YOUR QUARTERLY MARKET UPDATE Melbourne’s property market is set for a busy start to the year, with mortgage brokers across Australia reporting an influx of inquiries and home loan applications over the Christmas break.
According to Domain, the increased activity ‘comes as house prices are tipped to continue to grow in the first half of 2020 following a strong rebound late last year due to the combination of several interest rate cuts, relaxed lending conditions and renewed market confidence following the Federal election’. With the majority of applications coming from upsizers and first-home buyers, Melbourne based Finance Director and Mortgage Broker, Will Unkles, said banks were no longer scrutinising spending habits like they were six months ago. ‘Deals are going through far easier, there are less questions from banks. Lenders are being less critical’. The softer approach comes as welcome news for first-home buyers, many of whom are racing
against the clock to secure funding for a house deposit through the Federal Government’s First Home Loan Deposit Scheme. After coming into effect on 1st January 2020 approximately 3,000 first-home buyers have already reserved a place under the scheme, with 190 having received pre-approval. To put things in perspective, the government will approve 10,000 loans each financial year and there are approximately 100,000 first-home buyers in Australia every year. In response, Domain Economist, Trent Wiltshire, suspects ‘the 10,000 places might run out pretty quickly. I think first-home buyers will be very active in 2020. They will try to get in before prices rise too much’. Following a rapid market turnaround which saw strong auction clearance rates and soaring house prices at the end of 2019, momentum is expected to continue into Winter. Buyers, sellers and investors have been told to anticipate price gains for at least the first six months of the year. ANZ Senior Economist, Felicity Emmet, forecasts a 4.3% increase in house prices across
Melbourne for 2020, with consumer sentiment showing a comparable trend in the market. ‘ME’s Third Quarterly Property Sentiments Report has found that 42 per cent of Australians in the property market feel positive about it,’ writes Cameron Micallef from Smart Property Investment. In addition, with an increasing population and rental vacancy rates remaining low, investors can expect a positive outlook in the long-term, which will see the low volume of rental supply equate to a direct increase in rent prices. The rise in property listings across February and March suggest a bumper year for Melbourne’s property market in 2020. The Kalorama Rally is an annual Vintage Car Rally held in the Dandenong Ranges at the Kalorama Memorial Reserve featuring a vast array of veteran, vintage and classic vehicles of all types. It is run under the auspices of the Vintage Drivers Club and is likely the oldest continually run motoring events in Victoria, if not Australia. Any vehicle 25 years or older is eligible to be displayed on the oval and all proceeds go to the Kalorama CFA to assist in the purchase of much needed fire-fighting and support equipment. It is expected that around 400 vehicles of all persuasion will be on display.

AUSTRALIA’S BUSHFIRE CRISIS The sheer scale of the Australian bushfires is difficult to comprehend, with more land burned than in the 2019 Amazon and 2018 Californian fires combined. It has been simultaneously heartbreaking and inspiring watching the crisis unfold across the country, particularly the devastation it continues to leave behind as well as the physical, emotional, financial and environmental impact on our society. Seeing countless volunteers risking their lives to help their fellow Aussie’s has truly been inspiring. The way our country has been brought together by
providing emergency relief and helping those rebuild is something we can all take comfort in. Community driven campaigns are hoping to draw back visitors and assist businesses within affected communities. The ‘Empty Esky’ campaign on Instagram was launched in early January, encouraging people to go on a road trip with an empty esky in hand. While travellers should stay informed about when it is safe to visit, many areas have now re-opened and are eagerly anticipating visitors to stimulate the local economy and help these communities get back on their feet. True Aussie spirit in action is something every Australian can be proud of. Supporting our community through these troubled times will go a long way on the road to recovery and Fletchers is proud to be part of that. Over January, our bushfire appeal has seen our offices and team members come together to raise money for Wildlife Victoria and the Gippsland Emergency Relief Fund. Fletchers would like to give a big thank you to our firefighters; the CFA, the Volunteer Firefighters Association and the NSW Rural Fire Service for their tireless efforts on the front lines. CHRISTMAS CHARITY DRIVE In the lead up to Christmas, Fletchers partnered with Melbourne City Mission, coordinating a company-wide charity drive to help make a difference to those who need it most.

We put a call out to all our staff, clients, friends and family members for their help, asking for donations of toiletries and sanitary items for homeless men and women across Melbourne. The items all go a long way in assisting at risk men and women who may have fled domestic violence or experienced extreme poverty. It is overwhelming to learn that over 22,000 Victorians are homeless on any given night and that 6,000 of those are under 25 years of age. Established in 1854, Melbourne City Mission provides a range of services to young people, adults and families who are currently experiencing, or are at risk of homelessness. With holistic, trauma-informed support, Melbourne City Mission not only looks at housing, but also caters to the physical, social and emotional needs of each person. As the donations came in across our office network, we were thrilled with the response. After being sorted into over 100 individual toiletry packs, the donations were delivered by our team in the week before Christmas. WAYS TO MAKE YOUR HOME MORE ECO-FRIENDLY On the back of what has been identified as a ‘major international catastrophe’ by natural historian and climate change warrior, Sir David Attenborough, I am ashamed to say that following the events of the Australian bushfires, what I previously passed off as me ‘doing my bit for the environment’ by separating my papers and plastics and carrying my organic produce in a re-usable green bag just doesn’t cut it anymore. Since September last year, our bushfires have devastated communities far and wide and have so far taken the lives of 28 people and an estimated half a billion animals. With this only being the start of the bushfire season, scientists like Peter Gleick (co-founder of Pacific Institute, California) believe that climate change has and will continue to make these conditions worse. ‘We’ve only seen a tiny fraction of the climate change that we’re going to see in the coming years and the coming decades. If we’re seeing these disasters with a 1 degree warming of the planet so far and know that we’re headed for a 1.5 or 2 or 3 degree warming, we can only imagine how bad these disasters are going to get,’ he remarked. Regardless of your living arrangements, we could all take a more proactive approach in learning how to run our homes more efficiently. Teach your children how using biodegradable matter helps break down in landfill. Tell your neighbour that supporting organic farming practices and eating less red meat can help reduce methane; a greenhouse gas that’s 30 times more powerful than carbon, and continues to increase year on year! In a recent interview for ABC, Attenborough cited recent events as ‘the moment of crisis’ for our home, indicating that ‘government targets for decades in the future are not enough to save the planet.’ Therefore, it lies in the hands of each and every one of us to play our role and actively participate in creating positive change. The future of our beautiful planet depends on it. Over Summer, I put my mind to the task, ready to make some immediate changes within my household. As we make the move to greater sustainability in the home, I’ve found that not only will we be saving the planet, but our pockets as well. Based on my research, here are some great ideas to help get you started: Pre-Cycle •
Shop local. This is a great way to eliminate unnecessary food packaging while supporting our local growers.

Use keep cups and BPA-free bottles for your hot and cold drinks. Make a commitment to stop buying bottled water and avoid having your coffee in a takeaway cup.

Bring back soap bars. Avoid liquids and all the extra packaging. If you can’t go without liquid soap, there is a fantastic refill station at the South Melbourne market where you can take your dispensers and have them re-filled.
Switch to Power Strips Most charging devices, when plugged in but not-in-use, still draw energy. Switching your phone chargers, kettle, toaster and coffee machine to a power strip is an easy and effective solution to save energy. Compost Your Food Scraps Keeping food scraps out of landfill is good for the environment. It keeps them from building up methane gas (a major contributor to global warming) and it helps reduce the amount of waste in landfill. Laundry Washing your clothes with cold water instead of hot water will reduce a staggering 80-90% of the energy used when running your machine while it tries to heat the water. Grow Plants Indoors Indoor greenery is an extremely effective natural air filter, with some flora (rubber plants, Boston ferns, palms, etc.) being particularly effective in their ability to assist with absorbing harmful pollutants emitted from carpets, paints and electronics. NEW LAWS FOR PROPERTY OWNERS: POOL SAFETY Do you have a swimming pool or spa at your home or investment property? On December 1st 2019, new pool safety standards were announced by the Victorian Government, which are set to come into effect on June 1st 2020.
In response to a series of investigations which saw faulty and unsafe pool barriers result in the deaths of children in backyard swimming pools, the new regulations will now require all pool and spa owners to register their pool or spa with their local council. According to the City of Boroondara website, ‘research shows that over 80 per cent of swimming pool and spa barriers in Victoria aren’t meeting the required safety standards’. As such, The Building Amendment (Swimming Pool and Spa) Regulations 2019 aims to prevent young children drowning in pools and spas by ensuring registration, inspection and certification are now mandatory in Victoria, bringing the state in line with New South Wales and Queensland legislation. Under the new standards, owners will incur a one-time administration fee of $79 to register their pool or spa. Additional fees to arrange an inspection of safety barriers is also required every four years ($350 to $600). All swimming pools and spas must be registered by June 1st 2020. Start with the Necessities The key to successful decluttering is to begin with the essentials and work backwards. Station your Stationery Make a conscious decision where you will house your pens, markers, stapler, calculator, rulers and paperclips. CLASSIC ANZAC DAY BISCUITS Ingredients

110 g (1 cup) rolled oats 150 g (1 cup) plain flour 120 g (2/3 cup) brown sugar 70 g (2/3 cup) desiccated coconut 125 g butter 2 tbsp golden syrup; see recipe notes

1/2 tsp bicarbonate of soda
Preheat oven to 160 degrees celsius (fan-forced). Grease and line three flat baking trays with baking paper.
2.
Combine the rolled oats, flour, brown sugar and coconut in a bowl.
3.
Place butter, golden syrup and 2 tablespoons cold water into a microwave-safe bowl and heat for 3 minutes, 50% power or until melted.
Notes Golden syrup substitute - You can replace the golden syrup with corn syrup, honey or maple syrup. Storing the biscuits - ANZAC biscuits can be stored for several weeks in an airtight container at room temperature. They will soften after a few days (but are still absolutely delicious)!

Stir through the bicarbonate of soda.
5.
Pour the butter mixture over the oat mixture and stir to combine.
6.
Roll level tablespoons of mixture into balls.
7.
Place on trays, 5cm apart and flatten slightly.
8.
For chewy ANZACS, bake for 10 to 12 minutes or until light golden. For crunchy ANZACS, increase cooking time to 12-15 minutes.

TIPS FOR BUYING AT AUCTION With house prices tipped to grow in the first half of the year and our auction calendar filling fast, we thought we’d share our top tips for those considering buying at auction. Should I Bid? There are several benefits to bidding, with the obvious one being that, subject to reasoning, the highest bidder becomes the purchaser. It’s important to remember that if you are the successful bidder, there are no delays. Contracts of Sale are signed and exchanged then and there so you must have your finance in order, and ensure the sale isn’t subject to any conditions (an unconditional sale). If the property passes in, should I go inside and negotiate, or stay outside? This may ultimately come down to your personal preference – you may be more comfortable to negotiate inside, where it’s more private. Alternatively, by staying outside, you can see and evaluate any remaining competition. On the flip side, the competition also has that same advantage if you stay outside and can see who is having conversations and try to analyse the body language and potential outcome.
Should I put in an offer to purchase the property prior to auction? In many auction campaigns, the vendor provides instruction to their agent that they won’t consider any offers made prior to their auction. They would prefer to let the property go to auction and let the competition on the day determine what it sells for. Circumstances vary and can change, however, so it’s best to have a discussion with the agent and seek their advice. It’s so important to make your interest in a property known to the agent, so that they can keep you informed of any developments.
Should I wait until after the weekend is over to show my interest, if the property has passed in? Most agents will schedule an open for inspection on the Monday afternoon or evening if a property passes in on the weekend. This opens the property not only for potential buyers who had interest prior to the auction, but also to a fresh pool of potential buyers. The downside of this strategy is that you don’t have the transparency of auction conditions and you no longer have a grasp on who you may be in competition with to secure the property.
