MEMBERSHIP DUES / FEES UPDATE Dear Valued Broker Partners, Broken Sound Club continues to see strong demand and momentum as one of the premier private club communities in Boca Raton and throughout Palm Beach County. To align the Club’s capital structure with current market conditions and peer communities, the Board has approved updated Capital Contribution levels, e!ective April 1. Updated Capital Contribution Fees: • Sports: $150,000 (previously $135,000) • Club Course: $200,000 (previously $175,000) • Old Course: $300,000 (previously $225,000) These adjustments are market-driven and reflect Broken Sound’s comprehensive amenity o!ering, elevated service standards, and ongoing investment in the member lifestyle. Demand for membership, particularly for golf, remains exceptionally strong, reinforcing the Club’s position in the competitive Boca Raton and Palm Beach County club landscape. Broken Sound Club stewards more than $120 million in Club-related assets, and these updates strengthen the Club’s Capital Reserves, supporting ongoing reinvestment and reducing reliance on future large capital assessments, an important consideration for today’s buyers. Grandfathering Provision Membership Applications will be issued only for properties with contracts signed before April 1 and closed before June 30th (90 days) and will be honored at the previous Capital Contribution fee levels. This update further underscores Broken Sound’s long-term stability, lifestyle value, and strong resale position in the South Florida market. For questions, buyer conversations, or timing clarification, don't hesitate to get in touch with the Membership Office directly. We appreciate your continued partnership and support.

Due to capacity limits for both the Club Course and Old Course, all purchasing Members will initially be o!ered a Sports Membership. Currently, both Club Course and Old Course Memberships are waitlisted. Buyers can request to be added to this waitlist at the time of closing. If a Member chooses to go on a waitlist for either Golf Membership, Capital Contribution must be paid in full for that specific Membership Type to be added to the waitlist.
