This project aims to examine the impact of the pandemic and how urban designers might help cities to reconsider ways of balancing the agenda of healthy and resilient cities with the issues of density and quality urban living?


Post Pandemic City Design Approach It is now generally accepted that city life and regard for people in city space must have a key role in the planning of cities and built-up areas. Not only has this sector been mismanaged for years, it is also by now realized how caring for people in the city is an important key for achieving more lively, safe, sustainable and healthy cities, all goals of crucial importance in the 21´st century. Appreciation the Context


Site Location The project site is located along the Nile Street, Hai Al-Shatei, Khartoum. The total area is 83100m2 (8.31Ha).


 Place The site surrounded by different types of land uses varied from residential, agricultural, services and commercial areas. the northern area is part of (Burri )beach.

The site is located in (burri) area which is one of the oldest areas in Khartoum , most of the people of the area are ethnic descendant of northern of Sudan which has a great urban and architectural heritage (Nubian civilization). Nubian architecture is famous for arches and decorative patterns.

 Natural resources •

•

The Nile view and the adjacent beach is an important natural feature for the site giving it a great aesthetic and investment advantage, but at the other hand the beach is a public domain and this is something should be conceders in design. The area has historically an agricultural area , as have all the areas on the Nile banks , which is something to be consider its sustainability by minimize the buildings foot print

 The Nile as a threat •

The Nile, although it is one of the most values feature of the project site, it is also one of the biggest threats to the site, every year the eastern half of it is flooded by the Nile in rainy season

• The topography in the area near the river is low • Lowland areas are expected to be submerged in the autumn months

Design indicators • Well designed street with priority for pedestrians and bicyclist which is something beneficial environmentally and for the physical health. • Consider the visual continuity and a void the hard edges and solid walls.

• Create buildings with identity related to the context not anther odd image less buildings

• Create varied sizes of open space with different levels of privacy and accessibility • Strong character of open spaces by creating a blocks with sense of enclosure.

• Mix the land uses and colocating different uses to provide users with a wider range of service. • By providing blocks with almost very function that person can probably need • This help in contain any possible contagious pandemic

The site has no near public transportations road access. Nile street is a plays a vital role yet it has to make in account it is a high way which need especial treatment to make the areas around it safe

Direct, attractive connections between the site and the two intersected streets , avoiding dead ends by ending them in the main public open space and water transportation station which both works as a magnates.

The inner roads came diagonal to maximizes the permeability and to make clear axis to the main focal points (the station and the public space)


 Mixing Uses • • •

The crossroads increased the commercial potential of the area, while the recreation area also the surrounding areas may became a commercial attraction zone. The inner spaces is more private yet accessible area which more suitable for residential areas. By zoning so we found that we have a mixed uses blocks which take advantage from the roads and provides a privacy for the resident.

when we design for post pandemic city open spaces where people gathering it is a big issue because the first instructions when covid 19 hits was to void crowds . But also it is not something we can easily canceled it because of its great importance to humans in terms of social, recreational and health. The answer was to create reliance varied types of open space its variation in size position and its privacy.


Open spaces hierarchy

1. The public open space The beach area its already exits area with access to everybody.

2. The central urban farm Its an open are dedicated to the project users, this farm in addition to being open space for agricultural and recreational activities, its designed as a drainage basin capable of retention The flood water and then draining it when the Nile recedes.

3.Blocks open spaces It’s an open green area within the block space.

4. Roof gardens Which is private for the flats in the same floor

Create a block with mix in uses and each block has its own open space. clear distinction between public fronts and private backs. Buildings which front streets, squares and parks present their public face to the outside world and give life to it. Continuous building lines along a block edge to provide good enclosure to a street and generating ‘active frontage’, with frequent doors and windows animating the public realm.

Streets

• All the streets linked together and having a continuous view and all lead to the water transport station. • Trask for pedestrian is every where well designed and well connected. • Blocks are completed each others in terms of blocks form and the in-between open area . • In the ground level block are recessed back to respect the human dimension and other benefits like shade etc.. • Also there is pockets in the blocks to achieve better permeability .

• Nodes and the streets junctions has strong image to avoid the sense of no place . • The central urban farm comes as a response to the topographical element which something can have economic benefits as well as reinforcing the sense of place , visual screening which are quick to establish and can sometimes be justified on economic grounds as commercial resource ,An urban farm could take the form of a co-ordinated strategy of community involvement which something helps in creating ponds in the community.

CLOSER LOOK INTO SELETED BLOCK


Design for internal flexibility • The perimeter block structure enables a variety of treatments to the interior including: • on ground car parks . • private / communal gardens with children’s play spaces. • mews houses, offices and a park or civic square to occupy part / whole of the block. • The perimeter block facilitate a range of uses of the interior that can change over time. defined and overlooked by buildings and have restricted access to promote security.

This block is on the northwest side of the site. Surrounded by the beach road and two other main roads and secondary road on the eastern side. All the ground floor level and the first is commercial area and offices. Commercial areas and residential apartments entrances are separated . The ground level has to large open spaces .

The in-between open space dived into two area one as paly ground for kids and the other is more quite for adults On ground open spaces defined and overlooked by buildings to increase the surveillance and safety. Big trees to provide shade in summer and allow for sunlight to filter through in winter;

Each floor comes with its own roof garden The gradient shape of the mass allowed more roof surface and provide every floor a Nile view. The lively roof areas provides a surveillance eye to the around streets and the court.


The permeability pockets

The main concept of this pockets is to increase the permeability and to make the place accessible from many directions. Also it gives the place a strong image because its not something you see every where.


Streets

Maximum Nile view is been achieved throw the gradient floors and the open balconies and windows toward the Nile side. The Nubian patterns is used to reflect the soul of the place and also in the streets we see the palm trees which also something reflect the image of the Nubian cities.
