WHY AUTUMN IS A GREAT TIME TO SELL
FROM THE MANAGING DIRECTOR We have certainly not slowed down our activity with the recent opening of our 15th office in the Docklands and the integration of GMP Real Estate’s property management division into our Essendon office. We continue to cement our reputation as Melbourne’s most prominent and trusted agency for residential property management. Towards the end of 2015 we received broader industry recognition for our achievements, with Tom Roberts from our
AS WE MOVE into the cooler months of autumn we tend to see a slight softening in the number of properties available for sale after the intensity of the spring/summer season. These market conditions provide you with the opportunity to secure a premium price for your property, as the buyer pool competes for the limited number of properties. A larger buyer ratio generates more competition for the available properties on the market and more competition translates into you achieving the highest possible price.

This year with Easter falling early, coupled with the Labor day long weekend, we have seen a flurry of activity over the first quarter of 2016. Property stock volumes week by week were inconsistent and buyers were either starved or deprived of choice. However now Easter is behind us, we have a stable period of uninterrupted real estate to look forward to. Breaking with the traditional property market cycle and selling your home this autumn allows you to take advantage of the lower stock levels, a more sustained period of activity and an intensive and motivated buyer pool that may have missed the opportunity to purchase during the busier seasons. Autumn really has the potential to become the new spring.
SUSTAINABLE GROWTH SINCE 2013 ANDREW STONE, PROPERTY ANALYTICS LAST YEAR, the residential real estate market in Melbourne was particularly buoyant: sales volumes were up, auction clearance rates were high, and house prices increased significantly. It was most definitely a sellers market for the first 3 quarters of the year. Even with more stock on the market in any period since 2009, auction rates hovered around 77%, and as competition amongst buyers heated up, so did sale prices. According to the REIV, the median $ house price reached nearly $700,000 in the June Quarter, and ticked up to a record-breaking $729,500 in the following 3 months. Supply finally caught up with demand in the last few months of 2015, as auction rates subsided gradually from 74% in September, to 70% in October, to 67% in November (when a staggering 5,700 properties were taken to auction). Price growth peaked in September, and then moderated through the busy spring selling season. Dwelling values at the end of 2015 were up 11% compared to where they were in 2014. The below graph shows how Median $ House Prices in Melbourne have trended over the last decade. A basic historical analysis suggests that low double-digit price growth in each of the last two years is not cause for alarm, despite some recent sensationalist media commentary. Yes, the market has been buoyant – even hot in some pockets – but the growth phase we’ve been in since 2013
feels more sustainable than the boom periods experienced before and after the GFC. In short, 2015 looked very similar to 2014, where pressure built mid-year and moderated towards the back end. Early signs in 2016 suggest more of the same.
HOMEBUYERS IN 2016 It’s impossible to ignore the heightened global economic uncertainty in recent times (think plummeting resource prices, share market turmoil, predictions of global recession, etc.), but how this will impact the Melbourne residential real estate market is unclear. At a national level, investment lending has eased sharply since last September, whereas owner-occupier lending has increased by over 20% year-on-year. The interest rate cuts of 2013 and 2014 clearly stimulated investor demand over the last 18 months, but their impact has diminished (see a more detailed analysis of investment activity over the page.) Looking closer to home, there are a number of reasons to be reasonably optimistic about Melbourne residential real estate in 2016: the VIC economy is robust and less resourcedependent than others; the state unemployment rate finished 2015 below 6%, and has been gradually trending downwards since mid 2014; net interstate migration is at its highest level in decades; and foreign real estate investors continue to see Melbourne as a top destination (particularly with an AUD at about $0.70 US). Moving into 2016, we expect a more balanced market, characterised more by owner-occupier activity than by speculative investment.

CHANGING BUYER MIX ANDREW STONE, PROPERTY ANALYTICS LOW INTEREST RATES are designed to stimulate the broader economy, but the housing market feels their impact disproportionately because most property purchasers (whether owner occupiers or investors) rely heavily on debt finance. Sydney House Prices have grown significantly over the last 3 years – up a whopping 45% according to CoreLogic RP Data. The next strongest Capital City is Melbourne, at 21%. Both cities were due for house price growth, but record low interest rates over the last few years have undoubtedly played a major role in stimulating demand. Glenn Stevens, Governor of the Reserve Bank of Australia, issues a statement each month regarding Interest Rate Decisions. In each statement from the beginning of 2015 through to September, there’s been this: “The Bank is working with other regulators to assess and contain economic risks that may arise from the housing market”. In other words, the RBA was concerned about unsustainable speculative investment in residential real estate. In October, the RBA noted strong dwelling price growth

in Melbourne for the first time, and went on to say that “Regulatory measures are helping to contain risks that may arise from the housing market”. This slight but important change in wording suggests that the RBA has succeeded in putting a lid on riskier forms of property investment. A look at Lending activity supports this… The below graph shows that total lending commitments have increased steadily over the last 18 months - this is normal, and to be desired. But while Total Lending is trending up (see the Red + Blue bars combined), Investor Lending has decreased significantly Year-onYear over the last few months (see the Red Line). The Melbourne real estate market in 2015 was spurred on by record low interest rates and related investor demand. The year ahead is likely to be defined more by owner-occupier activity, as momentum from previous rates cuts wanes a bit, and unsustainable speculative investment subsides. We’ve seen strong buyer demand in the early months of 2016, and are reasonably optimistic of continued house price growth in Melbourne.

SUPER AGENTS: HEROES FOR HEARTKIDS FASTER THAN A speeding bullet! More powerful than a locomotive! Able to leap tall buildings in a single bound! On Saturday the 5th March, our super hero agents Fabian Rosin, Kristian Lunardi, Ermes Papadopoulos, Robert Pierantozzi, Mark Verrocchi & Spiro Karagiannidis donned their favourite super hero costumes and headed out into the community to muscle up money and awareness for HeartKids – raising an awesome $4,900. Nelson Alexander has enjoyed a long association with HeartKids Victoria/Tasmania, we first started supporting them through our Foundation Day initiative back in 2008 and over the ensuing years have donated just over $52,500. Our support originated when we were introduced to HeartKids Vic/Tas by one of our staff members whose family came into contact with them when their child was born with a heart condition and the relationship continues to this day with our Managing Director Paul Lunardi now a board member and Vice Chairman.

HeartKids Vic/Tas is a non-profit organisation focused on Childhood Heart Disease. They are dedicated to providing support, encouragement and hope to children and their families affected by CHD, whilst raising awareness and funding vital research. HEIDELBERG SCHOOL ARTISTS TRAIL The Heidelberg School Artists Trail extends for 40 kms through Melbourne’s north- east, with the greatest concentration of sites in the Banyule area. The trail features explanatory signs showing a reproduction and description of some of the most famous paintings of the era by artists such as Arthur Streeton and Tom Roberts, located in or near where the artists painted or lived. The Heidelberg School references Australian artists of the late nineteenth century who painted plein-air in the impressionist tradition. These artists were inspired by the beautiful landscapes of the Yarra River and the unique light that typifies the Australian bush.
