What you should know about financing new home construction By Dupaco Community Credit Union

BUILDING YOUR OWN HOME HAS ITS PERKS

With new home construction, you call the shots. But you’ll likely need to borrow money for the construction phase. And financing new home construction isn’t the same as taking out a traditional mortgage. Knowing more about the process—and how financing the endeavor works—can help you decide whether new home construction is right for you.

BORROWING FOR HOME CONSTRUCTION

Loans used for home construction go by different names, depending on the lender you use. And each lender’s loan has its own terms and requirements. At Dupaco, borrowers take out what’s called a one-year ARM, also called a 1/1 ARM. It’s short for adjustable-rate mortgage, which means the interest rate you pay on your loan balance can vary over the life of the loan. Once your house is built, you can refinance the loan into a traditional mortgage. Here’s how Dupaco’s one-year ARM works: The loan can be used to fund up to 80% of the costs associated with building your house, which might include labor, equipment or even the lot itself. During the first eight months, you take out money as needed to fund construction expenses. Interest is accrued on your outstanding balance daily. During that eight-month period, you don’t have to make any payments.

After that window, you pay off the interest you’ve accrued. And you’ll start making monthly payments on your loan balance. Your interest rate stays the same for the first year. But it can fluctuate up to 2% every 12 months after that. (Over the life of the loan, your interest rate will stay within 6% of the original rate.) You can pay off the loan early.

The main reasons to conserve energy are to save on utility bills and protect the environment. Some of the more common ways to conserve energy are: Replace your light bulbs √ Traditional incandescent light bulbs consume an excessive amount of electricity and need replacing more often than energy efficient bulbs. √ Halogen incandescent bulbs, CFLs and LEDs use 25-80% less electricity and last 3- 25 times longer than traditional bulbs. Install a programmable or smart thermostat √ Automatically turn off or reduce heating and cooling during times when you’re away or sleeping. √ Depending on the model, programmable thermostats can save you

$180 per year. Install energy efficient windows √ To prevent heat loss through your windows, replace single-pane windows with double-pane ones. √ In warmer climates, heat gain through your windows may be a problem. √ Window shades, shutters, screens and awnings can also provide an extra layer of insulation between your home and external temperatures. Weatherize your home √ Sealing air leaks around your home is a great way to reduce your heating and cooling expenses. √ Apply caulk or weather stripping to seal air leaks or cracks Purchase energy efficient appliances √ On average, appliances are take up about 13% of your total household energy use. √ Energy efficient appliances may have higher purchase prices but cost less to operate.

Consider a new water heater √ Purchasing an energy efficient water heater will reduce your water heating expenses. Use smart power strips √ Advanced power strips can shut off the power to electronics when not in use. √ Can be turned off at an assigned time, during inactivity or through remote switches. Adjust your day-to-day behavior √ Energy conservation is as simple as turning off lights or appliances when not in use. √ On occasion, to save energy hang dry clothes, wash dishes by hand, turn down the heat and use your air conditioner less in the summer as heating and cooling expenses constitute nearly have of an average home’s utility bill.

pet-related accidents is the pet owner’s responsibility. However, the liability protection provided with most standard homeowners policies may offer coverage if your pet damages someone else’s property, such as if your puppy chews up the moldings while a neighbor is pet-sitting. It is always important to review and discuss policy coverage with an insurance agent to learn what level of protection you have. In addition, quality crates and/or fencing can help keep mischievous pets out of trouble and reduce damage in and around the house.

Techniques to Revitalize a Lawn After a Long Winter or patches on the lawn where there has been snow. To alleviate snow mold, rake the lawn to loosen matted grass and facilitate the drying-out process.

• Clear out debris. Remove any scattered leaves, branches and other debris that has been strewn across the property due to storms or snow-laden trees. This will give you a clean canvas to work on.

• De-thatch the lawn. Heavy snow can compress the grass and cause some of it to die off. De-thatching helps to remove dead grass blades and separate any matting. This enables water, nutrients and air to reach the lawn’s roots more effectively. Thinning out old organic matter also helps encourage new
