2016 In Review 2016 has been another successful and busy year for the Crawford Partnership, working on a variety of projects from loft extensions, our bespoke ‘signature’ houses through to large residential schemes focused in London. From realising existing projects, to new commissions for schemes with the potential to create value for our clients while concurrently designing beautiful architecture and addressing societal needs.

This year has seen significant political turmoil following the Brexit vote to leave the EU and the election of property mogul Donald Trump as President of the United States. It’s also been a year in which a number of famous faces have passed away, including Sir Terry Wogan, David Bowie and, from the architecture community, Zaha Hadid: the most recognisable female architect in the world.

Despite these events, the outlook amongst architects and the construction industry is positive moving forward, particularly for smaller boutique practices like Crawford Partnership. This is partly because architects, house-builders and politicians are still trying to resolve the national housing crisis and grow the economy, with construction playing a key role in these goals. An increasing majority of people are being priced out of London as house prices in the capital have risen another 7% in 2016, making the average price £580,000. The new Mayor, Sadiq Khan, has promised to provide a minimum of 80,000 new homes a year within the capital, with a target of 50% of those being genuinely affordable.

Within the practice, we continue to redress this imbalance through the progression of numerous high-quality housing projects each year as we bring the practice’s design-led philosophy to fruition: the creation of light, spacious and comfortable places designed to meet our client’s needs. Projects are taking longer than they should, due to cuts to the planning system and the difficulty of the backland and infill sites we are often dealing with; party wall issues, site access and other issues are cropping up, adding layers of complexity to each scheme. However, we are getting more experienced in this niche and continue to push the boundaries of design, planning, materials and interiors with each scheme.

We look forward to 2017, as the company looks to expand further and diversify into more commercial, office and educational projects to add to our portfolio. Clients are still regularly approaching us with new plots of land, derelict or under-used buildings and lock-up garage sites, and we in turn are continuing to fight our way through the planning and construction processes to produce unique, contemporary and stylish architecture.

Stonechat Mews, SW15 In April, we completed these three new-build stylish and contemporary houses in Roehampton. Each being a three-storey, four-bedroom dwelling built at the end of a renovated mews, the houses incorporate a high standard of energy conservation and sustainable construction, utilising three retained walls of the former warehouse they have replaced to provide discrete private gardens for each property.

The ground floor of each dwelling is designed as an open plan space with kitchen, dining, and living areas unified by a monolithic polished concrete floor which runs throughout the entire ground floor and merges with a polished concrete sculptural cantilevered staircase rising to the top floor. A dramatic double-height glazed winter garden on the rear faรงade allows natural daylight to spill down into the ground floor. Externally, the homes are finished in an off-white polar facing brick, with each front facade incorporating a double height glazed window set framed within a surround of vertical zinc cladding defining the contemporary style.

Redcliffe Square

In September, we completed works on the conversion and renovation of this five-storey Victorian terraced property, located within the Boltons Conservation Area.

The original elegant terraced house had previously been poorly converted into bedsit apartments that had fallen into a state of dereliction and our brief was to create three new spacious and contemporary apartments within the existing shell of the property.

Through a thorough redesign of the existing fragmented levels and structure, two duplex apartments and a single-level apartment have been created around a bright and spacious open plan living, kitchen and dining room. Each incorporates a contemporary palette of fixtures and finishes, including oak floor boards, porcelain tiles, polished cement and Italian designer kitchens with bespoke joinery.

Castelnau Coach House, SW13 The two-storey mews Coach House completed in 2016. Residing in a typical backland site, to the rear of an existing three-storey terraced parade, the development has created a three-bedroom home for the client’s elderly parents. Access and mobility were key drivers of the design, which incorporates a ground floor master bedroom suite and a hidden fitted lift to provide easy access to the first floor.

The house is arranged around a private courtyard positioned to catch the afternoon sunlight. This was necessary to avoid impacting upon the amenity of neighbours, so the internal layout revolves around these windows, providing light into the heart of the main living spaces whilst maintaining privacy. This has also created a strong connection between the inside and outside, enhancing the space and light within the tight constraints of the plot.

Darcies Mews

Construction is in the final phases at Darcies Mews, with the imminent completion of four new three-storey detached contemporary homes on a backland site which formerly contained 35 lock-up garages.

The distinctive exterior design features dark stained vertical timber boarding with black facing brick and dark grey window frames with nartual Iroko wood features, creating an iconic statement set within the exclusive new mews and surrounded by Victorian terraced houses in this Conservation Area.

Each unit is designed to meet Level 4 of the Code for Sustainable Homes, utilising energy efficient materials such as high-efficiency insulation, triple glazed windows, sedum roofs and solar arrays for energy generation.

Construction is due to complete in early 2017, with one of the houses already sold off-plan.

Clifton Road (1), N8 Work is progressing on this bold new threestorey ‘signature’ home, built on the site of two derelict lock-up garages. A highly contemporary design, set within the Crouch End Conservation Area, the project received planning in 2014 and follows the design philosophy of inverting the internal layout, with three bedrooms in the basement with a courtyard and lightwells from the ground floor kitchen and dining area, with a study and the main living space being at first floor.

Full height glazing combine with the lightwells to bring natural light into the rooms, creating a bright and airy environment in this compact urban site, whilst ensuring privacy for the occupant and neighbours behind a tall boundary wall. The beautiful black brickwork is nearing completion, as the site prepares for the installation of bespoke glu-laminated timber beams which will support the hybrid roof. The house is expected to complete in Summer 2017.

Following the approval for the house at 14A Clifton Road, we recently gained approval from Haringey Council to build a similar scale three-storey detached house on a site of three derelict lock-up garages directly opposite.

This new dwelling, also within the Conservation Area, is contemporary in design whilst combining more traditional materials with the use of slate roof tiles and matching grey brickwork. The scheme offers five bedrooms; two at basement level, two on the first floor and the master suite at ground floor level, addressing future mobility needs for the owner. Open-plan living, kitchen and dining space receives an abundance of natural light with floor to ceiling windows on the front faรงade, screened for privacy behind a new brick front boundary wall. The project will soon be going out to tender with construction due to begin shortly after.

Seven Sisters, N4 Construction is on-going to build a new 143-room hostel on a prominent site opposite Finsbury Park. We have worked closely with the London Borough of Hackney throughout the detailed design stage to develop the most efficient layout for the rooms, whilst also meeting Level 4 of the Code for Sustainable Homes equivalent to a BREEAM ‘Excellent’ rating.

The T-shaped building is robustly contextual in its overall design and selection of materials, using a facing brick as the predominant material for the facades. This is moderated by the incorporation of projecting and recessed balconies, adding depth and visual interest to the reinterpreted traditional form. The pitched roof facing onto Finsbury Park is finished in zinc, matching the gun-metal grey colour of the coated aluminium window frames. Flat roofs on the rear section of the hostel are finished with sedum carpet and include a solar array.

This year has seen great progress made on site, as well as additional tweaks to the layout with the project due to be finished in 2017.

landscaped square in the heart of Knightsbridge.

The existing house had fallen into a state of disrepair, so the design proposals will revitalise the interiors of the and extend the building with modern interiors throughout. The proposal includes the addition of a double basement equipped with cinema, gym, spa and bar, to create a luxurious five-bedroom home with integrated smart technology to provide the ultimate in modern living accomodation.

Tottenham Lane, N8 Following meetings with Haringey Council over the past year, we are now looking to submit a full planning application for the redevelopment of this infill site along the main shopping street of Crouch End in Spring 2017.

Re-imagining the site whilst still incorporating Kwik Fit and a new retail space with 26 flats above has been challenging, but the scheme was given positive feedback at a recent PreApplication meeting with Haringey Council.

Following consultation with neighbours and Haringey’s Quality Review Panel of architectural designers in the New Year, we will have a refined scheme ready for submission.

The T-shaped four-storey proposal will be

a landmark building within the area, whilst minimising any impact on neighbouring developments. The current commercial tenant’s workshop spaces to the rear of the proposal will be retained, with further retail and commercial spaces along the frontage.

A residential mews will include parking and bike store and provide an enclosed escape from the street. Each of the flats has balconies or winter-gardens, creating additional housing in the vibrant heart of Crouch End’s emerging cultural quarter.

Haringey Park

Planning approval was granted in 2015 for two newbuild three-storey contemporary detached homes on a backland site in Haringey which formerly housed 18 run-down lock-up garages. We have subsequently implemented improvements to the design and sought approval succesfully for a number of variations.

These four-bedroom family houses are designed to comply with Level 4 of the Code for Sustainable Homes, with high standards of energy efficiency and sustainable construction. The dwellings are set within a small courtyard amongst an existing green backdrop of trees providing privacy over three levels, including a basement. The working drawings are being developed with a view to issuing tender documents in the New Year.

Dudden Hill Lane, NW10 A pre-planning application has been submitted to the London Borough of Brent for a new build fourstorey apartment block situated on a strip of unused ‘brownfield’ land flanking the end of a row of Victorian houses and an area of culverted ‘no build’ Thames Water land.

The design proposal provides 8 contemporary-style starter flats. Each flat incorporates floor to ceiling windows with private roof terraces for each dwelling.

Amenity and privacy for both occupants and neighbours is maintained by the inclusion of timber slatted external screens, which also serve to articulate the exterior façade which is further enhanced by areas of green ‘living walls’. It is proposed that the superstructure would be an offsite pre-manufactured timber frame, reflecting our ongoing sustainable approach to the design and construction process. We hope to submit for planning in the New Year.

White Hart Lane

We are in the final stages of planning for construction of four new apartments and a full renovation of existing end-of-terrace house on White Hart Lane, to create a total of 7 units providing a mix of living accomodation for families, couples and individuals in a well connected location next to a leafy park in Wood Green.

The proposal has been well received by Haringey’s Conservation Officer, citing good quality design and and a complimentary relationship with the existing Conservation Area streetscene.

We look forward to progressing the project onto site in 2017.

Priory Mansions, NW6 Following discussions with Brent Council, we are regenerating a run-down hostel, to provide a 74-bed hostel with 24 starter flats, all in a contemporary new building. The layout of the hostel and apartments has been developed on the basis of utilising standard sized modular units designed for off-site prefabrication, which we continue to put forward as an alternative design and construction methodology to produce more sustainable and economic building solutions.

The design breaks down the bulk of the overall building into smaller blocks, which is articulated on the faรงade, creating visual interest along the street. Through careful selection of the brickwork and intricate detailing, the faรงade will sit comfortably within its context whilst being a contemporary translation of the existing vernacular. The new interiors will incorporate stateof-the-art energy-saving technology to ensure the building will be sustainable long-term. We are working towards a full planning application in Spring 2017.

The contemporary style of the proposal seeks to add a high-quality design to the disparate but traditional vernacular. The houses each have a private driveway and rear garden, with a large open-plan living area on the ground floor. The first floor has two bedrooms with a family bathroom and a master bedroom suite with ensuite and a rear balcony. The project is moving towards a pre-application meeting with Barnet in early 2017.

Stannard Hall, SE5 A large-scale new proposal to replace an existing post-War hostel with a more sympathetic and highquality update. The site is in a Conservation area, with listed buildings either side, making the contextual site analysis critical. However, we have experience of creating new buildings in these types of site which will enhance the area.

The client is looking to explore new technologies and construction

techniques

including

pre-fabricated

construction, but also advanced ecological and social technology which could enhance the proposal. The new building will be an iconic multi-storey addition to the area whilst pushing the boundaries of contextual architectural design and technological realisation.

Pattison Road

After several years of iterative design and working alongside the planning department on this difficult backland site in Hampstead, we are preparing a Full Application for three large family homes after gaining the support from a Barnet planning officer.

Due to the nature of the site, special consideration is given to protecting neighbouring amenity and the provision of natural light in the development, which has created three unique three-bedroom houses responding to the immediate context. These houses are a contemporary addition to the local vernacular.

Thirlmere Road, N10 Work continues on the extensive renovation and extension of this midterraced Victorian house in the Muswell Hill Conservation Area, with the basement now fully excavated and new structure installed, new loft space ready for decoration and the 8m long feature roof window now complete at the ground floor rear extension.

The internal spaces are already taking shape and filling with sunlight as we proceed toward the final stages of construction with completion due in early Spring 2017.

This infill scheme proposes the redevelopment of a small, derelict site to provide a new three-storey contemporary ‘signature’ house to replace a former MOT garage. The design maximises the potential of the site, incorporating a courtyard at ground floor level behind a retained boundary wall. The proposal is light and airy, as a contemporary re-interpretation of the contextual vernacular and proposes to be carbon-neutral whilst providing a high-quality two-bedroom house. After a positive pre-application meeting with Richmond Council, the design is being developed towards a Full Planning Application in the Spring.

Costa Verde, PERU The Costa Verde coastline is being developed to provide an exciting new public amenity area for Lima, the capital city of Peru. New hotels are proposed along with many new leisure and recreation venues to support a growing tourist industry along this picturesque stretch of shoreline.

Crawford Partnership have proposed a new viewing tower structure that would provide a much desired link between the existing high level entertainment and shopping centre on the cliff top at Larcomar and the lower level Costa Verde Road.

Maria and Alan have been in discussions with local architecture firms and developers in Lima with a view to promoting ideas for the new viewing structure to house lifts and two levels of cafĂŠ and restaurant space.

Crawford Awards

Stonechat Mews won the practice the Best Residential Architecture Boutique Award at the BUILD Awards. The project itself won the Best Small Residential Project in London as well as being a finalist in the London Construction Awards.

Redcliffe Square was shortlisted as a finalist in the 2016 SBID Awards for the Best Residential Over ÂŁ1million category.

The wait continues to find out if our proposal for microflats at Arbutus Street might win the WAN Awards Future Residential Project of the Year Award, for which it has already been long-listed.

- Alan, Justyna & Jon attended three days of factory and showroom visits at the Porcelanosa Group headquarters in Valencia.

- Justyna represented the practice at Design Symposium in Barcelona.

- Liam & Justyna travelled to the French Craft Forum in Amiens to find the latest in French craftsmanship.

- Alan & Tim attended the LEAF International Forum in London exploring new materials & ideas.

- Maria went to the Fit Out Awards ceremony in Dublin and the Designer KB Awards in London.

- Maria also met the new Peruvian Ambassador in London, following numerous meetings on a trip to Lima with local architects, forging new links for future Anglo-Peruvian design projects.

This year he presented the Outright Winner Award while sitting next to Santiago Calatrava, who won the Lifetime Achievement Award.
