The Building Owners and Managers Association (BOMA) of Canada hosted its 2016 National Awards Gala on September 22, 2016 in Regina, Saskatchewan, honouring industry excellence across the country. The gala was celebrated in conjunction with the organization’s national conference and exhibition, BOMEX 2016, hosted by BOMA Regina. BOMA Canada’s Outstanding Building of the Year (TOBY) Awards are given to the stars of the commercial real estate industry in recognition of industry quality and building management excellence. Judging is based on building standards, tenant relations, community impact, energy conservation, environmentalism, regulatory standards, sustainability, emergency preparedness, security, and personnel training. The BOMA Canada National Earth Awards honour buildings that have demonstrated excellence in environmentally sound commercial building management and resource preservation. It is judged on a range of factors, including a building’s reduction of environmental risk, energy conservation, recycling, water conservation, indoor air quality, green cleaning, interior finish, green purchasing policy, occupant communication and education, a building summary, and case studies. Through its Pinnacle Awards, BOMA Canada spotlights companies that have shown the highest standards of work to which all BOMA members and their staff should aspire. The category rewards innovation, customer service, commitment to clients, and teamwork. The BOMA Canada Chairman’s Award recognizes a member’s leadership and commitment in service to the organization and its members. Finally, the Vyetta Sunderland Scholarship Award acknowledges a Canadian student who is seeking to enter the property management industry, or is in the process of bolstering their career skills. Winners of the National Awards are eligible for the BOMA International Awards, held on June 27, 2017 during the BOMA International Conference and Expo in Nashville, Tennessee. The London City Centre may turn heads from the outside, but it’s the activity within the multi-towered office complex that makes it an ideal recipient of BOMA’ Canada’s 2016 Certificate of Excellence. A signature piece in Dream Office Management’s portfolio, the City Centre is home to 2,100 occupants and stands in the heart of London, Ontario at the southeast corner of Dundas and Wellington. It is comprised of two towers (a 21-storey Tower A and 23-storey Tower B) connected by a mezzanine and ground-level parking, and exterior and underground parking for extra space. In addition to its high-profile tenants, the City Centre features food, retail, and business outlets throughout its plaza. At the heart of the City Centre, however, is the Dream property management team itself, which has collaborated with building staff and partners to transform the Centre into a role model for property management, environmental stewardship, and community engagement. Dream’s focus on tenant relationships begins on day one with a comprehensive welcome package, and continues on a daily basis through a robust communications program. Management staff also endeavor to create a sense of community through its participation in events like WWF’s Earth Day, BOMA Earth Hour Challenge, Tim Hortons Camp Day, and multiple awareness campaigns within the City Centre’s lobby. “Throughout the years, London City Centre has sponsored numerous charities by supporting them onsite with plaza floor demonstrations or community outreach programs,” says Kurt Bromhall, Senior Property Manager with London City Centre. “Organizations such as the Blood 4

Services group, Heart and Stroke, Canadian Cancer Society, Humane Society, and Breast Cancer Awareness, to name a few, have all had tremendous success in broadcasting their message to a diverse group of individuals.” Moreover, Dream employs an advanced JD Edwards Customer Relationship Module to track maintenance service requests, facilitate meetings between building departments, and conduct annual Tenant Satisfaction Surveys that inform its evolving management practices. Sustainable operations are also high on Dream’s priorities. The City Centre is outfitted with energy-efficient mechanical systems, lighting, and water-conservation equipment; while staff utilize Energy Advantage’s portal and ENERGY STAR Portfolio Manager to further track energy
usage and set benchmarks for other buildings in Dream’s portfolio. Further eco-friendly initiatives include pursuing LEED for Existing Building certification, participating in Hydro One’s SaveOnEnergy program, training staff and tenants on environmental practices, sharing green tips through emails and lobby TV messages, and conducting ongoing upgrades and retrofit. Additionally, the City Centre engages with the community to showcase and promote energy reduction measures. For these and a host of other environmental efforts, the City Centre has received ISO 14001 Certification, 2014’s Outstanding Energy Saver Business Award (from the Mayor’s Sustainability Energy Council), and 2016’s BOMA Toronto Earth Hour Challenge, Power Down for the Planet Portfolio Award, among other industry accolades.
The City Centre has become a central figure in local events and charitable campaigns. Among the highlights include hosting the Make-AWish Foundation’s Rope for Hope Fundraiser, and helping to generate $165,000 towards the cause. The high-profile event is held in June and sees participants raising money to rappel down the side of Tower A, with all proceeds going towards granting wishes for children with life-threatening medical conditions. On top of this, Dream donates up to $500 towards a charity in which its employees volunteer, partners with CORUS radio in its annual Toy Drive, raises awareness for a wide variety of organizations and contributes volunteers for non-profit initiatives throughout the city.
All combined, Dream Management’s approach to tenant service and community outreach have made the London City Centre a signature piece in London’s downtown, as well as a proud addition to BOMA’s list of award winners.

At the core of Edmonton International Airport’s (EIA) operations is its passion for community. This is on full display within its air terminal building, where the EIA collaborates with local artists and entertainers to create amazing experiences for its passengers. Part of that experiences is crafted with the use of artwork throughout the terminal’s public spaces, including EIA’s permanent art collection and rotational displays featuring local artists, which it maintains in partnership with the Alberta Craft Council. The terminal also hosts live performances from local musicians and entertainers
(1,400 shows in 2015 alone), and special presentations during holidays and regional events like Alberta’s famed Canadian Finals Rodeo Week. EIA has even paired with organizations like the Pet Therapy Society of Northern Alberta to give passengers a chance to interact with four-legged companions while they wait for their flights.

United Way Campaign, during which employees recently helped raise over $30,000 for local charities. As a community-based organization, EIA takes its role as a regional connector to heart. It’s through these efforts that it has a direct and positive impact on both Alberta’s economy and its people.

The University of Albert’s Triffo Hall is enjoying a new lease on life after a landmark restoration in 2009 transformed it into the campus’s new home for the Killam Centre for Advanced Studies. Built in 1915, the historic two-storey building was overdue for restoration by the time crews took their first steps towards its revitalization. Those steps included removing layers of applied materials to reveal the building’s original stone masonry, steel, and concrete structure; and replacing existing systems with features such as a heat recovery ventilation system, displacement diffusers, a rainwater collection system, water-conserving fixtures, lighting control system, and a continuous

skylight system over two sections of the building’s saw-tooth roof. Care was taken throughout the restoration process to retain as much of the original structure as possible (98% of the existing fabric was retained) and maximize the use of natural light within. Today, Triffo Hall represents a fusion of new construction and classic style, offering students a high-quality work environment and a symbolic home for graduate studies that celebrates the University’s legacy and its reverence for the principles of sustainability. Notably, the hall is one of the oldest buildings in Canada to achieve LEED Gold Certification, and has won numerous industry accolades since its transformation.

the promotion of its environmental management system among all building stakeholders. No doubt, the day-to-day energy and water demands of a retail building make conservation a priority. In 2004, Cominar responded to this challenge by enlisting experts to conduct an audit,
the results of which were used to create an action plan with clear and achievable goals. The centre’s energy consumption is also monitored each year to keep these goals on track, calculate energy savings, and identify new efficiencies or opportunities for energy reduction. That same approach is applied to Rockland Centre’s water consumption, where the equally high demands of public washrooms, restaurant equipment, and fitness showers are mitigated through conservation techniques, constant monitoring, and timely repairs. Moreover, the centre’s exterior landscape is serviced by an automatic irrigation system, which limits watering to specific hours of the day and adjusts for weather conditions. Rockland is always challenging its tenants and staff to divert a wide range of materials from organic waste,
cardboard, plastic, glass, metal, and construction materials from landfills. To that end, Rockland has engaged tenants in a number of recycling programs and waste reduction practices throughout the year, and its ongoing waste management program is monitored daily to ensure all materials leaving the property are being recycled, reduced, and reused where possible.
Enhancing the centre’s air quality goes hand-in-hand with Rockland’s commitment to creating a healthy and comforting indoor environment. Here again, Rockland has various measures in place to make sure all HVAC equipment is running optimally, and that any detrimental effects on customers or tenants are being handled swiftly and thoroughly.
Similar attention is paid to the handling of the shopping centre’s emissions. Rockland Centre’s heating, ventilation, and air-conditioning (HVAC) systems are consistently monitored, tested, and maintained by contractors to ensure indoor air quality is at its highest, and that emissions and effluents are kept to a minimum. Further efforts include regular filter replacements, cleaning equipment, monitoring, and ensuring repairs are carried out immediately upon detection.
These initiatives and more are written into Rockland Centre’s environmental polices and embedded in the company’s overall environmental management program. Thanks to a buy-in from all stakeholders (e.g tenants, operations staff, suppliers, and customers), it is able to meet and exceed the goals it sets for itself and, in so doing, raise its standing as a sustainable property icon.

Over and above providing ample space and amenities for these functions, however, The RAM Centre is a role model for sustainable property design. Its exterior composite curtain wall system, for one, was manufactured with double-glazed windows as a means to enhance the building’s aesthetics and bring natural light into the warehouse. Since acquiring the building in 2011, First Capital Realty (FCR) has brought many green upgrades to the three-storey, 38,164 sq. ft. building. It was Mark Bakos to the rescue when the Paladin Security Contract Manager for Oxford Property’s Edmonton City Centre went above and beyond to reunite a mother with her child. Bakos came across the mother who had locked her keys in the trunk of her car, rendering her unable to remove her baby from the locked back seat. Wasting no time, Bakos pried the backseat window open to reach in and unlock the door from the inside, making it possible for the mother to retrieve the baby. What’s more, instead of calling a tow truck or locksmith to open the trunk, he crawled through the car’s backseat into
the trunk himself to retrieve the keys, saving her time and money. Bakos’s good deed would have gone unnoticed if not for the lady, who contacted Oxford Properties to thank him and request he be recognized for his actions. In a statement to Paladin Security, Oxford Properties thanked Bakos for exceeding expectations, saying, “We at Oxford Properties Group consider him as our colleague... he goes above and beyond every day, at any hour of the day or night or on weekends, and pleasantly makes himself available to solve any problems we might have.”

PHILIP JAGO Philip Jago was awarded this year’s BOMA Canada Chairman award for his efforts in shaping the commercial real estate industry and BOMA Canada itself throughout his 36year career. Since his early days as a student labourer in Brockville, Ontario in 1971, Jago has demonstrated an affinity for the industry. Upon graduating from university, he joined Natural Resources Canada (NRCan) as an information officer for the Ener$ave Heatline and worked his way to become the Director of the Buildings Division of Natural Resources Canada’s Office of Energy Efficiency.

In the years that followed, Jago contributed greatly to NRCan and, by extension, the industry. He played a key role in designing and delivering energy efficiency programs

for the country’s residential, industrial, and commercial / institutional sectors; developing the National Energy of Code for Buildings 2011 and 2016; and bringing the ENERGY STAR Portfolio Manager to Canada, the latter of which was integrated into BOMA BEST 3.0. Jago retired from NRCan in 2016, and now dedicates his time to his wife, children, and grandchildren; while remaining active within his community. “Philip has all the qualities of our industry at its best, for few have contributed so meaningfully to the success of our commercial real estate industry in Canada,” said BOMA Canada past chair Don Fairgrieve-Park during the 2016 Awards Gala. “We all owe Phil a deep debt of gratitude.”
