With the Spring Racing Carnival reducing the number of scheduled auctions, supply volumes have been lower recently, yet buyer activity has not slowed. Enquiry levels and open-forinspection attendance remain above average as purchasers continue to push to secure the right home before year-end. The smaller pool of auctions that did go ahead produced results broadly in line with this year’s clearance rate, reinforcing a key theme of 2025: consistency and normality.

Demand continues to skew towards quality A-grade homes in blue-chip streets. A standout was Mount Pleasant Grove in Armadale, selling noticeably above the reserve price after four bidders competed for the keys. Competitive bidding like this shows that well-presented, well-located property is still commanding premium prices.

Across our offices, we are seeing shorter days on market for properties that are priced in line with buyer expectations, while campaigns requiring a premium to benchmark values are taking longer and often transact off-market after targeted follow-up. Stock remains tight in family precincts near schools, transport and key shopping precincts, which is amplifying competition for the best addresses.

From the wood-fired heart of Zareh to your kitchen: Chef Tom Sarafian’s Chicken Kebab, Toum and Pickled Green Chillifamily, tradition and hospitality on a plate.

INGREDIENTS

1 brown onion, quartered

100 ml olive oil

1 tsp ground fenugreek leaves

2 tsp ground turmeric

1 kg chicken thigh fillets, skin-on, cut into 4 cm chunks

1 small bunch flat-leaf parsley, roughly chopped

150 g pickled Turkish chillies, roughly chopped

200 g Sarafian Toum

Marinating time: overnight

METHOD

1. Place the onion in a small food processor and blend until smooth. Strain through cheesecloth to extract the onion juice — you want about 100 ml. Discard the onion solids. In a large bowl, combine the onion juice, olive oil, ground fenugreek and ground turmeric. Mix well, then add the chicken and massage the marinade into the meat. Refrigerate overnight.

2. When ready to cook, heat a barbecue or chargrill pan over medium–high heat. Thread the chicken onto skewers, skin-side facing up. Sprinkle with salt and grill, turning occasionally, until just cooked through.

3. Remove from the heat and brush liberally with toum. Transfer to a large serving plate.

4. In a medium bowl, combine the parsley and chillies. Add a splash of pickling liquid to make a dressing. Serve the barbecued Persian skewers with the pickled herb salad and extra toum.

We recently spoke with Georgie Cavanagh, Co-Founder of Australian linen label Carlotta + Gee, about colour, linen layering, and her top spring styling tips.

Colour is such a signature part of your collections. Which tones or palettes are you most excited about this spring, and how can people incorporate them into their homes?

It’s so lovely to see colour back. Of course, whites, naturals and creams remain favourites, but this spring–summer we’ll see more stripes and checks. You’ll notice Yellow Stripe in both bedding and napery, and Olive Check, among others. They pair beautifully with natural tones as well.

Linen is timeless, yet adaptable to the seasons. How do you recommend layering or styling linen for the transition from cooler to warmer weather?

As the weather warms, our quilts really come into their own. In winter, they add depth and layers; in spring and summer, many people use them instead of a duvet with a flat sheet. They’re all machine-washable and incredibly comfortable.

Also, our “PJs” become more than just pyjamas in the warmer months — lots of people wear them out for coffee as separates or matching sets, which is very cute and chic.

Many of us entertain more in spring. What are some simple table-styling ideas that create impact without feeling overdone?

Sometimes less is more. A beautiful tablecloth and fresh napkins are all you need. Add delicious food, and guests will be both impressed and satisfied.

What small styling updates can make the biggest difference for the new season?

Something as simple as new pillowcases — try it. You (and your partner) will notice the difference as soon as you get into bed. It’s also a great time to refresh the fitted sheet or choose a brighter duvet. You don’t need to redo the entire bed; small changes like these go a long way.

What new styles can we expect from Carlotta + Gee this season and beyond?

You’ll finally see a children’s range in Q1 next year. We’ve been planning it for a long time, and it just takes time to perfect. We already offer single sizes, but we’ll expand the range to include cot sheets and more. We’re also launching a few new colours, so stay tuned. ■
