YOUR QUARTERLY MARKET UPDATE As 2020 draws to a close, we’re collectively breathing a sigh of relief after what has been an often challenging, unknown and eventful year! We are absolutely thrilled to see Victoria starting to come to life again, as we move towards some normality. With the real estate industry’s traditional Spring selling season delayed, we are seeing greater activity over the Summer months.
Real Estate Institute of Victoria (REIV) President, Leah Calnan says that the Victorian real estate market is starting to shine as COVID-19 restrictions ease, with homes across the state taking less time to sell. The October 2020 ‘Days on Market’ metric from the REIV revealed that the average Victorian home is spending just 33 days on the market before being sold, the lowest recorded figure since 2009. Montrose in Melbourne’s east is the fastest area in the state to sell a house, with homes being sold in just 14 days! We have certainly seen this demand reflected in our sales results post the Stage-4 lockdown, with most properties selling at auction either under the hammer, or in post-auction negotiations shortly thereafter. The number of sales achieved by private treaty is also encouraging, with Ms Calnan noting that, “competition between buyers is heating up, and people aren’t waiting to purchase the property they want”.

As part of its measures to help the country recover economically, the Reserve Bank of Australia (RBA) lowered the official cash rate to 0.1 per cent. The Andrews Government will waive up to 50 per cent of stamp duty on newly-built or off the plan homes valued up to $1 million until 30 June 2021, whilst existing homes will be eligible for a 25 per cent stamp duty waiver. In the rental market, the REIV reports that Victoria’s vacancy rate rose to 4.6 per cent in October 2020. Regional Victoria has fared better than its metropolitan counterpart, with a fall in vacancy rate to 1.2 per cent. However, the median rent for houses rose in metro Melbourne to $485 per week. The weekly median rent for houses in regional Victoria fell slightly, to $360. Data from the Domain Group reported an average clearance rate of 60.9 per cent in October 2020, a solid outcome considering that Melbourne was under a strict lockdown and in-person auctions were banned for most of the month. They further report that the median auction price for Melbourne houses was $991,000 in October, unchanged from one year ago. The rebound in consumer confidence is largely due to the fall in COVID-19 case numbers, coupled with the reduction in borrowing costs. The latest data from ANZ-Roy Morgan showed that weekly consumer confidence rose by 3.4

The cost of servicing a mortgage debt has never been lower, which presents an enticing opportunity for those considering a property purchase. It also means that the borrowing costs for lenders are lower, which could lead to their willingness and ability to lend more money for longer.
Major real estate portal, Domain, reports that enquiries on sales listings have increased dramatically since private inspections returned. Total sales and rental enquiries also increased significantly, since restrictions in Victoria eased. Potential buyers have continued engaging with both virtual and video tours, indicating that audiences have maintained new ways to interact with properties. 4) Residential Property Price Index The REIV reports a strong rise in value for residential homes in Victoria since early October, with prices at the highest levels since the REIV Price Index were introduced in 2016. 5) Long Days! What impact has Coronavirus had on your role? I’ve always enjoyed having face-to-face meetings with my clients, so the major implications from COVID-19 saw all communications suddenly go online. While most interactions have been via video call or over the phone, I have to say, I have made some wonderful connections with my clients during this time. All the operational changes during the pandemic has made our Property Management team stronger. We now have improved procedures and systems in place to have stronger communication among work colleagues, landlords and tenants. This has been a game-changer while working remotely. Is there anything in particular you have done in this lockdown period to manage your mental and physical health? Absolutely. I found that maintaining a positive attitude and staying super organised at home really helped with managing my mindset. I always tried to get
out every day for a walk or run. I started walking 5km and now I am walking 10 15km about 3 - 4 days a week. The most positive thing out of lockdown was being able to spend quality time with my husband and children. (Although I must admit it’s great to have them back at school!) Are you receiving a lot of enquiry, either from prospective landlords or tenants? Now that the restrictions have eased, we have seen strong landlord and tenant enquiries come through. This has been returned with a very healthy amount of new listings hitting the market, and a high amount of properties also being leased. What are you hoping or expecting to see in the rental market in 2021? We are definitely expecting a higher degree of stability return to the market. The industry has already made a great start on this. I believe there will also be many more opportunities for landlords and those looking to invest next year, with some great incentives like low interest rates and discounts on stamp duty now available.
