Born and bred in Ivanhoe, Craig’s love of the Ivanhoe lifestyle has seen him become a specialist in the local market and you can certainly feel his enthusiasm for the area when he is conducting a local Auction. He attended Ivanhoe Grammar School from 1993 – 2005 and has been involved with various associations in the area including the Old Ivanhoe Grammarians Football Club, Ivanhoe Aqua Power Swimming Club and East Ivanhoe Cricket Club. Together with his family’s local business, Craig’s affiliation with the Banyule area offers a wealth of knowledge in the local residential and commercial real estate market.

Being a qualified Town Planner has provided Craig with a thorough understanding of the social, economic and environmental issues that can impact an area. He assists clients in identifying impending changes to infrastructure and services so that they fully understand all aspects of their selling or buying decision.

When not working, Craig enjoys playing football down at Old Ivanhoe Grammarians Football Club in the Victorian Amateur Football League, snowboarding in Queenstown in winter and relaxing with friends and family around a BBQ.

Don’t be overwhelmed by real estate jargon; here are the most important terms to know during the sale process

Contract of Sale / Section 32 This document contains the details of your home and the conditions of sale. Organise one through your solicitor, and don’t necessarily wait until you’ve chosen your real estate agent.

Having the Section 32 ready to go means that your home can be advertised earlier, and buyers can view it sooner.

Finance Approval When the contract of sale is subject to finance, it’s the responsibility of the buyer to obtain finance approval by the specified date. If finance is declined, the contract ends and the buyer receives a full refund of their deposit.

If the vendor is not notified of whether finance approval has been obtained or declined by the specified date, the Contract of Sale becomes unconditional.

Cooling Off Period

Settlement Period

After the buyer has signed the contract, there’s a three day cooling off period. It gives them time for things like contracting pest inspectors and having their solicitor review the contract.

The cooling off period only applies to properties sold via private sale; when a home is sold at auction the deposit is paid and contracts are exchanged on the spot.

After the contracts are exchanged, the settlement period begins. The settlement period usually runs for either 30, 60 or 90 days from the date of exchange, so you can use this time to find another home, organise your finances and arrange your move.

Section 27 (early release of deposit) Section 27 of the Sale Of Land Act states that the deposit must be held in a trust by the real estate agent or solicitor. Your solicitor can arrange for the early release of the deposit under certain circumstances.

The buyer has 28 days from the receipt of the Section 27 statement to approve or decline the early release of the deposit to the vendor.

Once the deposit is released, your real estate agent will receive their commission.

Settlement At settlement, the buyer pays the balance of the purchase price and picks up the keys.

Usually, your bank and solicitor will take their fees from the settlement proceeds and issue you with a cheque for the remainder.

Your real estate agent will take their fee and commission from the deposit, and either sends you a cheque for the balance or directly transfers the funds into your bank account.
