FROM THE EDITOR

Separation anxiety KERITH GABRIEL

A

bout a block and a half away from my house on the corner of York and Coral St. is the Coral Mini Market, a tiny bodega situated diagonally from Franny Lou’s Cafe in the heart of a rapidly developing and gentrifying section of East Kensington. The owners are a collective of hard-working, extremely friendly Latino men who, despite language barriers at times, make a point to chat everyone up. Walk in, and you’re referred to as “Popâ€? if your male and “Miss,â€? for the ladies despite age. The store is as intimate as the neighborhood they sell in, a tightknit community of longtime neighbors and newcomers trying to ďŹ t in. And I’ve witnessed them treat both the same way. I walk in with my almost 2-year-old son, and it’s a courtesy lollipop everytime – despite my schagrin at times – high-ďŹ ving and chiming in on how big he’s getting even if we go in a couple times on the same day. They’ve made a point to get in touch with the community around them and you can tell, the store isn’t covered in grafďŹ ti, there’s no trash out front and the addicts who do enter don’t hang outside the store or hang on the corner. It’s a respected part of the neighborhood. But there is one thing that gets me everytime I go in that I do wish would go away. It’s the inches-thick Plexiglass from counter to ceiling. It’s a familiar sight at many of the bodegas in the neighborhood, but where my mini mart differs is that these guys aren’t pedaling 40-ounce beers from their coolers, in fact they don’t distribute alcohol at all from their shop, yet there is a need for the glass. Councilwoman Cindy Bass has a proposal in front of City Council calling for the ban of these partitions, sparking argument and debate on what that glass symbolizes to the people in the community it’s trying to serve. Bass has other council members on the proposal as co-signers and would need just four votes among the seven-member committee to send this bill to a potential full vote by Dec. 14.

3+,/$'(/3+,$:((./< &20

Among other more important things the city should care about I’m truly surprised that this is a hot ticket item. But it does raise a valid concern. In those instances where I got to speak with my bodega owner was generally when they were hanging out on the other side of the glass, or when they emerged from their plastic conďŹ nes to say hello to my kid or point me in the direction of something in particular on the shelf. But I’m not naive that these stores are prime targets subject to violent crime. On that same block a week prior, there was a drive-by shooting where a man was shot, so I get it. There is a certain disdain for having to push your dollars through a plastic partition. The choice of coming into your store shouldn’t mean I’m viewed as a threat and if you walk into any of these stores as a minority or not it’s how you feel. In the case of my bodega, there is hole where money does make hand-to-hand interaction, but there are some bodegas where the exchange happens similarly to a drive-thru bank transaction and yeah, it does make you feel some type of way. The notion that the only thing good about me is my money so just buy and get out is disconcerting and assuredly the impetus for this proposal by Bass to Council. But then the question needs to be asked: what’s being done in these neighborhoods to ensure store owners that the glass should come down? Will the city up police presence and patrols? Will store owners who take the risk receive a reprieve of some fashion? If the city wants to stick noses where they doesn’t belong then something should be done to make these owners feel safer – in spite of what they may peddle in their respective communities. To assume that removing the glass will foster less disdain toward a store that isn’t a pinnacle in its neighborhood is setting that establishment up for trouble – and potential danger. So I offer a chance for you, Councilwoman Bass, to use our pages as a forum; an opportunity to explain what sparked this decision strongly enough for it to come before Council. Just know that I will offer the same to my friendly neighborhood bodega owner to explain why despite being a pillar of my community, unless he sees change to help break down the walls, he doesn’t plan on taking down his anytime soon. â–

state city TEARS FOR CARSON

This week, the entire city continues to grieve uncontrollably over the loss of Carson Wentz’s knee. A caller who identified himself as “Chris wept openly to Angelo Cataldi on the WIP (94.1-FM) morning show on Monday morning. Since then an outpouring of support as a city goes into mourning has spread across social media bolstered by the hashtag #CarsonStrong. The QB now sidelined with a season-ending ACL tear may be gone for the rest of the Eagles’ run to the postseason, but will not be forgotten if these sampling of tweets offer any indication. The holidays seem to warm the cold hearts of those in the criminal justice system, specifically that of the Pennsylvania Board of Pardons, which will hear 88 pardons this week, according to Lt. Gov. Mike Stack. Many of the applicants were cleared following a review board hearing in November that now has their fates lie in the hands of a panel that could see many of the offenders serving life sentences get a chance to rejoin society again. One of those is a 75-year-old Philadelphia man serving a life sentence from an aggravated robbery and murder that occured in 1968. The hearings, which begin on Dec. 13, are expected to proceed over two days ending on Dec. 15. Q

voice. For nearly a decade, the 39-yearold club promoter has been a staple of Philly’s airwaves, delivering energetic, reverb-heavy sales pitches for clients such as the Roxxy and Club Onyx. You’ve heard him on Power 99; you’ve heard him on Boom 103.9. When “the voiceâ€? booms through the car speakers, love it or hate it, you know it’s Luckee – and you know it’s a party. Philly Weekly tracked down the southwest Philly native to talk about how he went from a successful car dealer to one of Philly’s most recognizable hype men. In 2008, he got his ďŹ rst gig at a small bar in Center City called Big Bangs, which could only hold 125 people. He graduated to the big league by landing a promotional gig for the Roxxy, where he owned a Saturday on the middle of Delaware Avenue all to himself. “It was just me taking over a club that can hold 1,500 people,â€? he says. Nowadays, he works as the regional promotional director for Onyx, splitting his time between the gentleman’s club locations in Philly, Charlotte and Dallas. Getting hundreds of people out to a party isn’t as simple as putting up a ier, especially week in and week out. New Year’s Eve is every club’s biggest cash cow, and for behind-thescenes planners such as Luckee, the workload began weeks ago.

So when did people first start to notice you had this unique radio power? Did you have something like a big break? When I listen to my old commercials, I can hear the progression in how far I came. I listen back to the ďŹ rst year of commercials and I get embarrassed. It’s kinda like a singer hearing one of their early songs. Over time, I came up with a slogan: “Saturday Roxxy, Sunday Onyx.â€? That was when I really got noticed. It became a brand. Everybody in the city was walking around saying “Saturday Roxxy, Sunday Onyx.â€?

You strike me as a soft-spoken guy. The first time we talked on the phone I almost didn’t believe it was the same person who does these high-intensity sound clips. Do people often recognize you in public by your voice? Usually it’s when I’m at Onyx and I talk. I’m actually shy about it. I don’t like the attention. Because when somebody ďŹ nds out it’s me I gotta be picture ready. I gotta be ready to really communicate. They might ask me “can you do a commercial for me?â€? and I had to be ready to deal with that.

What was your trajectory from young promoter to “the voice of Do friends or strangers ever ask you to do “the voice for them? the party? PHOTO: TEAMLUCKY215/INSTAGRAM

The Hype Man Meet the promoter behind some of the most recognizable radio ads in Philly BY MAX MARIN

'(&(0%(5

I used to work a car dealership and I was doing very well. I was ranked 17th in the country. But I was working seven days a week. One day, I was like “you know what? I want to work for myself.â€? And for some strange reason I came into the idea that I wanted to be a promoter. I really didn’t make money right away. It’s easy to lose all your money when you’re starting out. But I kind of ďŹ gured it out after awhile – how to get people to come out to an event. The next step was, well, I want to put radio promotion behind it. But the air personalities that were doing promotion didn’t do it how I wanted it. They couldn’t paint the picture the way I wanted the picture painted. So I went ahead and I tried. My ďŹ rst time it came out pretty good. It was a little bit different than what

I hear that from everybody. [Laugher]. Friends and family. I get that a lot. Usually I don’t. It’s one of them things. I come alive once I get in that studio and I get behind that mic. I love what a do. It’s not even a job for me no more. I just love what I do.

How much has the promotional game changed over the last decade? Were there a lot more guerilla tactics on the streets? When I ďŹ rst started, it was a lot of hand-in-hand iers. And we didn’t just hand out like 200 or 300 iers. No. There was a team of us. One person down 52nd and Market. One person down 69th Street. One person’s at 15th and Market. We had shifts. We’re

talking about getting rid of 10,000 iers a week. The playing ďŹ eld has deďŹ nitely changed with social media. Facebook ads let you target the same amount of people that you would in the street – and directly target them by age and everything. In the world of being a promoter, there’s a lot of technology now that wasn’t around when I started, and that’s what I try to stay up on. Luckee’s tips for crushing it at event planning. Give ‘em to me straight. If you haven’t done a big event, don’t start with a big event. Start with something small and perfect your craft. Keep your overhaul as low as you can keep it without jeopardizing the promotional. And remember: radio is just one layer of bringing people out. It’s just the ďŹ nal step. I started learning how to bring 400-500 people out without using radio. When I started using radio, it just took it to the next level.

Let’s talk New Year’s Eve. This is the biggest time of year for promoters. What’s happening behind the scenes right now? New Year’s Eve is huge, especially huge for Onyx. We’re open until 5 a.m., whereas most spots close at 2 a.m. So we get not only the early rush from the regulars, but we also get the late rush from everybody that was out and doesn’t want to go home. I will be hosting a New Year’s Eve party. You always want to book birthday parties. Birthday parties help the foundation to your party, so I’m in the process of that now. We plan on doing a live broadcast from Onyx that night. And we also plan on dropping $2,018 from the ceiling on to the oor.

Wait. Hold up. Have you guys done that before? That strikes me as asking for a fight on the dance floor. Believe it or not, it’s never happened! But that was the same thought when we thought about it. How do we stop everybody for trying to ďŹ ght each other for the money? But the money falls. Everybody grabs the money. And that’s it. There’s no pushing, no shoving. I mean, they’re just $1 bills. Onyx is a gentlemen’s club. There’s always dollar bills on the oor. TWITTER: @MAXMMARIN

LEFT: Dickie has a collection of over 500 VHS films in an effort to archive a dying technology. INSET: Johnnie Dickie’s obsession with blood, gore and death began at age 12 when he created his very first horror movie.

Horror, by Johnnie Philly’s filmmaker on analog gore drops his latest “VHSspecial at PhilaMOCA BY A.D. AMOROSI

n Johnny Dickie’s world, everything is spurting blood, caked with blood or about to get blood-soaked as an after-effect of jutting axes or ying butcher knives. Alongside the plasmatic ooze (and other such gore), Dickie and his friends can be seen dead-ordying-or-killing amid familiar settings in and around South Philly’s Italian Market. That’s because Dickie, 20, has been making low-to-no budget ďŹ lms since age 12, near his homebase of Molly’s Books & Records,

the Ninth Street shop owned by poet Molly Russakoff and drummer Joe Ankenbrand. That Dickie has killed his mom and stepdad in ďŹ lms he’s directed such as 2012’s Slaughter Tales and the “fatal birthdayâ€? segment of his 2017 Undead Video, either bodes well for the closeness of their familial relationship, or very badly. “I’ve been killed in three of Johnny’s movies. Do I sense something might be troubling the boy?â€? asks Ankenbrand. “I suggest you ask him. I’m too busy looking over my shoulder.â€? Days before the debut screening of new

VHS (Video Horror Series) at PhilaMOCA on Dec. 13, Dickie says of casting and killing his parents, “It’s honestly way easier to get friends and family to act in your movies, then say ... actual actors. I’ve died more times on camera than anyone who’s acted for me, so it evens out. Most of the satisfaction comes from the effect working as intended.â€? Most of the satisfaction. Dickie’s career as a movie-multi-hyphenate (writing, acting, directing, editing, creating special effects) began with a short entitled, “I Know What You Did Last Weekend.â€? He can’t number his short ďŹ lm output (“too manyâ€? he says), nor can he outrun his passion for horror. “Making low-budget horror, you start to get carried away with the next creative way you’re going to kill someone off that you’ll forget to write any characters,â€? said Dickie. “Now, I spent a lot of time eshing out plots and characterization.â€? With that, Dickie’s new ďŹ lm, Keith Loves Ava, is more about romantic obsession and artful cinema than it is guts and gore. But there will be blood. “There are shocks, but it has a lot more weight when it hits because you’ve spent time learning about everyone,â€? says Dickie. This lust for blood, guts and characterization has much to with his upbringing as the scion of local artists (his father is Strapping Fieldhands’ Bob Dickie). “Growing up above the bookstore and my mom being a poet, I was constantly taking in a wide variety of arts growing up, without even knowing it,â€? said Dickie. Molly’s hosted poetry readings, performances and screenings of old movies and her son learned to appreciate any and all forms of artistic expression. “That environment has something to do with what I am now,â€? says Dickie, who also plays drums in his sister’s band, ICD9. The Dickie family are all doing big things as Johnnie’s sister Carla Dickie, 24, just self-published her ďŹ rst comic, is the logo artist for Ankenbrand’s Platterhead record label and cover artist for his band, Dixy Blood’s latest album. What got Dickie into horror movies – on VHS speciďŹ cally – was the imagination and creativity that goes into making a really good fright ick. “Special effects always interested me, so that had a lot to do with it,â€? he says. “What really captured me, though, was when I discovered a whole world of low-budget horror icks. Suddenly everything seemed super accessible to me, like if they could make a

movie, I could.â€? Dickie credits 1987’s “Splatter Farmâ€? as having a monster impact on him. “I’d watch it and feel completely inspired.â€? Starting his own Undead Video production company, Dickie originally used Windows Movie Maker on a Dell laptop for editing. However, in keeping with the times and the quality of ďŹ lmmaking, all the ďŹ lms he’s made in the past two years are shot with a Canon EOS 7D D-SLR, and edited with Final Cut Pro 7 or iMovie. “My ďŹ lms have a lo-ďŹ aesthetic as I stay away from using digital effects, green screens, and loads of post-production. I rarely shoot with a script. I’ll write a treatment, ďŹ gure the dialogue and try to make use of whatever locations or props I have available.â€? Even Piety – a short ďŹ lm Jack Mulvanerty directed, which Dickie shot and edited – beneďŹ ts from a no-ďŹ aesthetic, as its nihilistic tale about a man in prison, reecting on his past is gently jarring and eerily haunting. “We always tell him if he ever does anything evil, people will look at his movies and ask why we didn’t see it coming,â€? jokes Ankenbrand. As far as collecting and screening VHS ďŹ lms, Dickie has between 4-500 tapes in a rush to preserve an art form that could possibly get lost. As for his own work, currently, collections such as his 2017 shorts compilation are on DVD. Other Dickie work such as Slaughter Tales and 2014’s City of the Dream Demons are released on VHS. “I think the VHS movement makes sense, considering how many people grew up with the format,â€? says Dickie. “There is a surprising amount of VHS enthusiasts in Philadelphia, not a huge group, but with people who are hugely passionate and inventive.â€? Along with publisher Josh Shafer’s Lunchmeat VHS magazine and Matt Desiderio’s Blood Video VHS zine, Dickie gives a shout to PhilaMOCA – the Eraserhood venue that will screen his and the work of Mulvanerty as being essential to the VHS scene. “I like the young generation of VHS promoters, like the Psychotronic group, and can identify with them as a collector myself,â€? says PhilaMOCA boss and booker Eric Bresler. “There really is this modern subculture centered around the analog VHS format.â€? Dickie seconds that emotion while recalling and paying dues to the punk rock/underground poetry scene of his parents. “The sheer amount of incredible artists and shows PhilaMOCA feature is a thing of beauty, they’re really fearless with what they book and provide a constant source of interesting events. I deďŹ nitely see a parallel between what they’re doing and the art scenes my parents were in back in the day.â€? Ontario St. Comics owner Bill Fink holds up “Adventures of Sentryman,â€? the movie prop comic from Unbreakable and a photo of Samuel L. Jackson holding up the same prop in the same spot in his comic book shop.

Broken Glass

Director M. Night Shyamalan wrapped his latest flick at a familiar comic store in Port Richmond.

BY MELISSA KOMAR

T

he glass countertop display case at Ontario St. Comics didn’t budge when M. Night Shyamalan hit it with a familiar hammer and called out, “Glass is a wrap,â€? ending extensive pre-production on his forthcoming ďŹ lm. Although the sound of glass shattering erupted the moment the hammer made contact, the countertop itself was unbreakable, a nod to the ďŹ lm in which it appeared 17 years ago. The tool itself was fake, simply a toy with sound effects, but a full cast and crew of over 100 people that swarmed the Port Richmond comic book shop on Dec. 4 were very real. Filming for Shyamalan’s upcoming movie, Glass, the ďŹ nal ďŹ lm in the trilogy including Unbreakable (2000) and Split (2016), began in Philadelphia in early October and wrapped up sometime after 10 p.m. on Monday, with crew arriving at 10 a.m. to set up, according to store owner, Bill Fink. “Since we were part of the original movie, Unbreakable, when Samuel L. Jackson was here knocking comics off a rack from his wheelchair, I guess we were a natural choice since it’s a combined sequel between Unbreakable and Split, he said. “I guess they wanted to come back to some things from Unbreakable and pay homage or add a blast from the past to combine the two movies.â€? Fans might recall the scene from Unbreakable in which Elijah Price, played by Samuel L. Jackson, causes somewhat of a ruckus in a comic book shop. Ontario St. Comics was that comic book shop and was more than happy to be back on the big screen. A location manager reached out to Fink a couple

'(&(0%(5

months ago about ďŹ lming a scene for Glass at his store. “Obviously, we were up for it and we’re happy to be part of the new movie,â€? Fink said. The scene at Ontario St. Comics was scheduled to be ďŹ lmed the day before the ďŹ nal day of shooting on Nov. 30. Shooting took longer than anticipated in Allentown and additional ďŹ lming in Philadelphia was pushed back, according to Fink. The ďŹ nal day was supposed to take place at 30th Street Station, but scheduling conicts arose again and Ontario St. Comics was moved to last on the list, a change Fink didn’t mind at all. “We were supposed to be ďŹ rst, but then, due to scheduling conicts, they moved us to last,â€? he said. “So, we were the very last scene, on the very last day of shooting. Since the movie is called Glass, I gave [the hammer] to M. Night at the end and had him tap it on one of our glass cases and he said, ‘Glass’ is a wrap.’ You know, it’s kind of neat. There were hugs and high ďŹ ves from the cast and crew, handshakes. It was really neat that we were the last scene.â€? There were other remnants in the store that needed to be moved around or modiďŹ ed because they either didn’t ďŹ t the motif, or even greater were actually prominent in Unbreakable. “We had a big ‘Unbreakable’ banner and we had to take that down obviously,â€? laughed Fink. “The big, plastic inatable Spider-Man that you see in Unbreakable, we actually took him down and cleaned him up. He’d been up there for about 20 years or so, so we had to remove all the dust from him. And, we had to remove our cardboard stand-up of Nick

Fury. That would be weird to have a picture of Samuel L. Jackson as another character in the movie.â€? Also on set was the original “Unbreakableâ€? movie prop comic book, “The Adventures of Sentryman.â€? “I’ve had that for 17 years and somehow it got left behind here,â€? Fink said. “After 17 years, I ďŹ nally got him to sign it about a month and a half ago when they were here doing the ďŹ nal scouting for the location.â€? Shyamalan also asked Fink what he would show someone if they came into the store asking to see a really awesome comic book. Fink had the perfect response. “I said, ‘Now that you mention it, I have this one and I’d like you to sign it.,’â€? he recalled. Fink said Shyamalan was down-to-earth throughout the entire experience and interacted with Fink’s family during shooting and customers when he was scouting. “He’s not standofďŹ sh and he always seemed happy to interact with the public,â€? said Fink. Because of agreements, Fink is unable to disclose what was ďŹ lmed or who was in the scene, but he did conďŹ rm “there was at least one well-known actor or actress here.â€? None “of the main playersâ€? purchased anything while on site, but “a lot of cast and crew members found stuff they wanted.â€? “Last time, Samuel L. Jackson actually purchased comics,â€? said Fink, referencing ďŹ lming for “Unbreakable.â€? “We found him some comics that he had been looking for in various parts of the country and we actually found some for a certain series that he wanted.â€? Tracks were set up in the aisles for cameras and lighting and wardrobe crew were spread out throughout the store. “It was just crazy, but I was very happy to have it happen here,â€? Fink said. “It was pretty awesome that our little comic shop in Port Richmond is a scene for a major motion picture again. We’re hoping we don’t end up on the cutting room oor.â€? â– TWITTER: @STARNEWSPHILLY

Screen time Feature films to get you through another upcoming holiday season BY LOGAN J. GARDNER

F

rom A Christmas Story to Die Hard 2, holiday ďŹ lms are an American institution. Whether our hearts expand around Christmas or we’re looking to escape family time, early winter movies are part of our culture. This season, we balance familiar franchises (Thor: Ragnarok, Justice League, The Last Jedi, Black Panther) with biopics (I, Tonya, The Greatest Showman, The Post) as protagonists, from superheroes to P.T. Barnum, look into themselves to overcome challenges. Tying these movies together are themes of self-discovery, –expression, and –love, which is also an interesting interpretation of America’s current cultural state. Authenticity, whether Thor’s new humor or Tonya Harding’s candid fall, triumphs typical Hollywood love-story narcissism. The epitome of this ethos is Ferdinand the Bull (Ferdinand), and fragments of his revamped story can be seen in most major ďŹ lms this season.

Star Wars: The Last Jedi (Dec. 15)

The newest Star Wars is the most anticipated movie of the year. From Daisy Ridley’s (Rey) November Vogue cover to the 34 million times-viewed trailer, the world is anxiously awaiting the fate of this galaxy far, far away. In The Last Jedi, Rey discovers her powers and takes the hand of Kylo Ren (!!!) who she hopes “will show me my place in all this.â€? Written and directed by Rian Johnson (Rogue One, Breaking Bad’s ďŹ nal season), this

3+,/$'(/3+,$:((./< &20

could be the franchise’s bleakest blockbuster, but I don’t think people will care. If Johnson delivers like he did two years ago, look for The Last Jedi to be big.

Ferdinand (Dec. 15)

A big-hearted bull escapes his ďŹ ghting fate in the family-oriented feel-good of the season. Imagining a beautifully animated Spain, director Carlos Saldanha (Rio, Ice Age) pits freedom against tradition as Ferdinand (John Cena) embraces himself to ďŹ nd home. Based on the Munro Leaf’s classic children’s book, Ferdinand depicts the ethos that’s inspired countless works, from The Blind Side to Dr. Strange. For this reason alone, I think the animated ick will be worth the watch.

The Greatest Showman (Dec. 25) In 1871, a man, whose clock company had recently bankrupted him, started a ‘traveling museum, menagerie, caravan, and hippodrome.’ His name was P.T. Barnum (Hugh Jackman) and the story of his circus is nothing less than the invention of America’s imagination. Starring Zac Efron, Michelle Williams, Rebecca Ferguson, and Zendaya, The Greatest Showman is this year’s movie-musical, and already has the magical makings of La La Land (yes, my hopes are high; yes, I love Zac Efron). Debuting Michael Gracey as director (but, really, it’s Hugh Jackman’s passion project) with songwriters Benj Pasek and Justin Paul (La La Land, Dear Evan Hansen), the stars could align for The Greatest Showman. Which would be prophetic, given the ďŹ lm’s

believe-in-yourself-to-succeed motif. Although it might give you the circus itch, don’t make plans to attend. Ringling, Barnum, and Bailey Bros. ended operations last May.

The Post (Jan. 12)

Washington Post publisher Kay Graham (Meryl Streep) and editor Ben Bradlee (Tom Hanks) battle the government in the declassiďŹ cation and public release of the Pentagon Papers. Directed by Steven Spielberg, The Post brings to life the scandal of the half- century that was Watergate, and the bravery that uncovered it. But I’d go just to see Streep and Hanks on screen together. Aptly timed, The Post, hotly anticipated by critics and politicians alike, is a torch in today’s fake news darkness.

Black Panther (Feb. 16)

Trouble is brewing in Wakanda, a secret nation hidden in Africa. King T’Challa (Chadwick Boseman) must work with the CIA to prevent Erik Killmonger (Michael Jordan) from starting a world war. With Lupita Nyong’o heading the femme fatale squad and Forest Whitaker as ‘King T’Challa’s Obi Wan Kenobi,’ 2018’s most exciting ďŹ lm looks to deliver. The timing, with Africa’s contemporary rise, is also apt. Written and directed by Ryan Coogler (Creed), Black Panther has been on radars since 1992, when Wesley Snipes ďŹ rst mentioned its development. With stunning 3D and aforementioned star power, the wait seems to have been worth it. Q TWITTER: @LJMOVIES

2018: Real estate rundown First-time homebuyer in search of a fixer-upper? Newly single and looking for a new apartment? Here’s what you need to know BY MAX MARIN

P

hilly’s white-hot real estate market is expected to continue surging well into 2018. This will affect you if you’re in the market for a brand new, boxxy townhome. This will affect you if you’re hunting for a cheap studio apartment, and it will also affect you if you’re a ďŹ rst-time homebuyer looking for a ďŹ xer-upper or a rehabbed row-house on a budget. So here’s what you need to know: 1. Construction boom? You ain’t seen nothing yet. A new research study released by JLL Philadelphia anticipates that next year will bring more than 8 million square feet of new construction, grounded mostly in the triangle between East Market, University City and the Navy Yard. And the real estate investment group’s prediction that “2018 will leave 2017 in the dustâ€? should not be taken lightly. In 2016, the Department of Licenses and Inspections issued a record-breaking 1,802 new construction permits across the city – and permit data shows that 2018 may match that again. As of early December, 1,744 permits have already been issued. Many predict new residential construction will continue its expansion along major transit hubs next year. “We’ll continue to see a strong investment appetite from private sources,â€? said Lauren Gilchrist, the vice president and director of research in JLL’s Philadelphia ofďŹ ce. 2. Expect to see even more investors and speculators – especially from New York City. Anyone involved in real estate will tell you the surge of interest in Philly land from up north is no joke. “I would say it almost doubled in the last year,â€? said Chris DiBiase, a realtor with Keller Williams who works mainly in South Philadelphia. Other real estate agents who spoke with PW said they’re even seen a spike of new cli-

ents from New York City looking for smaller investment properties. What does this mean for you? It depends on if you’re trying to buy a house or not. Expect increased interest in Grays Ferry, Lower Moyamensing, Brewerytown and Kensington. 3. The higher-end rental market is hungry for tenants, and will likely offer more incentives to draw them in. According to Gilchrist at JLL, the city saw 2,500 new apartment units come on the market this year, with another 2,700 already on tap for 2018. At roughly $3 a square foot, the luxury market is more than the average Philly dwellar can or wants to pay. By JLL’s estimate, that means more concessions (free month of rent, for example) will be needed to equalize supply and demand. For lower-income renters – reminder: one in four Philadelphians still live below the poverty line as we head into 2018 – the rental market will continue to see some geographic restrictions. Of South Philadelphia, DiBiase says: “To be honest, if people come to me and say they want to rent an apartment for $600, I tell them I can’t help them. 4. First-time homebuyers on a budget (under $150,000) be prepared to bid fast and on the fringes. South Philly is pretty much off limits if you’re looking for something liveable for under $175,000. In areas bordering lots of new construction, interest in cheaper properties is also much higher from investors who can afford more than you can for the property – or undercut you with a cash offer. “Act fast, things sell very quick, 2018: Stack that cheese Despite debt, make a goal to stockpile your hard earned money BY KERITH GABRIEL

I

t can be done. Even for those of us who ball out – without keeping a budget. If you’re looking to avoid living paycheck to paycheck in 2018, you have to go back to the roots. Did you know it’s possible that by this time next year, you could have an extra $8k-$10k in your savings account by doing a few simple things to correct your habits? We’re not talking $8k-$10k in money you can’t touch. This is making the adjustments to tighten your wallet and have that much in liquid cash after retirement or any other investments. Don’t have either? Totally OK, there’s a large population in Philadelphia alone that doesn’t, says Center City-based private equity and ďŹ nancial associate Nick Tierno. We sat down with Tierno, who provided a few smart tips on how you can take steps to reach that goal and use that to secure yourself over the long haul that is life. Why does saving $10k seem so hard for most people? It’s funny how people live on their phone, but then they say they never have time to budget. One thing that’s really helped me and a lot of other people, honestly, is just to create an Excel spreadsheet that lives on your phone. You don’t need a fancy app, although there are a lot of great ones out there, but you just need to create an Excel sheet. It’s not hard to save once you ďŹ gure out what you owe. But it is a commitment, and a lot of people just don’t want to make the commitment. It’s just curbing those expenses that you don’t need and not having the mindset that just because you have the money you need to spend it. Are there easier ways to go about it? Some people might argue that they just don’t want to refer to their budget for every dollar. I think everyone has an idea of what

their ďŹ xed expenses are, right? That’s debts, monthly payments and anything else you automatically must subtract from your accounts. Paying those things on time helps increase that all important credit score. But for most people, after that’s all taken care of each month, there’s some cash there. So even if the goal isn’t $10k, if it’s $2k, it’s really about taking a hard look at what can be scaled back on if not eliminated entirely. Take an hour of your life, go back to bank statements and ďŹ gure it out. That hour of ďŹ guring out expenses could potentially save you an extra $5k-$8k a year off the bat, regardless of most income. To me, that’s an hour well spent. What’s the biggest hurdle stopping people from saving? Credit cards. While it’s not the case for everyone, one thing a lot of people don’t realize is that they have somewhere on average of $15k in outstanding credit card debt. The important thing ďŹ rst is to pay off that credit card debt. If you fall in that category, I suggest maybe taking next year to get that debt down so you’re paying $2k every month to yourself instead of credit card companies. Now, the following year, you’re banking an extra couple thousand dollars every month and that’s a potential $24k you can save the following year. So you have to tackle those debts before you can start saving, but know that when you tackle you’re helping both your credit score and your potential to save, so it’s worth the ďŹ ght to get yourself ahead. People don’t realize that when it comes to interest on your money, you’re either paying you or you’re paying someone else; you should always do the right thing to make sure you’re paying you ďŹ rst. â– TWITTER: @SPRTSWTR

SAVAGE LOVE

Neurodiverse DAN SAVAGE

A

s a 36-year-old straight woman with autism, I am often misidentiďŹ ed as lesbian because my social signaling must read as masculine. I am not bothered by this. However, it is annoying when someone who should know better thinks I would hide it if I were LGBTQ. I’m very direct and honest – sometimes to my detriment – and the idea that I would hide something so fundamental about myself is abhorrent to me. I don’t consider myself disabled; I am different than most people but not broken. But as a person with a diagnosed “disabilityâ€? that includes an inability to accurately read and display social cues, I know that a person’s perception of your sexual orientation is deďŹ nitely affected by social signaling. I enjoy your podcast and I feel like I am educating myself about how neurotypical people think. But I wish there was as good a source of advice for people with autism spectrum disorder (ASD). – Not Disabled, Not Lesbian, Not Typical I shared your letter with Steve Silberman, the award-winning author of the New York Times best seller NeuroTribes: The Legacy of Autism and the Future of Neurodiversity, NDNLNT. I really have nothing to add to his response – your question is outside my supposed areas of quasi-expertise – so I’m going to let Steve take it from here. “I’m not surprised to hear that NDNLNT is more annoyed by people thinking she’s in the closet than by them misidentifying her as gay. In my experience, a passionate concern for social justice – and compassion for other stigmatized and marginalized people – is so common among folks on the spectrum that it’s practically diagnostic. Furthermore, there seems to be an interesting overlap between being autistic and having a nonstandard gender identity – whether you deďŹ ne yourself as gay, bi, trans, straight but not cis, or nonbinary. “My autistic friends share NDNLNT’s concern about the lack of good resources

3+,/$'(/3+,$:((./< &20

for autistic people who want to learn more about the nuances of sex, dating and gender identity. “But there are exceptions. My autistic friends recommend Life and Love: Positive Strategies for Autistic Adults by Zosia Zaks, The Aspie Girl’s Guide to Being Safe with Men by Debi Brown, and the anthology What Every Autistic Girl Wishes Her Parents Knew edited by Emily Paige Ballou, Kristina Thomas and Sharon daVanport. While not autism-speciďŹ c, The Ultimate Guide to Sex and Disability also comes highly recommended. My favorite autism blog, Thinking Person’s Guide to Autism, runs frank and fascinating pieces like ‘Autism and Orgasm.’ Another place to look for useful advice is in presentations by autistic self-advocates like Lindsey Nebeker, Stephen Mark Shore and Amy Gravino (whose TEDx talk ‘Why Autism Is Sexier Than You Think It Is’ is on YouTube).â€? My ďŹ ancĂŠ and I are getting straight-married this summer. My ďŹ ancÊ’s best man is in a polyamorous relationship – which is not the problem. The issue is that we like only one of his boyfriends. Our best man moved in with the boyfriend we like two years ago. The other boyfriend is new (six months), younger and immature. Whenever we’ve seen the three of them, his new boyfriend was ďŹ ghting with one of them. I don’t want our best man to feel like we are being rude in excluding his new partner, but I don’t want there to be drama for our best man at our wedding. – Being Rude Isn’t Dat Easy Hmm. A new addition to a poly relationship who creates drama and makes close friends of the original pair uncomfortable? I’d put the odds of their third being in the picture six months from now at zero. So this is a problem that will most likely solve itself. But you could always ask your friend what he would like you to do. You’re not worried about the new boyfriend ruining your wedding, BRIDE, you’re worried about him ruining the day for your best man. So ask your best man what would be worse – the new boyfriend being excluded (and your best man incurring his wrath at home) or the new boyfriend being included (and your best man having to put up with his bullshit at the wedding). Then plus-1 or plus-2 accordingly. â–

WHAT THEY ARE SAYING: Thank you for all your help in getting our house sold. You were great to work with during this challenging process. Your team was so excellent. As gradually I am getting settled in my apartment in West Lafayette, Indiana, I do remember how quickly and efďŹ ciently my Unit at the Hopkinson House was sold in Philadelphia! After receiving a message at the end of June that an apartment was available in this retirement community, I called my brother, an Indiana realtor, asking him to advise me. After selecting BHHS, I met with Patrick Conway to determine a listing price, prepare photos, plan advertising and start packing. He knew my building and the area, important in a busy, historic City. After several interested buyers, one returned with my listing price and by mid-August, I moved to Indiana. The transaction was most professionally and effectively managed. I am pleased to recommend Pat Conway to others. Zoe Coulson – 9/9/17
