is more difficult and the risk of getting COVID-19 appears greater than it is in suburban or rural settings. That’s led to a lot of competi-
tion among prospective buyers. Prospective home buyers willing to enter the hectic fray and shop for a home during the COVID-19 outbreak may benefit from knowing what to expect as they search for their next home. · Get ready for virtual tours. Buyers might once have scoffed at the notion of buying a home they’d only seen in videos, but virtual tours have become the new normal in the wake of the pandemic. An April survey from the National Association of Realtors® found that home tours had declined sharply. While 98 percent of realtors reported taking clients on home tours as recently as February, that number had declined to 63 percent by April. As many regions pause their reopening plans, prospective home buyers should ready themselves for virtual tours as opposed to in-person home tours. · Expect limited inventory. While home prices are up, many people are holding onto their homes. The NAR reports that total housing inventory at the end of May 2020 was down nearly 19 percent from the end of May 2019. Buyers will have less inventory to choose from, so those intent on buying may need
to prioritize what they need in a home and focus on finding properties that can fulfill those needs. · Expect to move quickly. Realtors have seen homes sell within days of being listed, and that has put pressure on buyers to move quickly. It also highlights the importance of finding a home inspector before your search begins as well as a lender who can handle quick closings. Ask around for recommendations, but make sure you have these two important professionals lined up before beginning your search. Doing so will give you a better chance of buying in an unusual time. · Make the best down payment you can afford. A high down payment makes buyers look better no matter the state of the economy. An offer with a high down payment looks like a stronger offer, and that can make the difference between winning and losing a potential bidding war. Buying a home during the COVID-19 outbreak presents some unique challenges to prospective buyers.
What you should know about financing new home construction By Dupaco Community Credit Union
BUILDING YOUR OWN HOME HAS ITS PERKS
With new home construction, you call the shots. But you’ll likely need to borrow money for the construction phase. And financing new home construction isn’t the same as taking out a traditional mortgage. Knowing more about the process—and how financing the endeavor works—can help you decide whether new home construction is right for you.
Home Sweet Home
adno=210282
BORROWING FOR HOME CONSTRUCTION
Loans used for home construction go by different names, depending on the lender you use. And each lender’s loan has its own terms and requirements. At Dupaco, borrowers take out what’s called a one-year ARM, also called a 1/1 ARM. It’s short for adjustable-rate mortgage, which means the interest rate you pay on your loan balance can vary over the life of the loan. Once your house is built, you can refinance the loan into a traditional mortgage. Here’s how Dupaco’s one-year ARM works: The loan can be used to fund up to 80% of the costs associated with building your house, which might include labor, equipment or even the lot itself. During the first eight months, you take out money as needed to fund construction expenses. Interest is accrued on your outstanding balance daily. During that eight-month period, you don’t have to make any payments.
After that window, you pay off the interest you’ve accrued. And you’ll start making monthly payments on your loan balance. Your interest rate stays the same for the first year. But it can fluctuate up to 2% every 12 months after that. (Over the life of the loan, your interest rate will stay within 6% of the original rate.) You can pay off the loan early.

From application to loan closing and making payments, and whether it’s in person or remote, you can borrow right here and pay right here. Because with a homemade mortgage from Dupaco, payments and service remain local and convenient. You can count on it. adno=219881

Pr e p you r atv for t h e season
Birds may be chirping and flower buds opening to the sunlight, but for many outdoor enthusiasts, the arrival of warm days and extra hours of sunlight means they can hit the trails once more. Many take to the trails on the back of their favorite “toys” that have been gathering dust in the garage all winter long.
All-terrain vehicles, or ATVs, are affectionately known as “quads” and have dominated the off-roading market since three-wheel varieties were deemed safety risks. ATVs come in a variety of types and motor sizes, and can be customized for riders of different ages. Utility terrain vehicles, or UTVs, have the ability to carry things along and can generally accommodate more than one rider. Such vehicles are becom-
ing more coveted among outdoor enthusiasts. UTVs may be a smart choice for hunters or campers who need to carry gear into remote areas. ATVs and UTVs can be great fun for the entire family. However, they can be hazardous if the vehicles are not functioning and in good repair prior to the first excursion. Whether the vehicle is new or older, owners should take the time to inspect and troubleshoot potential problems. Tires As with any vehicle, tires should be properly inflated according to the specifications in the owner’s manual. Ensure there are no slow leaks before taking the ATV out, and replace tires if necessary.
Photo courtesy of the Grant County Tourism. Oils and fluids Take the time to check fluid levels before going out. If it has been quite some time since the most recent oil change, make that part of your seasonal preparation. Be sure to replace the oil filter as well. If this task is too challenging, bring the ATV or UTV to an automotive shop. Fuel Smell the gas in the tank before taking to the road or trails. Gas can spoil if it is not treated with stabilizer when the vehicle is left to sit. Drain the fuel and start with fresh gas, as bad gas can cause engine trouble. Battery A dead battery can be a real downer for riders enjoying the great outdoors. Battery tender products are a good idea for those who typically store their ATVs for longer than a week. Be sure a battery is the right size and type for the vehicle, especially when purchasing a used ATV or UTV.
Visual inspection When looking at the ATV, check for holes, corrosion, tears, and other damage to fuel lines, CV boots and other connections on the vehicle. Fix them promptly and before going out for the season. A well-maintained ATV means hours of fun in the great outdoors.

How to saf e ly watch wil dl if e Outdoor enthusiasts know that the wonders of nature never cease. Encountering wildlife while enjoying the great outdoors can be an experience unlike any other, especially when nature lovers know what to do and how to treat wildlife with caution and respect. The National Park Service notes that the safety of nature lovers and wildlife depends on outdoor enthusiasts’ good judgment. By following these guidelines, nature lovers can continue to enjoy the great outdoors without adversely affecting local wildlife. ❚ Do your homework. The NPS notes that every park has its own specific guidelines regarding interactions with wildlife. Prior to visiting a park, familiarize yourself with these guidelines, which often include rules on viewing distances and food storage requirements. Ignoring the guidelines adversely affects the safety of both nature lovers and wildlife, so review the rules in advance of your trip and again upon your arrival at the park. ❚ Be vigilant from the moment you arrive on park grounds. According to the NPS, accidents involving motor vehicles are some of the more deadly encounters for wildlife in parks. The roads that help nature lovers navigate their way through parks cut directly through wildlife habitats, so visitors should be on the lookout and proceed with caution after arriving at the park, even if their campground or the area they intend to visit is still miles away. ❚ Don’t get too close to wildlife. The NPS says that, in addition to following park guidelines that govern the distance visitors should maintain between themselves and wildlife, a good rule of thumb is to remember that you are too close if

animals react to your presence. Selfies should be out of the question, but visitors can still take photos so long as they maintain safe distances between themselves and wildlife. ❚ Never feed, touch, tease, frighten, or intentionally disturb wildlife. Wildlife can be unpredictable, and interacting directly with them can put the health of park visitors and animals in jeopardy. Always remember you are there only to observe wildlife. ❚ Share any unusual experiences with a park ranger. Nature lovers who see wildlife that appears sick or wildlife that approaches them should share these experiences and encounters with a park ranger. In addition, don’t be shy about informing park rangers about other park visitors if you see them disobeying park rules. Keeping parks safe for visitors and wildlife requires a collective effort, and anyone not doing their part must be reminded of that, ideally by a park ranger. Parks are great places to experience local wildlife. Guidelines governing interactions with wildlife should always be followed, as they can keep both visitors and animals safe.
