As we move towards the summer holiday break, activity across our markets is maintaining a steady, reassuring rhythm. Campaigns are well attended, buyers are engaged, and we are seeing a balanced mix of on-market and off-market transactions. Many purchasers are keen to secure a home before the year draws to a close, which is keeping conversations and negotiations active right across our network.
At the same time, a significant amount of planning is already in motion for 2026. We are working with clients who are using December and January to get their homes photographed, styled and prepared so they can launch confidently into the February and March selling season. Others are using the next few weeks to make clear, considered plans so they are ready to act quickly when the right opportunity appears.
Overall, conditions remain balanced. There is enough stock to give buyers a choice, yet not so much that it is diluting competition for well-presented, competitively priced homes. That equilibrium is providing a fair degree of certainty for both sides of the transaction, which is exactly what most people are looking for at this time of year. It is a market that rewards preparation, realistic expectations and a willingness to meet the data consistently.

In the heart of Red Hill, The Dining Room at Lancemore showcases Executive Chef Nick McGonigal’s elevated, produce-led cuisine. His Duck Buns with Apple Mustard feature soft buns filled with aromatic confit duck and a subtly spiced apple mustard, capturing the restaurant’s refined sensibility. This recipe brings a touch of that sophistication home.
Yield: Makes 18 individual buns
INGREDIENTS
Duck Filling:
500 g confit duck leg, pulled
100 g chicken jus
10 g salt
1 g white pepper, ground
1 g cumin, ground
1 g coriander, ground
1 g ginger, ground
40 g honey
40 g cabernet vinegar
50 g orange juice
Bun Dough:
500 g plain flour
350 g milk
6 g dried yeast
30 g sugar
30 g softened butter, diced
6 g salt
Apple Mustard:
500 g plain flour
1000 g diced apple
500 g caster sugar
200 g white wine vinegar
50 g orange juice
Water, to cover 10 g Dijon mustard (to finish)
Duck Filling:
1. Combine all ingredients and mix thoroughly.
2. Roll into 12 g balls and freeze until firm.
Bun Dough:
1. Warm the milk and yeast to 36°C, whisking regularly.
2. Add all dry ingredients to a mixer bowl.
3. With the mixer on speed 2 and using a dough hook, slowly pour in the yeast-milk mixture.
4. Once a dough forms, add butter gradually. Increase to speed 3 and mix for 5 minutes until smooth.
5. Transfer to a greased bowl, cover, and proof for around 90 minutes or until doubled in size.
6. Portion into 18–20 g pieces.
7. Wrap each dough piece around a frozen duck filling ball, then prove again until doubled.
8. Steam at 100°C on full fan for 15 minutes.
Apple Mustard:
1. Combine apple, sugar, vinegar, orange juice, and enough water to cover in a saucepan.
2. Simmer until thick and jammy.
3. Allow to cool completely.
4. Mix 100 g of the chutney with 10 g Dijon mustard.



We spoke to Scott Wynd, Managing Director at TLC Pools, about his award-winning home pool, the craft behind great pools, early landscape alignment and the essentials of water and finish care.
For readers new to TLC Pools, how would you define your specialties, preferred materials and signature project types?
At TLC we only build concrete in situ pools, which means we can build nearly any shape. Round spas and a mix of straight and strong curved elements create interesting forms. We love a challenge, so negative edges that frame views are a frequent feature. Black, greys and green tiles are common for us. We especially love a black tiled pool with a negative edge spa or pool. The reflections from a black pool can be amazing, particularly where the reflection meets the landscape or view beyond.
Your home pool won Victorian and National Pool of the Year in 2024. Talk us through the brief, site conditions and the key choices that set it apart.
With your own pool, you want to express what is possible. We designed the pool and spa to provide great views of the water from most areas of the house, with water levels carefully set to minimise fencing while keeping the water visible when sitting or standing. The circle shape integrates the strong lines of the house with the softness of native bush. A subtle sea mist tile is calming yet, mixed with the profiles, still packs a punch. Tiling was carefully executed with 180 degree spillways and modular detailing to the outside of the negative edge that catches light and breaks water tension. The site was complex, with tight building envelopes and rocky, sloping terrain, turning challenges into positives.
On larger blocks and ambitious briefs, when should the pool builder and landscape designer align, and what must be resolved early for success?
The earlier the landscape designer is introduced the better. Design is crucial, especially now that integration with the house and hiding the pool fence are nearly standard. Melbourne pools must look amazing year-round, so landscape design helps get everything right from the start. Early resolution streamlines construction and supports planning compliance, including permits when required. It also clarifies budget: design first
allows separate pricing for pool and landscape and a realistic overall figure. We focus on building the best pool we can and maintain strong communication with the landscape contractor. Like building a house, multiple specialists working together deliver the best result.
What simple owner regimen keeps water quality and finishes in top condition, and which tasks are best left to professionals?
Modern pools are straightforward to maintain. Robotic cleaners and infloor systems manage debris. Chlorine and pH are automatically measured and balanced on our pools. Other chemical balances should be tested monthly at a pool shop or by a technician to protect equipment and internal finishes. Mineral and Naked systems are popular; UV light and ozonation mean less chlorine and remove the chlorine smell.
For homeowners and buyers, which early decisions — and a quick checklist — most reliably signal a well-built, efficient, long-lasting pool?
• Engage a good landscape designer who specialises in pools.
• Have open, honest conversations about budgets.
• Use materials that last the test of time.
• Waterproof any exposed pool or spa walls to avoid future issues.
• Compare quotes and remember quality workmanship takes time and skill.
• Do not compromise on quality, even if you stage the project.
• Do your homework on the company, view previous pools and speak to owners.
• Ensure equipment is adequately or oversized so it lasts longer over time. ■

This summer, the NGV International invites families to step inside a spectacular world of colour, creativity and celebration with Let’s Party! Fashion for Kids: Designed by Danielle Brustman.
The free exhibition transforms the NGV Children’s Gallery into an immersive fashion playground where young visitors are encouraged to dance, dress up and delight in the joy of selfexpression.
At the heart of the experience is an illuminated dance floor where children can show off their dance moves beneath glittering disco balls and queue up tunes on a retro-inspired jukebox. Surrounding this hub of energy is a dazzling selection of garments from the NGV’s renowned Fashion and Textiles Collection. Bold designs by icons such as Issey Miyake, Imane Ayissi, Romance Was Born, Nixi Killick, and haute couture legends including Jean Paul Gaultier and Yves Saint Laurent provide a dramatic backdrop, blurring the lines between high fashion and playful fantasy.

More than thirty-five spectacular garments and accessories are on display, spanning voluminous gowns, surrealist millinery, punk-infused statements and even teddy-bear-trimmed shoes. Their theatricality sets the tone for the entire exhibition, which has been masterfully imagined by award-winning Australian designer Danielle Brustman. Known for her sophisticated command of colour and striking geometries, Brustman has transformed the gallery into an immersive wonderland layered with custom-designed lighting, carpets and wall treatments. Her inspiration includes Tomo Koizumi’s exuberant Look 27, Top and Skirt – a technicolour explosion of over 200 metres of ruffled organza – whose joyful spirit radiates throughout the space.
Another major highlight of the exhibition is the interactive dress-up zone, featuring costumes made by Brynna Lowen, a Melbourne-based costume designer and maker. Here, children can slip into whimsical costumes shaped like hearts, stars and lightning bolts before admiring their party-ready look in Brustman’s vanity-inspired mirrors. The fun continues in a custom photo booth where young fashion enthusiasts can strut, pose and capture a keepsake moment under sculptural lighting designed especially for the show.
Creative minds can extend the celebration at the craft station, where personalising a party hat with sparkly stickers becomes a memento of artistic flair – ready to wear throughout the exhibition and proudly taken home.
The exhibition will also inspire the NGV Kids Summer Festival (10–16 January 2026) and the statewide NGV Kids on Tour program, ensuring children across Victoria can join the festivities through workshops, performances and hands-on art activities.
Let’s Party! Fashion for Kids runs from 28 November 2025 to 3 May 2026 at NGV International. For families seeking a joyful, design-driven summer escape, this dynamic celebration of creativity promises to be the season’s brightest highlight. ■
