SOLD AFTER ONE OPEN HOME 4 Kevin Close, Beaconsfield When a home is well presented, thoughtfully renovated and positioned correctly for the market, buyer competition can build quickly. Hayden Stanton’s recent sale of 4 Kevin Close, Beaconsfield is a strong example.

family to move straight into. That preparation became an important part of the property’s appeal and renovation and presentation ultimately made all the difference Buyers responded particularly well to the extent of the improvements carried out throughout the property. Rather than being faced with a list of future projects, prospective purchasers could see a home where the renovation work had already been completed.

The recently renovated four-bedroom, twobathroom home was launched to market with a price guide of $800,000 to $880,000 and attracted immediate interest. Following just one open home inspection, three offers were submitted, with the property ultimately selling for $840,000, exactly in line with the sellers’ expectations.

The sellers also invested in professional property styling that helped enhance the home’s presentation and showcase how each space could be used.

For the owners, the sale represented much more than a property transaction. Having lived at 4 Kevin Close for approximately 17 and a half years, they had raised their family in the home and created many years of memories there. Their decision to sell marks the beginning of a new chapter, with a move to the East Gippsland region ahead.

The combination of renovation and styling helped create a strong first impression, both through the marketing campaign and once buyers walked through the door.

Before bringing the property to market, the owners had completed an extensive renovation, creating a fresh, cohesive home that was ready for its next

In a market where purchasers are comparing multiple properties within a similar price bracket, presentation can play a significant role in helping a home stand apart.

While price is naturally an important consideration in the current market, there were no significant challenges throughout the campaign. The home attracted the right buyers quickly, resulting in three offers following the first open house. The successful purchasers are a local family and remaining in the area was important to them. They were particularly drawn to the level of renovation completed by the sellers and the opportunity to purchase a home where much of the hard work had already been done. For one family, 4 Kevin Close represents the end of a much-loved chapter. For another, it is the beginning of a new one.

and overall presentation gave buyers confidence in what they were purchasing. Most importantly, the campaign generated genuine competition rather than simply attracting enquiry. If you are considering selling in Beaconsfield or the surrounding area, understanding what today’s buyers are responding to, how your property should be presented and where it should be positioned on price can make a meaningful difference to your campaign. Thinking of selling? Speak with the team at First National Neilson Partners to discuss your property’s current market position and the strategy most likely to achieve the right result.

The result at 4 Kevin Close demonstrates that buyers will respond when the fundamentals of a campaign come together. Hayden Stanton’s realistic pricing strategy helped position the property within the right buyer search bracket, while the renovation, professional styling

TWO LAYERS OF PROTECTION FOR YOUR INVESTMENT PROPERTY Insurance provides another safeguard

For Victorian rental providers, protecting an investment property involves more than finding a renter and collecting rent. Even with a wellmanaged tenancy, unexpected events can have significant financial consequences. That is why professional property management and landlord protection insurance should work together as two layers of protection. Prevention starts with good management Professional property management is largely preventative. Careful renter selection, comprehensive condition reporting, routine inspections, prompt maintenance and accurate record keeping can all help reduce risk and prevent smaller issues from becoming costly problems.

Depending on the individual policy, landlord protection insurance may provide cover for circumstances such as loss of rent, rental arrears, accidental or malicious damage, legal liability and certain renter-related losses. However, policies vary considerably. Rental providers should understand their policy’s exclusions, excesses, claim limits and eligibility requirements rather than assuming every event will be covered. Ultimately, neither insurance nor professional property management can eliminate every risk. Together, however, they provide two important layers of protection, one working to reduce risk throughout the tenancy, the other providing a financial safeguard when the unexpected occurs.

These records can also become particularly important if an insurance claim is required. Condition and inspection reports, rental ledgers, maintenance records and communications can help establish what occurred and demonstrate how the tenancy has been managed.

If something went wrong tomorrow, how well protected would your investment be?

This is increasingly important following changes to Victoria’s rental application requirements from 31 March 2026, which restrict the information rental providers and agents can request from applicants. Consistent management throughout the tenancy therefore remains an important part of protecting an investment.

This information is general in nature. Rental providers should review their individual insurance policy and seek advice from their insurer or insurance adviser regarding appropriate cover.
