executive vice president's message

Moving Forward “If the work of mechanical contractors disappears, then so too will the justification for association.” The disrupters in this industry are many and various, from new technologies, shifting general contracting methods, de-unionization, to a general hand-wringing as people question, ‘what if people stop piping stuff?’ If we just focus on piping, I think most will agree that piping is here to stay, at least for the near-distant future. In the association world, the Internet is the major disrupter. We hear the question, “Why do I need to join your organization when I can find anything I need online?” Here too is where we find ourselves examining the definition and role of innovation. Innovation means change. MCABC is changing, but are we innovating? Your president makes reference to a transition plan taking effect over the next two years that will result in a changed organization with new and different leadership, at both the staff and board levels. The time allotted for transition will enable the membership and the board to determine what innovation is required to ensure that the organization has adapted to the disrupters that may challenge MCABC’s very existence. No matter what is written or said of innovation, inevitably the actors in this process are people not things. Technologies, invented by people, will assist the process, but ultimately innovators are people. The president refers to the ‘Next Gen’ population of contractors who will not only inherit the future organization, but must also be involved in deciding its structure and operation. Whether they are participating as a shadow board of directors or leading activities and projects of special interest to their demographic, it’s clear their role will be to move MCABC forward by expelling whatever remains of an old boys club. We all share the capacity to innovate; our challenge to you is: Are you willing to commit to the effort to do so? Dana Taylor Executive Vice President, MCABC

At 36 years old, Vanguard Mechanical owner Jacob Kuehne already has extensive mechanical contracting experience under his belt. He is a third-generation plumber and although he is following in his grandfather's and father’s footsteps, he has firmly established his own name and niche in the industry. “I take a lot of pride in being a thirdgeneration plumber — quite a legacy there,” says Kuehne, who has his ticket (red seal certification) in plumbing and gas along with a TECA design certificate. He is also gold seal certified in project management through the Canadian Construction Association. “My grandfather passed away this year. Without him being in the industry I do not think I would have become a plumber.” Born in Kelowna, Kuehne grew up around the Lower Mainland and had early exposure to the plumbing business. greener solution.” The focus on energy efficiency and sustainability has led to many changes in the industry and keeping up with changing regulations and technology is now a normal part of business. “We try to be on the cutting edge of available tools and equipment and as a young group, the learning curve is not an issue as it would be for the older generation,” says Kuehne. The focus moving forward is to continue growing the company and solidifying its position as the leader in the wood-frame construction market. Kuehne believes the company’s “fresh approach” to the industry has been a key to its success. “We’re still relatively young compared to the bulk of the industry,” he says. “We’re dealing more and more with people of our age who are like minded. There is a transition happening right now where the baby boomers are exiting and the next generation is taking over so how that’s going to unfold will be interesting to see.” With

skilled labour shortage remains a concern in the construction industry. It has not affected Vanguard to-date, but Kuehne acknowledges finding skilled people in the marketplace is difficult. “There are plenty of entry-level people who we can train versus finding a skilled person. It’s a time sensitive investment to turn those people into what you need but it’s worthwhile,” says

Outside of work, the father of two enjoys spending time with his daughters as well as boating, skiing, and cooking. must be six times better than current code. If this is compared to the existing building stock, this is in the order of 10 to 20 times better. Clearly this has a massive effect on uncontrolled leakage of air into buildings that must otherwise be heated and /or cooled and, in some buildings, humidified and dehumidified. Most air leakage occurs at windows and doors and this is one area where there have been huge advances in technology to allow these levels of air tightness to be achieved. Windows and Doors The Passive House Institute (PHI) operates a certification scheme for windows and doors. Windows are rated according to the climate zone in which they are to be used. The intention of the certification criteria is to ensure that the surface temperature of the window does not fall below the dew point of the room air and therefore does not allow for the formation of condensation, which in turn would promote mold growth. The other criteria is to ensure the surface temperature does not drop lower than 4.2˚C below the room temperature; this is to ensure that the window will not cause a cold down draft or create discomfort due to cold radiation. This is achieved

QMC’S MECHANICAL METERING SOLUTIONS Energy consultants, contractors and mechanical engineers have critical decisions to make on the metering of a new or retrofit project. in the Vancouver climate by using triple-glazed windows with argon gas in the cavity, low thermal conductivity glass spacer bars, thermally broken or wood frames with multiple air seals and low e-coatings on the glass. The resultant U value is 0.8w/m2K or an imperial R value of R7 which is better than some walls being built today. The impact of this on mechanical systems is that there is no longer a requirement to place a heating radiator or convector below the window to counteract this cold radiation or downdraft. A method of heating

systems such as low mass radiant ceilings. High mass radiant systems with piping embedded in concrete have been shown to be problematic in Passive House buildings as they are too slow to respond and difficult to control due to the small heating loads that exist. Ventilation systems As Passive House buildings are constructed to be very air tight, it is critical that they are correctly ventilated. All Passive House buildings are required to employ ventilation heat recovery with a minimum thermal efficiency of 75 per cent. This minimum efficiency is required to ensure no cold drafts are perceived by occupants. The PHI also operates a certification scheme for heat recovery ventilation (HRV) units. Most Passive House certified units have efficiencies in the range of 88 to 92 per cent. This means that outdoor air delivered to the building in winter will be increased from minus 10˚C to plus 18˚C, drastically reducing the heating energy. Units are also certified for fan efficiency and must consider defrost control. While there are many certified units in Europe, there is a need for market transformation in North America. smaller and there is a requirement to use less fan energy to deliver the cooling, there could well be a move to more energy efficient hydronic cooling

the dew point temperature of the indoor air. The logic here is to avoid condensation within the building which can lead to mold growth. Mold is a significant factor in triggering asthma attacks. There has been a dramatic increase in asthma rates in Canada over the last 30 years with the most startling rises seen in children. The rise in asthma rates and the problem seen in building envelopes such as leaky condos in recent years are, to some, not merely coincidental. Passive House seeks to provide a healthy building environment by eliminating the potential for condensation and mold within the building structure and also on piping systems that penetrate the building envelope or carry cold water around the building. Insulation scope for piping systems will become more exacting, leading to increased scope of work for insulating contractors.

CONCLUSION The City of Vancouver has adopted Passive House as a recognized standard that can be used for energy code compliance in the Green Buildings Policy For Rezonings. The Province of B.C. has adopted a new energy step code Proudly serving Western Canada for over 35 years. Our techniques allow for no disruption of service to customers & critical processes.

which transitions the building code in a progressive way towards a level of efficiency that is the same as that mandated by Passive House. Very soon all buildings in B.C. and beyond will be built this way. This is good news for

Heat Pump Retrofits for Large Buildings BY TOM MARTIN

oth the governments of B.C. and Canada have set an ambitious target of 80 per cent greenhouse gas emissions

(GHG) reductions by 2050, vs. 2007 levels and vs. 2005 levels respectively. Meeting these targets will require transitioning away from processes involving combustion of fossil fuels. For provinces with clean electrical grids, the implication for building heating systems is a transition towards heat-pumps as the primary means of heating with gas-fired boilers providing backup under near-peak load conditions. While making the business case for retrofitting existing buildings with heat pumps can be a

Blocked sewer? Call before you clear. On rare occasions, a natural gas line may have been unintentionally installed through a sewer service line. These intersecting lines can go undetected and co-exist safely until the clearing of a blocked sewer damages the pipeline.

Don’t risk hitting a gas line. 1. Call BC One Call at 1-800-474-6886. It’s free and available 24 hours a day. 2. Tell the agent you’re calling about a sewer service line blockage. 3. Wait for FortisBC to come on site and identify if lines are intersecting. We’ll make every effort to respond within two hours or less. 4. Smell gas? Go outside and call FortisBC’s 24-hour emergency line at 1-800-663-9911 or call 911.
