BUILDING OF THE YEAR - 500,000 TO 1 MILLION SQ. FT.
LONDON CITY CENTRE The London City Centre may turn heads from the outside, but it’s the activity within the multi-towered office complex that make it an ideal recipient of BOMA Toronto’s 2016 Certificate of Excellence. A signature piece in Dream Office Management’s portfolio, the City Centre is home to 2,100 occupants and stands in the heart of London, Ontario at the southeast corner of Dundas and Wellington. It is comprised of two towers (a 21-storey Tower A and 23-storey Tower B) connected by a mezzanine and ground level parking, and exterior and underground parking for extra space. In addition to its highprofile tenants, the City Centre features food, retail, and business outlets throughout its plaza. At the heart of the City Centre, however, is the Dream property management team itself, which has collaborated with building staff and partners to transform the Centre into a role model for property management, environmental stewardship, and community engagement. Dream’s focus on tenant relationships begins on day one with a comprehensive welcome package, and continues on a daily basis through a robust communications program. Management staff also endeavour to create a sense of community through its participation in events like WWF’s Earth Day, BOMA Toronto’s Earth Hour Challenge, Tim Hortons Camp Day, and multiple awareness campaigns within the City Centre’s lobby. “Throughout the years, London City Centre has sponsored numerous charities by supporting them onsite with plaza floor demonstrations or community outreach programs,” says Kurt Bromhall, Senior Property Manager with London City Centre. “Organizations such as the Blood Services group, Heart and Stroke, Canadian Cancer Society, Humane Society and Breast Cancer Awareness 4

to name a few, have all had tremendous success in broadcasting their message to a diverse group of individuals.” Moreover, Dream employs an advanced JD Edwards Customer Relationship Module to track maintenance service requests, facilitate meetings between building departments, and conducts annual Tenant Satisfaction Surveys that inform its evolving management practices. Sustainable operations are also high on Dream’s priorities. The City Centre is outfitted with energy-efficient mechanical systems, lighting, and water-conservation equipment; while staff take advantage of Energy Advantage’s portal and ENERGY STAR Portfolio Manager to further track energy usage and set benchmarks for other buildings in Dream’s portfolio. Further eco-friendly initiatives include pursuing LEED for Existing Building certification, participating in Hydro One’s SaveONenergy program, training

staff and tenants on environmental practices, sharing green tips through emails and lobby TV messages, and conducting ongoing upgrades and retrofits. Additionally, the City Centre engages with the community to showcase and promote energy reduction measures. For these and a host of other environmental efforts, the City Centre has received ISO 14001 Certification, 2014’s Outstanding Energy Saver Business Award (from the Mayor’s Sustainable Energy Council), and 2016’s BOMA Toronto Earth Hour Challenge,
Power Down for the Planet Portfolio Award, among other industry accolades. The City Centre has become a central figure in local events and charitable initiatives. One highlight includes hosting the Make-A-Wish foundation’s Rope for Hope Fundraiser, and helping to generate $165,000 towards the cause. The high-profile event is held in June and sees participants raising money to rappel down the side of Tower A, with all proceeds going towards granting wishes for children with life-threatening medical conditions.

On top of this, Dream donates up to $500 towards a charity in which its employees volunteer, partners with CORUS radio in its annual Toy Drive, raises awareness for a wide variety of organizations, and contributes volunteers for non-profit initiatives throughout the city. All combined, Dream Management’s approach to tenant service and community outreach have made the London City Centre a signature piece in London’s downtown, and a proud addition to BOMA’s list of Certificate of Excellence recipients.

EARTH AWARD – HEALTH CARE FACILITY
NORTH YORK GENERAL HOSPITAL North York General Hospital’s (NYGH) recognition at the 2016 BOMA Toronto Awards set a new benchmark for sustainable operations among Ontario’s health care facilities. The hospital became the first of its kind within the province to receive BOMA BEST certification for its ongoing efforts to improve its energy efficiency and waste diversion programs; and was additionally honoured with a BOMA Earth Award. “We are thrilled with our Silver BOMA BEST certification and the Earth Award for having the highest score in our category. [The awards] reaffirm our commitment to ensuring the hospital continues to raise the bar not only for the health of our patients but of our environment as well,” says Cliff Harvey, Vice President of Planning, Facilities, and Support Services with NYGH. NYGH was awarded BOMA BEST Silver Level Certification for reducing its environment impact by implementing a number of energy and money-saving solutions throughout the hospital. These included the development of a three-year energy management and “green” plan focused on identifying potential energy savings and improvements to its waste diversion program, the latter of which has led to significant improvements in the way in which the facility recycles materials such as batteries, wooden skids, electronics, organics, and light bulbs. Additionally, NYGH is a member of Greening Health Care, and meets regularly to share energy and waste management strategies with other hospitals. Internally, it employs a parttime Green Coordinator who shares
green tips and energy /waste data with staff on a regular basis. “This is all part of our strategy of aligning exceptional care with exceptional environments of care,” notes Harvey. NYGH’s dedication to sustainability is also demonstrated throughout the renovation of its seventh and eighth floors. The construction has been designed to use nearly one-third less energy than a typical unit through the implementation of LED lighting, occupancy sensors, and variable frequency drivers that can control the speed of air conditioners. Adds Harvey: “Sustainability is a founding principle in our operations,

and we constantly review and revise our practices to be the best we can. It is our plan that by doing so, we will be seeking BOMA BEST Gold status in the near future.” These initiatives and more made NYGH a natural pick for BOMA BEST Certification, as well as an ideal candidate for its National Earth Award program, the latter of which celebrates those that have demonstrated excellence in resource preservation and environmentally sound commercial building management. The real achievement, says Harvey, is being able to improve the health care environment for patients, staff, and the hospital’s community. “While providing exceptional care to our patients and families is a priority, we all believe we have a responsibility to the entire community we serve to use our resources as effectively and efficiently as possible, and in doing so, keeping our community and the environment healthier,” says Harvey.

EARTH AWARD – UNDER 100,000 SQ. FT.
99 SPADINA AVENUE 99 Spadina Avenue comes by its 2016 Earth Award naturally, demonstrating a commitment to green thinking and eco-friendly operations throughout its offices and operations. Owned and managed by Allied Properties REIT, the restored, seven-
storey office and retail complex is governed in part by the Allied Properties Environmental Policy. Key elements include an Energy Action Plan, outlining training, procurement, and conservation practices to reduce its energy consumption; guidelines for the purchase of energy-consuming products bearing the ENERGY STAR symbol; a comprehensive waste and recycling management program; and a number of additional energy-management policies and processes. On top of this, the Allied Properties Management Team employs a water management policy designed to aid 99 Spadina Avenue in reducing its annual usage rates. Among the waterconservation projects budgeted and planned include toilet retrofits, and exploring water-saving options during
new construction, renovations, and customer change-outs. These efforts are supported by a multi-faceted communications strategy between both tenants and staff, as well as a commitment to involve all stakeholders in the property’s sustainability efforts. “Allied Properties strives to minimize the generation of waste and select products and services that are environmentally sound and socially beneficial for use in the operations and maintenance of buildings, where appropriate,” states its Sustainability Policy, adding, “[We] will encourage and foster customer participation through education and social networking opportunities in order to maximize the effectiveness of the programs and inspire others to be more sustainable.
PINNACLE AWARDS BOMA Toronto’s Pinnacle Awards honours companies that have become role models in the industry through their demonstrated excellence in innovation, teamwork, customer service, and overall commitment to clients.
