Melbourne Rental Market Update: Demand Holding Firm as Conditions Rebalance

As we move further into 2026, Melbourne’s rental market is settling into a more balanced phase following a sustained period of strong growth. Demand across the east and northeast remains resilient, supported by population growth, limited housing supply and ongoing affordability constraints in the sales market.

Rental values remain at historically strong levels; however the pace of growth has moderated. This is less a slowdown and more a stabilisation, with the market transitioning into a more sustainable rhythm.

Vacancy rates have lifted slightly from the extremely tight conditions seen previously, now sitting around the 1.5%–2% range across Melbourne. While this represents a shift, vacancy remains low by long-term standards. What we are seeing on the ground is a more considered tenant market—renters are taking additional time to assess options and are placing greater emphasis on value, presentation and overall condition.

Well-presented, well-priced homes continue to lease efficiently and attract quality enquiry. In contrast, properties that are priced above market expectations or require maintenance are experiencing longer days on market and increased negotiation. Accurate pricing and proactive upkeep are becoming increasingly important in achieving strong outcomes.

Interest rates have seen a recent increase, with the Reserve Bank of Australia continuing to respond to inflationary pressures. While this does place some additional pressure on investor holding costs, it also reinforces rental demand as more buyers remain in the rental pool for longer.

Compliance continues to play a critical role in the leasing process. Victoria’s rental regulations place strong emphasis on minimum standards, including safety checks, property condition and documentation.
