CEO/Founder As we reach the halfway mark for 2021 Reliance teams remain proactive and driven, despite ongoing Covid concerns and intermittent lockdown periods. Teams are out in force with the green and yellow highly visible as our presence is constant in the remerging public market. Melbourne house prices have increased 0.3% over the last week and are up 10% for the year to date, proving that growth remains a strong reality. Since Stage 4 lockdowns, Melbourne on site auctions have activated with an initial auction clearance rate of 75.9%. Buyers are pushing prices higher which has caused major banks to forecast 20%30% increases in property values across Australia, which is not predicted to reduce for the next couple of years.

The Real Estate Institute of Victoria (REIV) reported that Melbourne recorded an overall auction clearance rate of 81% from more than 742 auctions held last week, compared to 71% auctions the same time last year. According to REA economist, Paul Ryan, Victoria is one of only two states where buyer demand has not fallen, with units seeing the strongest growth at 11.5% above this time last year. According to the REA, The Reserve Bank of Australia expects there will be no interest rate rise before 2024, despite economists at the Big Four Banks predicting an earlier rise, due to improved economic conditions.

Reliance June Sales Results saw a terrific 123 new listings on the market with 117 properties sold. The value of sold property for June was an extraordinary $80.1m. Rental demand has increased to a higher level than the pre Covid lockdown era. Despite the absence of foreign students, due to travel restrictions, demand is holding steady. It is anticipated that once boarder constraints are removed, demand will again increase.

Reliance Property Management at the end of June was an outstanding 73 leased properties, with 1411 properties under management, and 57 new landlords. Reliance teams are stepping out to the newly opened weekend markets to drive a reenergised market provide a strong and local presence.

The problem with a lot of Real Estate agents is they overpromise and underdeliver - but not Glenda!
