We live in the best country in the world, but it costs big time to create all those things that make it ‘best’.
State governments in Australia need validated revenue streams to fund essential services and infrastructure.
They have various revenue streams at their disposal, which they can leverage, and their ‘best’ revenue is generally accepted as taxation – namely payroll tax, goods & services tax, land tax and stamp duty.
An approximate breakdown of the Queensland Government's revenue sources for the 2022-23 fiscal year provides a general picture of how the Queensland Government finances its activities and services. Stamp duty represented 13 per cent of the 28 per cent in state taxes. GST gave another 14 per cent in revenue and Commonwealth grants came in at a hefty 42 per cent.
Stamp duty, as a vital tax policy, necessitates careful consideration to balance fiscal needs with economic efficiency and fairness for taxpayers and property buyers. It is part and parcel of buying property in Australia. It is a form of tax, paid by the real estate buyer.
So far this year, state governments in Queensland, South Australia, Western Australia, Tasmania and ACT have announced changes, especially to stamp duty costs affecting first-home buyers (FHB).
The government in Western Australia announced in May that FHBs would pay no stamp duty up to $450,000 and there’d be a concessional stamp duty rate on properties up to $600,000.
Queensland increased its stamp duty threshold for the FHB from $500,000 to $700,000, and on vacant land up to $350,000. Tasmania has exempted FHBs on a $750,000 or less property, but this is to be reviewed mid-2026.
South Australia became the first state to abolish stamp duty for FHBs. It removed the price ceiling. This applies to new houses, flats, units, townhouses, apartments, off-the-plan apartments, house & land packages and vacant land intended for new construction.
ACT introduced a gamut of changes, substantially changing the territory’s home buyer stamp duty concession scheme.
Is it possible to implement a progressive stamp duty system based on property value, with exemptions for first-time homebuyers and anyone buying a home as a principal place of residence or an investment, ensuring fairness and affordability while generating revenue fairly?
It may be necessary to consider alternatives to stamp duty in Australia for property transactions to ensure fairness and economic efficiency, possibly through broader tax reforms.
Stamp duty on property transactions can discourage mobility and economic efficiency by creating barriers to buying and selling homes. It imposes upfront costs that can burden homebuyers and distort housing market dynamics, potentially hindering economic activity and housing affordability.
State government priorities on revenue expenditure include health, education, infrastructure, economic development, environmental sustainability, public safety and emergency services, affordable housing, social services, public transport, and cultural and recreational facilities.
Stamp duty provides income for state governments… a very healthy income when property markets are booming. The principle is that the stamp duty collected is reinvested into the economy and benefits the public.
The task for governments is to get the balance right – the source of revenue and who it impacts, and how and where they spend the money they bring in through that revenue.
This year has brought with it many gorgeous home trends and there’s no better way to experience many of these than as a prospective buyer.

We’ve continued our love of bringing the outside in through 2024 so pots or vases with flowers or foliage and large feature plants, if the space invites them, are adding to a home’s appeal and connection with nature.
Curves have really shaped this year, from door arches and walls, island bench tops and custom cabinetry to curvy sofas, mirrors and accessories.
Slow furniture is a term you may or may not be familiar with, but it is a trend that the broader design industry has embraced this year. Think about quality
furniture
pieces that are timeless in design and built to last, preferably from sustainably grown timber, and you’ll be on the mark.
The wellness space has usurped the home office, it seems, for a space where you can set up a gym, sauna or yoga mat. It’s a quiet place to focus on your well-being. Seller tip: Luxurious towels and accessories creating a spa-like sanctuary in your bathroom might be the next best thing.

It has been suggested that millennials are driving growth in rentvesting.
ABS* reported a 21.5 per cent increase in the value of new investor loans in February this year compared to last, led by millennials who opt for rentvesting due to its flexibility and wealth-building potential.
Commonwealth Bank data showed that millennials, born between 1981 and 1996, accounted for 46 per cent of the bank’s new property investors for 2023.
It seems that millennials are quick to identify the long-term benefits of getting onto the property ladder sooner and strategically positioning themselves for future financial security.
A report from one broker network went so far as to say that one in five of first home buyers bought their first properties last year for the sole purpose of renting it out.
Rentvesting 101 is where you rent and live in the property and area you want to live in, while owning an investment property in another area where you may not otherwise look to live, potentially offsetting your cost of living.
For instance, you might work in the city, really like the lifestyle and don’t necessarily want to leave. However, it would be near impossible to come up with the deposit needed to buy where you want in the city, so you continue renting while you look to a regional location, where it’s more affordable and you can get a good rental return.
You can see why the rentvesting strategy may work well for such a person. If you live in regional or outlying suburbs, affordability may not be a problem.
Millennials, who make up a high proportion of middle-income employees, have few choices in the inner suburbs and even the next ring or two are too costly. Through rentvesting, they can buy in a less expensive outer fringe location while they rent closer in.
It’s not only young buyers who want to maintain their lifestyle while attempting to look ‘long term’ with their property plans.
Successful rentvesting involves selecting the right properties that offer value, growth and strong rental returns.
By not needing to live in the area in which you’ve invested, you can spread the risk of the capital by investing in several suburbs or even states with high returns on rentals.
You may be able to buy multiple properties with higher rental returns than the property you are renting in your ideal location.
There are, of course, positive and negative sides to rentvesting.
Pros include lifestyle - you rent where you want to live and you can change up your lifestyle and location more quickly than you probably could through a property sale; investment property expenses are tax-deductible and you can claim depreciation; and you (should) have a regular cash flow and capital growth.
The cons may be that you lose the full capital gains tax (CGT) exemption; you may be ineligible for grants and incentives; you are at the mercy of your landlord – your lease might not be renewed, the property might be sold, the rent might increase; and you might get sick of hearing that ‘rent money is dead money’ from those who don’t understand your rentvesting strategy.
The fact is that rentvesting gives many Australians the chance to get their foot on the property ladder sooner rather than later, and to purchase a property in a lower-cost area without having to give up the lifestyle they enjoy as a tenant.
While rentvesting has become more prevalent in Australia due to the rise in property prices exceeding wages, the concept has actually been in action around the world for a long time.
Rentvesting can contribute to wealth creation but ultimately, the decision to rentvest depends on individual circumstances, financial goals, and preferences.
You should aim for the best understanding of the financial outcome you are trying to achieve before making any investment decision.

Rihanna was ‘feelin’ hella cool tonight, yeah’ with her RayBans on in ‘Cheers (Drink to That)’, possibly helped by the fact she was paid $150,000 as part of an endorsement deal with the sunglasses mega brand.
Ray-Ban Meta smart glasses, have come a long way since Don Henley mentioned the iconic Wayfarers; in 1984 with ‘The Boys of Summer’.
Launched in September 2023, the Ray-Ban Meta is touted as style meets innovation, where cutting-edge technology meets iconic frames.
In simple terms, you can take photos and videos, share and save them, have a video call or a live stream, listen to your favourite playlist, and make a call or text using voice commands, customise voice controls and manage your settings – all from your smart glasses (and use of the Meta View app).
Maybe you are shaking your head in disbelief right now, or perhaps you are right on top of this and have already tried them out!
The question has been asked whether such virtual reality smart glasses will find
their way into the real estate world, and whether they have the potential to add value to the industry.
Most of the discussion has revolved around auctions and how the Ray-Ban wearing auctioneer might give neverbefore insights into the auction process. That might be stretching things but what the smart glasses can video will undoubtedly provide a good record of what has transpired throughout the auction.
The smart glasses are seeing and hearing exactly what the auctioneer is seeing and hearing, real-time with no reliance on memory.
Smart glasses might also be of interest to vendors who may be able to view the auction in real-time on a computer. They would probably get a better sense of the action, observe the body language and watch the drama play out, but the jury is out on whether all that is really a benefit.
Auctioneers Dene Tucker and Daniel Roberts agree that the concept of smart glasses might be useful in agent and auctioneer training, and perhaps in avoiding litigious matters once things like privacy waivers are sorted.
Neither sees themselves wearing them any time soon.
Lack of eye contact is another issue, but the technology will improve, and they may have more mainstream uses in people’s homes over time.
What would you think if you went along to an auction this weekend and the auctioneer was wearing a set of virtual reality goggles, regardless of how stylish they might be?
Will the Meta take off like the Aviator – think General Douglas MacArthur landing on the beaches of the Philippines - and Wayfarer shades – think Marilyn Monroe, John F. Kennedy, James Dean, Buddy Holly, Bruce Willis, Tom Cruise and the list goes on - that have been worn by various celebrities and icons over several decades?
The question seems straight forward enough but it is one that has plaguead homeowners for years, as they wondered if it was time to dive in and build one.
Last year, Domain research estimated that having a pool could add about 11.5 per cent to the value of the home, which was a rise on the seven per cent that had previously considered the norm.
One view is that swimming pools generally increase the value of a home, at a minimum, by the amount they cost to build. It’s fair to say that a pool will typically cost homeowners between $35,000 and $100,000 to put in.
The amount of value that your pool adds to your home will depend on your location, the age, type, and condition of the pool, and the most popular demographic of buyers in your local market.
In terms of locations, it makes perfect sense that pools are preferable in warmer areas. However, pools are definitely an advantage when you add stingers into the picture to keep you out of the ocean in the warmer months - in Far North Queensland and Darwin, for instance.
Also in warmer climates, people can enjoy the pool for longer. In a cooler climate, a swimming pool that you can’t use for much of the year might seem more of an inconvenience and a chore.
According to Domain, a backyard pool is high on the wish list for house hunters. In the Domain End of Year Report for 2023, the perennial favourite ‘pool’ topped the list of most searched keywords in seven of the country’s eight capital cities, with only Hobart buyers preferring a great ‘view’ instead.

Families make up the most common demographic of homebuyers who will purchase a house with a pool. They are the largest sector of the market that would include pools on their ‘like-to-have’ list. Suggested reasons are that there has been a shift to families wanting to entertain at home and have an optimal entertainment space for family and friends; and basically, that families are likely to get the most use out of a pool relative to the amount of effort needed to maintain it.
If a swimming pool attracts buyers, then, in a sense, it clearly adds value.
/ Go for a high-quality pool
/ Keep the design classic
/ Position the pool well (for sunlight, safety and visibility)
/ Bigger isn’t necessarily better
/ Maintain your pool
/ The home itself, its location, the condition of the pool, and the buyer type in that particular market impacts the property value more than just whether a pool exists or not
An alternate thought is that not having a pool gives prospective buyers more flexibility when deciding what to do with the backyard. No pool, but the potential for one, might make a property even more attractive to some buyers.
If we believe that pools are capable of adding up to six figures to the value of a residential property, we should be realistic and note that these pools are likely to be well-constructed, nicely finished and wellmaintained, and less than fifteen years old. Pools in states of disrepair are most likely to lower property value regardless of their age.
It is estimated that almost 300,000 more Australians have access to a pool at home since 2018; and while it is difficult to pinpoint market returns on swimming pools, their popularity is not waning.
My firsthand experience with Aussie Tiny Houses began with a call from a friend. Circumstances had led her to relocate to Tasmania. Currently owning no property in Australia, she was looking with a very open mind at options to put a permanent roof over her head in the most cost effective and sustainable way.
While there are ‘tiny home’ builders in most Australian states, it happened that the one 15 minutes up the road from me had the design that caught her eye, with its ground floor queen-size bedroom. In fact, they had four ground floor bedroom design options.
For my friend, affordability was foremost but not the only key factor. This path to
homeownership would certainly free up her finances and reduce overall living expenses, her house would be sustainable and eco-friendly. Her environmental footprint would be small.
She could go off-grid, using solar power, rainwater tanks, a composting toilet, and grey water and grease trap systems.
With good insulation, her home would use less energy to heat up and cool down, and she would reduce energy consumption through using energy efficient appliances.
She figured that it would be an easy house to keep tidy, organized, and neat, especially with its clever storage solutions; she would need less ‘things’ to furnish
and decorate it; and if she chose a quality manufacturer that used high-end materials, maintenance would be less than with a traditional home.
The ability to relocate was a huge factor. My friend would not be restricted to one location should her needs change.
The Coogee 10 is currently Aussie Tiny Houses’ longest model, built on a 10m trailer. Features include a separate ground level bedroom, versatile loft spaces, storage stairs, double built-in robes and a large fridge space in a well-appointed kitchen. A well-designed bathroom is provided with shower, toilet, vanity, under bench space for a washing machine and extra loft storage above.
This is the versatile functional design that attracted my friend, and even with the addition of the optional covered deck, and transport to Tasmania, this home on wheels would work with her budget.
Aussie Tiny Houses sells homes from lockup and shell stages through to complete turn-key. (At the time of writing, Coogee 10 was priced from $139,900.). All designs can be personalised with options for fittings, fixtures and finishes such as flooring, cabinetry, benchtops and sinks.
Head of the design team, architect Richard Smith has been designing small spaces for more than 30 years.
Back in the 90s, he did his thesis on small space living zones and his varied working life and love of residential design has
seen him renovating terrace homes in Richmond, Victoria and having a joinery business for five years, which gave him an appreciation of how clever cabinetry adds to small spaces.
As an architect, he was very concerned about where the size of homes was heading – the proliferation of Mc Mansions that began in the latter part of the 1990s –so the Tiny House movement, which grew momentum in the 2000s, excited him.
Ironically, Richard was working in a Sunshine Coast industrial estate right across from the relatively fledging company, Aussie Tiny Houses. The founders embraced his creative improvements on their basic tiny houses … and he became integral to a team that truly values design.
His first was the Mooloolaba, which had stairs tucked behind the bathroom, something nobody had done before.
He says the essence of a good design involves getting as much light and openness into the small space, the right orientation (he designs for north facing as the ideal), inside-outside flow, which is crucial when living in a small space, and functionality; and says the design is proven when it allows for client customisation without losing integrity.
The Coogee is currently the latest of Richard’s designs. While more may follow, his thoughts are very focussed on the Tiny House movement helping to alleviate the housing crisis and the creation of highly desirable tiny house communities delivering affordably, liveability and lifestyle, because he sees nobody really stepping up to address the problem.
While the tiny house movement has been around for some time, many councils still haven’t introduced any clear tiny house regulations and rules can vary between states and local councils.
Tiny houses are typically considered caravans and while that may mean a building permit isn’t required, there’s likely to be restrictions on how long you can live in one on private land, for instance.
It is vitally important that you contact your state and local councils before purchasing a tiny house.

With a variable interest rate loan, the interest rate charged to you may go up and down, and your regular repayment may also go up and down accordingly. Benefits: You can usually make additional repayments to save you on interest and help pay off your loan sooner. You may have more flexibility with additional features such as redraw and mortgage offset. Downside: Changing interest rates and repayments can make budgeting more difficult.
With a fixed interest rate loan, the interest rate charged to you is locked in for a set period, e.g. 1, 2, 3,4, 5 or 7 years, and your regular repayment amount will not change during that time. At the end, the loan usually switches to the standard variable rate offered by the lender, or you can choose another fixed rate term. Benefits: Repayments will not increase if interest rates rise. Fixed rate loans make for easier budgeting and planning. Downsides: You won’t benefit from falling interest rates. You may be unable to sell or refinance until the set term has expired. Lenders can charge a break fee if you payout or refinance. Additional repayments might not be permitted, or they may be capped. A redraw facility is not usually available. When you refinance after the fixed term, the rate may have risen significantly. The direction of interest rate movements is unpredictable. The decision to take a fixed or variable rate loan is really a decision about managing your risk.
Splitting your home loan is an option, with typically no restriction on how you do this. It may be 50/50 or 30/70 etc. whatever suits you. Benefits: You have the certainty of a fixed rate on part of the loan as well as the flexibility to make extra repayments on the variable rate part
With principal and interest loans, you will pay less interest over time and pay off your loan in full by the end of the term, but your repayment amount will be higher as the principal is being repaid as well as interest.
With interest-only loans, you only pay the interest each month. At the end of a fixed period, you will still owe what you started with. Your repayment amount will be lower during the interest only period but at the end of that time, your repayments will increase in order to repay the principal over the remaining term.
You will have a bank account that is linked to your home loan. No interest is paid on offset account savings. Instead, those savings reduce the balance of the loan on which interest is calculated. Benefit: Interest is charged only on the net balance, reducing the amount of interest charged, which means you can pay your loan off sooner. Some loans offer the ability to make repayments above the minimum amount, so you can repay the loan faster. Downside: Higher monthly fees may apply.
This optional feature on certain home loans allows access to any additional repayments made on your home loan, but if you redraw funds from your home loan, the outstanding balance will increase. A minimum redraw amount or a redraw fee may apply.
Some loans allow you to make repayments above the minimum amount, so you can repay the loan faster and reduce the amount of interest you are charged.
This refers to the regularity of loan repayments over a period, as per your loan agreement. Repayment frequencies are generally weekly, fortnightly or monthly, so you can align repayments to your pay cycle.

It’s one of the most sparsely populated countries in the world (383,726 in March 2024). It’s capital, Reykjavík, is where almost two-thirds live; and is the northernmost capital of the world. It takes about five hours to fly New York to Reykjavík and three hours from London. The shortest flight to Iceland from Australia takes about 24 hours, from Perth.
From active volcanoes to phenomenal glaciers, Iceland is a dreamscape for geologists and nature lovers. It’s the land of light and darkness with long summer days of near 24-hour sunshine and short winter days with only a few hours of gloomy daylight.
Since 2021, the Reykjanes Peninsula has witnessed a surge in seismic activity, including eight volcanic eruptions. A new fissure eruption started on May 29, 2024. Despite this, Iceland has remained a safe and open destination for travellers.

If you are interested in buying property in Iceland, first talk to property professionals, legal people and financial experts. Then a local, Englishspeaking real estate agent will likely be necessary to get insider knowledge on purchasing opportunities.
Around 15,000 Australians visited Iceland in 2022. Some of those may have decided to purchase property, whether to establish a permanent residence or to attract tenants. Most cited reasons are high quality of life, lack of crime, the strong educational and healthcare systems, strong social safety net, strong sense of community, the incredible natural landscapes and the friendly local population.
As a potential buyer, you must obtain a residence permit before entering the country, which happens through the Iceland Directorate of Immigration. Relocation for work, study, family reunification, or retirement, for example, is expected, but special permission may be granted if you don’t plan to live there.
Average house prices and their rate of inflation vary between Iceland’s different regions, with the economy, interest rates, demographics and government subsidies being factors.
As expected, properties in Reykjavik are more expensive than in smaller towns; Egilsstaðir in East Iceland is the most expensive town; and the cheapest area is the sparsely populated Westfjords.
The cost of an average size apartment or small house in the capital is around $778,000 AUD (based on VIEW editor research only!).

The CoreLogic Women and Property Report is an insight into home ownership at the start of 2024 and, while its focus is on Australian women in the market, it offers an interesting picture of both men and women’s attitudes towards home ownership and the challenges buyers face.
/ Women generally place higher importance on home ownership than men.
/ 68.2% of females owned at least one residential property (either an investment or their own home) compared to 67.4% of males.
Given that residential real estate is a key driver in wealth (compare 2023 home values up 8% nationally Vs 4.3% increase in incomes) and a comfortable retirement, the close figures are good, though affordability constraints and the process of buying a home did present a challenge for a higher share of females. The figures become more interesting when you added income into the picture. Women earning under $100,000 had a 62.1% ownership rate while those earning over $100,000 had an ownership rate of 91%.
/ Men had a greater share of the investment property owner sector and were also more likely to invest in other asset classes like superannuation, shares and cryptocurrencies.
Questions about buying motivation drew very similar responses from women and men. When asked ‘Why buy property?’, the top four across both groups were financial stability (45.5%), stability of living arrangements (44.8%), prefer to buy than rent (34.8%) and not wanting to be beholden to a landlord (33.7%).
The greatest variation showed in ‘investment opportunity’, where women represented 5.4% less than men here. For ‘family considerations’, men trailed women by 4.9%.
Baby boomers were the most likely to avoid landlords, at 49%, while Gen Z were the least, just 14%.
Some of the challenges and barriers associated with purchasing property had a greater variance. Almost half of Australians who have not bought a property said they didn’t have enough saved for upfront costs, and a quarter believe ongoing costs are just too high.
When asked ‘What are the main reasons you haven’t bought a property?’, responses included:

/ Ongoing costs too high - 27.4% (f) and 24.4% (m)

With only 4.5% giving ‘preference for nonhomeownership’ as a reason for not buying, it suggests the majority of Australians still hold true the dream of owning property.
Close to three quarters of respondents had faced some challenges in the buying process, with rising prices, the deposit, affordability, and competition in the market most noted by females.

Smell is one of the most powerful senses and is more closely linked with memory than any other of the senses. It evokes emotions, is a reason we are attracted to each other, and is one of our most important survival mechanisms. A bad smell warns us that we are in danger, for example, when we smell smoke or rotten food.
Have you heard of scent marketing? It refers to the strategic use of fragrance at specific consumer touch points to influence their behaviours.
Some years ago, a guy called Eric Spangenberg, from Washington State University, conducted a study where the behaviours of 400 consumers in a home decorations store were watched in relation to two scents developed by the researchers: a simple orange scent and a more complex orange-basil-green-tea scent. They found that the consumers who shopped with the simple scent in the air spent an average of 20 per cent more.
A neurologist, Alan Hirsch, in another study, showed that the presence of a floral scent increased Nike customers’ intent to purchase by up to 84 per cent.
These and other studies suggested that scent marketing could have boosted business by elevating the consumer’s mood and level of enjoyment, increasing their stay and improving the quality of the experience.
How does this relate to the property buying experience?
Research conducted by UK comparison site, GetAgent, indicated that prospective buyers often judge a home by its smell during inspections. The research surveyed 1,500 homeowners and came up with this ranking:

Previously, in a study conducted by realestate.com.au, 44 potential buyers were split into groups of two and each pair inspected the same house, which had been infused with either freshly baked brownies, hot bread, freshly brewed coffee, citrus or smelly socks.
The food was prepared by Gary Mehigan, of Masterchef fame, the citrus blend was prepared by Dr. Megan Thornton, food science lecturer at Deakin University… and the source of the socks is undisclosed!
The groups were asked to estimate the overall value of the home, having been provided with a guide price by the selling agent.

Eric Spangenberg found that simple odours were the most effective in putting people in the right mood to buy. This may be because with more complex odours, we subconsciously start focusing more on the smell itself, rather than on what is around us.
His findings suggest that simple, recognisable scents such as lemon, orange, basil, vanilla and cinnamon are very effective. Placing a bowl of fresh lemons on the kitchen counter is a great way to make your home appealing, or you might bake some cinnamon buns in the oven. Lighting simple vanilla candles in the bedrooms is another idea but be sure to blow these out about half an hour prior to the open home.
To create an outstanding olfactory experience for buyers, it seems that smells are most effective when you don’t notice them at all. The best smell when selling is clean, fresh air. Open your windows, encourage the gentle breeze, and let the garden scents waft in… on the proviso they are florally, flowery, ambrosial and aromatic; and NOT overpowering, fusty, fetid or acrid.
A true citrus scent is appealing while a chemical citrus smell is not. "

Many of us browse newspapers, property magazines and property web sites for pure enjoyment. Are you prepared to admit you are one of them?
We devour property ads in print and online like we stay glued to the television screen through the myriads of real estate reality TV offerings.
Real estate ads also come with pictures, and these days the images and videos are likely to be of the highest quality.
If an image of a property has caught your eye and caused you to pull up all 24 images including the floor plan, you would not be the first or last non-buyer to do so!
Real estate ads are generally intended to be highly informative.
Sometimes, rather than just looking at the pictures, it is interesting to read the words.
Sometimes, the words are dotted with cliches.
Don’t blame the agent, don’t point the finger at the copywriter… Finding new ways to say things doesn’t come easy to everybody, especially when they are on a print deadline, or a listing is about to go live.

At Woodstock in 1969, 5th Dimension sang of the dawning of the Age of Aquarius and how love will steer the stars. Can the stars now steer design? By the way, astrologists and astronomers can’t agree but it does appear 5th Dimension may have been as much as 50 years early.
As a tenant, you can’t just go popping solar panels on top of your rental without permission from the property’s owner, so you may have to find other ways to make your home more sustainable.
It is possible for both homeowner and home renter to make changes to their home and lifestyle to increase comfort levels and reduce the environmental impact –hopefully with relatively small effort and minimal cost.
If you don’t have a yard, you may have to stick to house plants. If you have a yard, create a vegetable patch; and if your landlord doesn’t want you digging about, use pots and planters. A windowsill herb garden is a great start for an apartmentdweller. What about composting? Get an outdoors compost bin for your food scraps. There are also benchtop compost bins available. A portable rainwater tank is another possibility.
Shade your windows. Up to 87 per cent of a home’s heat is gained through windows. A room quickly heats up when the sun is beating down on a window in summer. Stop the sun hitting the glass with external shading such as a removable blind, shade cloth or outdoor umbrella. Check whether you need landlord permission, which you will probably do if you have to fix it to anything. Plants in pots might work to shade western walls, or something as simple as a length of shade cloth attached to the gutter with bulldog clips. There is a
product (Renshade) that is a reflective foil for windows. You just cut-to-size and fix to the inside of the windows. It blocks around 85% of the heat and light and the holes still give some outlook. It can be removed and stored in the cooler weather or taken with you.
Draught-proof your place. A draughty house makes it difficult to maintain a comfortable temperature and increases heating and cooling bills. Rubber weather seal tape around the edge of the door is the most cost-effective way of draughtproofing a door and hardware stores sell rolls of tape.
Heavy, lined curtains or blankets keep heat in during winter and heat out on hot summer days. Make them overlap the window 100mm each side and be close fitting and hang to the floor. Invest in door snakes.
Be thoughtful with heating. Heaters can be expensive to run, especially some of the older types. Research shows that running a reverse cycle air conditioner on heating mode in winter can be more affordable to run than many gas heaters. Some tenants might not have much choice in the matter, of course, but it’s good to be aware. Reducing the temperature on the thermostat of your heater by just 1°C can reduce the energy used by 10%. Air conditioner settings commonly recommended are between 18°C and 20°C for winter heating, and 23°C – 24°C for summer comfort. Only heat or cool rooms you are using and keep the heat or cool in by keeping doors closed, and dress appropriately for the weather. A build-up of dust in vents can affect heater efficiency, so check the cleaning instructions for ducted heating systems, split
Work with your landlord/property manager. Ask for help to make your rental home more comfortable and energy efficient to live in; but it is the owner’s property, so many decisions lie in their hands.

Reducing your reliance on aircon is a solid step towards more sustainable living. Cool the house naturally. Simple things that help with heating and cooling include using a fan, closing blinds on hot days to keep the house cool, and opening windows at night to let the breeze in. Check with the landlord first but DIY flyscreen kits might be an idea. You can construct them and possibly take them with you when you vacate.
Ceiling insulation can make a big difference to heating and cooling efficiency but there may not be a lot you can do as a tenant.
If you need to buy appliances for your rental, look at the energy efficiency rating sticker to help you understand how much power they consume. Purchase appliances second-hand to save money and stop perfectly operational machines being thrown into landfill. Replace old, inefficient fridges. Some states even offer rebates to help buy a better one.
Avoid using a clothes dryer when possible as they use a lot of energy. Use eco-friendly soaps, laundry detergent and dishwashing detergent whenever you can.
You know to switch the lights off when you leave the room, right? How about swapping to more energyefficient bulbs where you can?
Halogen downlights use a lot of energy, and your electricity bills will come down if you replace them with LEDs. You should be able to buy affordable LED downlight replacements that use around a quarter of the energy of halogens. Alternatively, leave the downlights off and fit floor and table lamps with LED bulbs. Avoid leaving outdoor lights on for long periods; use sensors instead if you can. Let in natural light through open blinds and curtains.
Tenants can use smart home technology to make their home more efficient, including light automation systems. Smart lights can be controlled via an app on your smart phone or tablet, and you can usually take the set-up with you at the end of your lease. Being able to control lights remotely also aids with security.
/ Don’t open the fridge door too often.
/ Wait until a dish has cooled before placing it in the fridge.
/ Switch off the second fridge when you don’t really need it.

peaceful, rural-esque lifestyle appeals to many, with its sprawling spaces and the hustle and bustle of the city left behind, and its chaotic noise replaced by the sounds of birds or the occasional whinny of a horse in the paddock.
A piece of real estate with such appeal might be called a lifestyle property, a hobby farm, a rural retreat, or lifestyle acreage, with the name generally depending on features, location, and purpose. Where the residence and surrounds are specifically designed and intended for horse breeding, training, and riding, then equestrian property is what you’ll hear.
Lifestyle acreage properties are usually characterised by expansive, often scenic, land providing ample privacy and space. Fertile soil for farming or gardening is a bonus, along with mature trees and bodies of water.
Lifestyle acreage buyers typically look for space for outdoorsy activities like horseback riding and hiking, good outbuildings for storage and workshops, and safe, secure fencing.
Many, but not all, buyers of lifestyle properties will practise sustainable living, with energy-efficient homes, solar panels, and rainwater collection systems, but will still appreciate good roads and other infrastructure, and proximity to essential services, good schools and community amenities.
With such properties, the residence itself may no longer be its main and defining feature. Size, as determined by how you want to live your lifestyle; location, which may be remote, out of town or just around the corner; accessibility; and climate can become the more important considerations.
An equestrian property is a step up. Being tailored for the horse enthusiast, its essential amenities are more likely to be stables, tack rooms and paddocks.
Exciting the buyers of equestrian properties typically might be:

/ Hay storage facilities
/ Well-maintained stables and tack rooms
