A MARKET IN GOOD RHYTHM

The long weekend holiday naturally created a pause in the auction calendar, but it certainly did not slow buyer engagement across the broader market. At Marshall White, our open for inspections remained very active, with almost 1,000 groups through our currently listed properties over the weekend. With Melbourne turning on ideal autumn weather, there was a strong sense that buyers were keen to use the opportunity to get out, inspect homes, and better understand what is currently available.

What we are seeing is a market holding a consistent and steady rhythm. Buyer activity has remained at a stable level throughout the year so far, and that same pattern carried over into this past week. New listings are coming online at a healthy rate, giving buyers a range of options while also supporting confidence across the market. There continues to be a solid sense of momentum, with buyers staying engaged and sellers bringing quality homes to market.

Off-market opportunities are drawing active buyers, particularly those in a position to act quickly when the right property becomes available. Across the board, the signs are encouraging. While the weekend itself looked different from a typical auction Saturday, the market remains active, engaged, and well balanced.

Delicate yet indulgent, these raspberry and chocolate mini cheesecakes balance rich chocolate with bright raspberry and a silky cheesecake filling. Perfect for entertaining, they can be prepared ahead and served straight from the fridge.

Preparation time: 25 minutes, plus refrigeration time

Cooking time: 20 minutes

Serves: 8

INGREDIENTS

Base:

200 g chocolate biscuits, crushed

50 g butter, melted

Filling:

375 g cream cheese, softened

100 g mascarpone or sour cream

150 g caster sugar

1 tsp vanilla extract

2 eggs

50 g raspberries

Raspberry coulis:

75 g raspberries

1 tbsp caster sugar

To serve: Fresh raspberries

METHOD

1. Prepare the base

Combine the crushed biscuits and melted butter. Divide between small glasses or ramekins and press firmly into the base. Chill until needed.

2. Make the filling

Beat the cream cheese, mascarpone, sugar and vanilla until smooth. Add the eggs one at a time, mixing gently. Spoon the mixture over the bases and press raspberries lightly into the filling.

3. Cook

Bake at 150 °C for 20–25 minutes until just set, or steam at 100 °C for 20 minutes if using a steam oven. Cool completely, then refrigerate until firm.

4. Make the coulis

Heat the raspberries and sugar gently until softened. Crush and strain to remove seeds.

5. Serve

Spoon the coulis over the cheesecakes and finish with fresh raspberries.

HINTS AND TIPS

This can also be made as a slice in a 20 cm cake tin. Steam the cheesecake at 90°C for 45 minutes.

We spoke with Cantilever + CO about their holistic approach to renovation and refurbishment, where interior design, documentation, joinery and trade co-ordination are brought together to improve the efficiency of the process. Their service is designed to unlock a home’s potential through beautifully resolved, highly functional spaces.

How do you design interiors around movement, interaction and everyday rituals?

The discovery of our design language through our heritage in joinery design and manufacture has given us a deep understanding of what clients need in practical terms, across different scales and spaces. Joinery is the touchpoint of every home, providing structure and helping define how people move through and engage with a space. Expanding into interior design has allowed us to consider the architectural dynamics of a space with greater intent, including light, outlook, and the home’s daily rhythm.

Cantilever’s work is defined by precision and restraint. Why does subtlety matter in high-end interiors, and how do you keep craftsmanship present without overpowering the design?

High-end interiors can easily become bombastic, risking a focal point for the sake of a statement. For us, subtlety comes from focus, and that focus is a celebration of materiality. We have always prioritised quality through joinery with lasting integrity. Craftsmanship lives within constraints because every material has its own boundaries, and understanding them is part of the maker’s journey. The designer’s role is to balance materials so each one has presence without competing.

Luxury today is more about individuality than excess. How do you translate a client’s lifestyle into bespoke interiors that feel distinctive and timeless?

I agree; time, attention and care are the new luxury. Our client-centred process creates space to explore, listen and respond. Wellbeing in a home looks different for everyone, so we stay open to what resonates with each client and find their place within our design language. Working within defined, material-led boundaries supports confident decisions, sustains aesthetic diversity, and elevates the experience.

Where do you see premium interior design heading next, and how is Cantilever shaping refined, Australian-made living?

Ultimately, I believe the lived experience of the home should remain the focus, allowing wellbeing to emerge naturally. But what is wellbeing, and how do we design for it? I have found that many of the decisions clients make are motivated by a sense of care they’re seeking in their lives. There is always a story, a memory, guiding those choices and connecting them to the journey ahead. Connection to place, and what it evokes, is a vital part of our design process and something clients increasingly value. It helps them regain a sense of purpose, clarity and joy. ■

CONTINUING THE CHAIN REACTION

In early March, the Chain Reaction Challenge returned to the road, bringing together senior executives willing to go the distance to raise vital funds for children’s charities. Marshall White was once again part of the Melbourne peloton, with Directors Justin Holod and Kaine Lanyon, alongside Sales Executive Tom Hayne, riding, fundraising, and helping keep the spotlight on families and children who need support. Together, Justin, Kaine and Tom personally raised more than $42,000, contributing to a peloton-wide fundraising total of over $920,000 for the 2026 ride.

What is Chain Reaction?

Chain Reaction is a long-distance corporate cycling challenge designed for individuals who want to combine personal endurance with meaningful fundraising. It is intentionally not a mass-participation event; instead, it brings together a committed group who take on the physical challenge while using their personal and professional networks to raise funds for registered children’s charities.

Participants completed a 1,000+ kilometre route over seven days, including more than 14,000 metres of elevation, with funds directed to selected charity partners chosen ahead of each ride.

The impact so far

Since the first ride in 2007, Chain Reaction has raised $46,277,565 for its charity partners and has now conducted 51 rides across Australia and New Zealand.

Marshall White team members have personally raised $1,578,000 in support of children’s charities since joining the challenge. For 2026, the Melbourne Chain Reaction Challenge began on 1 March, with participants working towards a collective $1,000,000 fundraising goal.

How the fundraising works

Riders and teams raised funds through a combination of corporate networking and personal fundraising, often by selling various levels of sponsorship on their jerseys. Similar to the Tour de France, special

jerseys awarded daily throughout the challenge were also sponsored by corporate partners, helping to expand networks while creating friendly competition between supporters.

Each rider contributed an upfront donation (typically $4,000) and committed to raising a minimum of $7,000 in personal donations, supported by corporate sponsorship. The model transforms individual networks into real-world outcomes, helping children’s charities deliver care, resources and practical support for families navigating difficult circumstances.

Who the ride supported in 2026

For the 2026 Melbourne event, funds raised supported Monash Children’s Hospital, helping purchase vital respiratory equipment designed to save the lives of newborns. The ride also supported Starlight Children’s Foundation, enabling the delivery of its Starlight Express Room and Captain Starlight programs, which bring comfort, distraction and genuine moments of relief to children and families during hospital stays.
