WELCOME

One month down, eleven months to go – 2020 is already showing signs of incredible strength in the market. We started the year with our annual Launch pad event, elevating our individuals thinking and knowledge to be able to service our clients’ needs to a higher capacity. With the ever-changing market it is important that we stay ‘ahead of the pack’ and revolutionizing the real estate industry.

We are declaring that Reliance 2.0 is launching in 2020; with already so many of our projects coming into affect. As a local business ourselves, we wanted to give back to the community that continues to give us so much, on February 5th we are launching ‘Meet the Locals’ an eight-part web series interviewing our local business men and women.

Over the years, Reliance has been recognised for our award winning service – it appears that this year will be no different. The record-breaking Reliance Melton was announced as Real Estate Business 8th Top Sales office in Australia which is a commandment to their sales volumes throughout twenty-nineteen.

Reliance is also proud members of the Australasian training body, Real Estate Results Network, led by Michael Sheargold dedicated to empowering agents and agencies to be the best they can be. Proud members for nearly five years, they have assisted in growing Reliance to new heights.

Wall Paneling

We are predicting that Wall Paneling will be a very popular choice for renovations and new builds in 2020. The paneling brings dimension to the space and can be included in so many different styles, finish it off in a white or light grey making it coastal, or deepen the space with a black making it look more industrial.

Terrazzo

We seen Terrazzo be featured heavily in the last season of Channel Nines, The Block. We are now seeing the composite surface everywhere in the stores, in forms of pots, plates and tiling. Our personal favorite is the Terrazzo flooring in a bathroom, bringing in texture and interest to the space.

The Bacchus Marsh Boom

Bacchus Marsh – a town once known as a market garden area for its vast amount of fresh local produce, is now amidst a population and growth boom, becoming a well sought-after location for settling in. The Australian Bureau of Statistics reported that the population in Bacchus Marsh in mid-2018 was 22,223, and upon collaboration with the Moorabool Shire Council, the VPA estimated that the population is set to double over the next two decades to around 40,000 residents.

So what is drawing the crowd? This slow pace of life, the wide, open spaces and the relative closeness to Melbourne’s CBD have attracted thousands of new residents to the area over the past decade. Statistics are showing people are relocating from areas such as Werribee, Point Cook and Caroline Springs for better value for money.

If you are looking for an investment property, consider houses in Bacchus Marsh rent out for $360 PW with an annual rental yield of 3.8% and units rent for $300 PW with a rental yield of 3.9%. Based on five years of sales, Bacchus Marsh has seen a compound growth rate of 7.6% for houses and 6.1% for units.
