Opened in 2015, this 15-storey tower is the tallest of its kind in the city, providing over 350,000 sq.ft. of cutting edge office accommodations to nearly 1,500 Desjardins employees. Inside, Desjardins’ team has access to a wealth of shared facilities such as a cafeteria, training centre, conference rooms, lounge bar, and numerous common meeting areas. 150 des commandeurs is also connected to neighbouring Desjardins buildings via its two-story base. The tower’s allure is owed to more than just its prime location. Made of concrete, an aluminum curtain wall, and ample windows for natural lighting, 150 des commandeurs conveys a clean, modern, working environment surrounded by a lush natural environment. As an integral part of Desjardins’ business community, 150 des commandeurs’ occupants enjoy a broad slate of services and supports. Transportation Program, ICI on recycle, and aforementioned Earth Day celebrations are additionally vital to keep sustainability top-of-mind throughout 150 des commandeur. A number of more visible ecofriendly installations can be found throughout the tower. They include an urban garden on the roof of its cafeteria, installed in collaboration with Urbainculteur; the installation and operations of six beehives on its dining roof; and, perhaps most notable, a 65-metre green wall with 11,000 plants – the tallest green wall of its kind in the world. These features and more contribute to 150 des commandeurs’ reputation for environmental stewardship. Moreover, they enable the tower to have an energy
consumption rate of 50.9 per cent lower than the National Energy Code for Buildings (NECB), representing a reduction of more than 1,160 tons of CO2 equivalent. Desjardins’ focus on building cohesive communities extends beyond its walls. Building staff and occupants are actively involved in community initiatives and host many annual events. In 2018, for example, employees at 150 des
commandeurs to create a community committee of volunteer employees within the real estate operation to get involved in various social causes throughout the region. All told, 150 des commandeurs’ enviable address, industry-leading amenities, community impact, and reputation for environmental leadership make it a pillar of Desjardins’ growing business community.

In addition to this, Yorkdale also hosts nonprofit events such as “Cops for Cancer”. “Yorkdale is more than a shopping centre, we’re a cultural hub and we want to make sure we’re supporting the art and culture in our community,” says Claire Santamaria. “We’ve carried out a number of initiatives that support the community because we know the importance of offering experiences that benefit everyone who enters our space; an example being the Elevated Eats urban farm.” There’s a reason shoppers around the world make it a point to pass through Yorkdale Shopping Centre’s doors. water wall, and a kale garden that was planted in 2019 to provide food for both tenants and local food banks. There are numerous benefits to setting up shop within 95 St. Clair Avenue West. From the moment tenants move in to transitions in between, Colliers’ team collaborates with a network of industry-leading service providers to offer a modern, engaging, and supportive work environment. In addition to fostering strong tenant relationships through online and in-person communications, tenants can use the ColliersConnect mobile occupant engagement app to navigate all building services. Moreover, there are ample chances to liaise with Colliers team members during yearround tenant appreciation events, such as BBQs, lunch-and-learns, holiday programs, and other communitybuilding initiatives. Certainly, Colliers takes pride in making 95 St. Clair Avenue West an integral part of the midtown Toronto neighbourhood. The property hosts
2019
fundraising and awareness events for organizations like SickKids and Canadian Blood Services, and both staff and tenants volunteer their time and resources for Habitat for Humanity, the Toronto Scott Mission, the Salvation Army, and local environmental cleanups, among others charitable initiatives. “It’s important for the team to develop strong relationships with the local community. We also use any volunteer events as opportunities to engage with our occupants and inspire them to give back,” says Stephen Wall. Since assuming management of the property in 2017, Colliers has implemented several energy-efficient measures and environmental best practices. In 2018 alone, the team implemented over 87 low and no-cost energy conservation measures throughout the property. In order to guide the way for further energy reductions, the team partnered with WSP to conduct a detailed assessment of the building’s energy performance. In that same year, 95 St. Clair Avenue West also became the first property in Toronto to implement
Peak Power’s innovative Building Insight Platform (BIP). The platform seamlessly integrates into the building using specialized sensors to measure real-time operational metrics, including temperature, occupancy, electricity consumption, and HVAC operations. Colliers’ position as a role model for sustainability is also owed to numerous eco-forward programs. The 95 St. Clair Avenue West team plays host to the Smart Commute Program, conducted in partnership with Metrolinx and GTHA municipalities, and advanced waste and recycling programs. The property’s tenant awareness initiatives are especially extensive and include Zero-Waste Tenant Appreciation BBQs, Earth Day/Week events, a tenant EcoChallenge, and participation in BOMA Toronto’s Race2Reduce program. Colliers’ eco-forward initiatives, combined with industry collaborations, LED lighting retrofits, HVAC equipment optimizations, and building envelope improvements helped 95 St. Clair Avenue West achieve the building’s first BOMA BEST® certification in 2018, becoming the highest-scoring office property in Toronto with a Platinum score of 92%. Moreover, Colliers has helped 95 St. Clair Avenue West surpass its annual energy reduction target of 3 – 5 per cent. There’s no single factor that makes 95 St. Clair Avenue West a welcome member of Toronto’s landscape. Instead, it’s Colliers International’s ongoing drive to deliver an industry-leading tenant experience while positively contributing to the people, communities, and environment around it. “Colliers’ partnership with Desjardins Financial Security Life Assurance has been the foundation to our success,” notes Wall, adding, “The Desjardins team presented us with a goal of elevating the property to secure a ‘best in class’ status, and their constant support has allowed us to pursue many new initiatives that led to our successes in 2018 and 2019.”

PINNACLE AWARD: ABOVE & BEYOND
HALLMARK HOUSEKEEPING SERVICES INC. Toronto, ON 2019
For Hallmark Housekeeping Services Inc., going “above and beyond” means more than exceeding day-to-day expectations. In August of 2018, the company put its ability (and willingness) to step up for its clients on full display when it rallied its entire team to respond to an extreme rain event. “Building emergencies are always a challenge, particularly when the stakes are high,” recalls Christopher King, Vice President, GTA, for Hallmark Housekeeping Services Inc. “Flooding, in particular, can be operationally and financially debilitating, which is why it was so important that our response was immediate and effective.” Although many on Hallmark’s team were attending an industry event on the evening of the storm, they immediately cut their night short to set up an “ops centre” at a nearby site and got to work. Over the next hour, over 150 Hallmark operators and technicians joined regularly-scheduled staff to respond to urgent requests from key commercial properties throughout the city. Together, the teams used wetvacuums and extractors to remove water from lobbies and common areas, set up blowers and fans to dry carpets

and other floorings, deployed trucks to pump out water from parking garages, cut drywall to remediate mold, and in some cases, closed and secured entire building areas to tackle major restoration activities. “We worked quickly with our client partners at each site to determine the best actions and solutions based on the specific needs of the building,” says King. No doubt, it was all hands-on-deck the night of Toronto’s big storm. As such, virtually everyone on Hallmark’s roster joined in the restoration efforts, from top-level executives to operations personnel, technicians, cleaners, equipment experts, and everyone in between. Their quick work helped some of Toronto’s most important commercial properties mitigate floodwater damage to critical systems and assets, saving them thousands of dollars in potential damages. “As the water began entering the building, Hallmark was able to expeditiously dispatch external operators and equipment, while many of their on-site staff voluntarily worked all through the night,” recalls Gregory Brent, Senior Director, Property Management, Downtown Office Portfolio for Menkes.
Hallmark’s timely response also enabled many of their clients to return to “business-as-usual” the following day, with minimal impact on their tenants and their operations. “Our team has an unbridled commitment to serving our customers, which was evidenced during the flood event by their willingness to work tirelessly through the night, without reservation,” notes King. Of course, he adds, preparedness was also a factor: “Hallmark has a deep operational structure and numerous resources available to support our sites on any day, and at all hours. It’s our extensive resources that allow us to provide our customers with the quickest and most reliable service, delivered with the highest level of quality.” Keeping momentum Hallmark’s quick and coordinated response during the landmark storm echoes its overall service philosophy. In many ways, the company encourages its teams to apply the same willingness to push past expectations on a daily basis. This is accomplished through a broad range of employee recognition and incentive programs such as its “Kudos!” initiative, Scholarship Program, staff
appreciation events, and regular perks and engagement initiatives. “Service is everything to us, and our ability to deliver service at the highest level comes down to the efforts of our people,” says King. “By fostering an organizational culture that empowers, engages, and
motivates its employees, we are able to go above and beyond the call of duty to ensure that we not only meet but exceed the expectations of our customers.” These efforts and more made Hallmark a deserving recipient of the 2019 BOMA Canada “Above and Beyond” Pinnacle
Award, which King says has given the team a good reason to celebrate: “This award gave us an opportunity to tell a great story about the dedication of our team, and when we won, it gave us an opportunity to show them how much they are appreciated.”

PINNACLE AWARD: INNOVATION
ATB PLACE Edmonton, AB 2019
With over 13 sustainability accolades this year, Triovest has established itself as a recognized sustainability leader in commercial real estate. In 2019, using industry-standard benchmarking, Triovest was one of the top performers, placing it among the best in Canada and in its global peer group. Triovest’s pursuit of sustainability starts with their Mission: We create sustainable places that enhance communities and enrich relationships. Sustainability is a key consideration at Triovest, driving overall performance while creating positive environmental impacts and meeting growing stakeholder demand. Triovest is committed to advancing the field of sustainability in commercial real estate, as demonstrated through its involvement in market-leading initiatives such as its pursuit of net-zero energy buildings and advancing renewable energy. Triovest’s ATB Place team in Edmonton earned the National BOMA Pinnacle Award for Innovation for its installation of two combined heat-andpower plants (CHP). The CHP system is an on-site energy-generation technology that reduces operational costs, energy consumption, greenhouse gas (GHG) emissions, improves building resilience, and supports Canada’s energy transition efforts. “I am deeply proud of what our team has achieved at this property. It is truly a combined effort, and a testament to the impact a culture of sustainability, defined strategy, collaboration, and hard work has on performance,” says
24
National Awards
Sharon Baisley, Senior Director, Property Management. At conventional, off-site power plants, upwards of 70 per cent of the fuel that is burned to generate electricity can be exhausted to the atmosphere as waste heat, along with GHG emissions. Cogeneration addressed this by putting a mini power plant inside the building to harvest the waste heat, reducing boiler fuel while raising efficiency to 85 per cent. CHP involves the use of a continuously running natural gas engine, generator, and heat recovery exchangers, packaged into an acoustic chamber. This delivers both electricity and useful heat, while also allowing excess electricity to be sent to the grid once the building’s energy needs are met. Furthermore, the on-site power plant doubles as an emergency power generator in the event of an electricity grid failure, improving the building’s overall resilience. Mitigating GHG emissions from buildings requires reducing energy consumption and making the energy that is consumed cleaner – CHP does both in Alberta due to the province’s heavy reliance on energy sources such as coal. At ATB Place, the use of this system is estimated to decrease its GHG emissions by 3,000 tonnes per year. The project was initiated in 2016 when the Healthcare of Ontario Pension Plan (HOOPP), a Canadian real estate investor and Triovest client, invited all Property Management firms to its LEAP Forward Pitch initiative. HOOPP’s LEAP award aims to discover and pilot innovative
sustainability ideas and scale successful solutions across their portfolio. Triovest’s Edmonton team saw an opportunity to align itself with HOOPP’s sustainability values by installing a leading-edge technology that would significantly reduce their environmental footprint and operating costs. After presenting a sound business case, the pitch to install a set of CHP systems in ATB Place won first place. The project was a $3.1M investment. Implementing the CHP system within ATB Place was not without its challenges. The installation required several full-building power shutdowns, continuous communication between tenants and staff, increased security measures, and seamless collaboration between all property stakeholders. “Tenants at ATB Place are actively engaged, and they fully participated with Triovest when the Co-Gen project was proposed. They were excited about the direct benefits for the building and the environment, as well as the forecast $1/sf reduction in operation cost following capital recovery,” says Doug Brow, Director of Operations. “Our utility provider, EPCOR, also played a pivotal role in partnering with Triovest to get this project over the goal line.” The project reached final commissioning in the Fall of 2018 and has since generated benefits for ATB Place’s operations across the board. In addition to significantly decreasing ATB Place’s greenhouse gasses by 60% annually, the co-generation technology sparked a 15year savings of $13 million – providing a favorable return on the initial investment.

NET ZERO AWARD: BEST IN CLASS TIE
1 PROLOGIS Mississauga, ON Owned by: HOOPP Realty Inc. Managed by: Triovest Realty Advisors Inc.
Triovest Realty Advisors’ affinity for sustainable property operations is showcased throughout 1 Prologis Boulevard, owned by Healthcare of Ontario Pension Plan (HOOPP). A modern fixture within the Mississauga Gateway Centre, the five-storey office building is LEED Gold Certified and boasts a broad range of energy-efficient systems, technologies, and daily processes that make it a worthy recipient of BOMA’s Net Zero Award. Central to 1 Prologis Boulevard’s energy-conservation success and low-carbon performance is its highperformance HVAC design, which uses high-efficiency water-source heat pumps for interior heating and cooling. The building uses a central make-up air unit as a dedicated outside
air system (DOAS). This is sized to provide only the minimum amount of outside air to further reduce energy consumption without impacting tenant air quality. This maximizes heating, cooling, humidifying, and dehumidifying efficiency as much as possible under the ASHRAE 62.1 guidelines. Compounding the advantages of this HVAC system is the fact that each heat pump is fitted with a controlled damper to control fresh air intake, based on CO2 levels. This allows the DOAS, which is fitted with variable frequency drives (VFDs), to further reduce airflow and fan power consumption. Zones only require the minimum amount of fresh air as determined by current occupancy, rather than a pre-calculated amount from the design occupancy.
The use of a modern building automation system (BAS) from Reliable Controls also plays a contributing role to the building’s energy efficiency. The system maintains tight scheduling of all the central equipment and floor heat pumps. It is connected to a realtime analytics program from RYCOM, which helps to alert and troubleshoot operational inefficiencies using real-time data from the BAS. This helps avoid ‘drift,’ which occurs in many buildings over time as setpoints are changed and controls are overridden. The BAS will also detect issues that cause excess energy consumption from heat pumps if left unaddressed. “By implementing a building performance analytics approach, 1 Prologis is able to make data-driven decisions on operating the building’s HVAC system and maintaining occupant comfort while achieving its sustainability goals. The smart technology provides greater visibility into building operations and the ability to optimize and extend the useful life the building equipment,” says Ryan Folk, Property Manager. The third factor in 1 Prologis’ success is its use of real-time live metering. In partnership with Dynergy Energy Management, building staff receive energy usage data every minute, enabling them to identify abnormal energy consumption throughout the day. This real-time monitoring is also linked to the building’s enhanced tenant submetering, which not only provides revenue billing capability, but also integrates with the BAS to provide a performance-monitoring platform. “Through this integration, the submetering system is being used by the energy management and building operation team on a real-time basis to review the energy use, analyze energy use patterns, and operate the building with energy efficiency in mind,” explains Tim Hayashi, Director of Operations.
Notably, 1 Prologis has the distinction of being a test site for a fault detection platform. The service collects data from the BAS to drive data-directed maintenance activities and identify opportunities for optimization. This results in reduced energy and water consumption, lower greenhouse gas emissions, and enhanced tenant comfort. To date, the platform has identified 41 GJ of potential gas savings and 163,230 kWh of potential electricity savings, of which 38,000 kWh/year of savings has already been realized. It has also identified performance issues with 20% of its primary airconditioning plant (heat pumps). “1 Prologis was designed and constructed with a strong focus on sustainability. Our operations team continues to focus on ongoing improvements, its collaborative partnerships and tenant engagement. Intelligent design and systems, combined with the expertise of our operations team ensures market-leading building performance,” says Marlene Farias, SVP of Property Management.
